Initially I had been very satisfied with this agency but this was before I knew what they are truly like.

A recent situation upon vacating the property has completely changed my view of them, and based on this I now unfortunately don't recommend them.

Despite having been a very good tenant and having left the property in the best condition that I could upon moving out, and having evidence to prove this, the agency attempted to deduct fees from my deposit for a full room repaint, maintenance works, a new mattress, a full deep clean, as well as a carpet cleaning fee.

Under the tenants fees act 2019, it is unlawful to charge tenants for a professional clean if they have left the property in a good clean condition. Any deep clean under these circumstances is the landlords responsibility. I wonder how many other tenants are being unfairly charged for these things who don't know the law, and therefore are potentially losing their money.

Rent a Room eventually had to agree to waive the deduction for the mattress fee, the full room repaint and the maintenance works, as they acknowledged that no damage was caused by myself, and there was just fair wear and tear present.

I had lived at the property for over 4 years so naturally there is going to be some wear and tear when a tenant has been there for that duration. When my dispute went to adjudication, it was also found that the full room clean was entirely unnecessary.

Please tenants, at the end of your tenancy check what is right, because otherwise you will have nothing left of your deposit because they will attempt to charge you for everything they can get away with. It is just scandalous.

A lot of people do not know this is illegal and you have to stand up for your rights. Be vigilant because Rent a Room are not to be trusted.

Very disappointing experience
I would not recommend Rent a Room Property to anyone based on my experience.
The deposit process took around three months, and ultimately £227 was deducted from my deposit. I had taken photos and videos of every corner of the room when I moved out and provided all the evidence to them. I also contacted them several times by email and tried to resolve the matter through negotiation, but it was a very long and frustrating process.
They only released my remaining deposit after I agreed to their proposal. I felt I had very little choice if I wanted to get my money back.
There was also an issue regarding the notice period, where I was told I had to pay two months' rent, even though I left one month earlier. I tried to discuss this with them several times, but getting a proper response was difficult.
As I had moved far away, it was not easy for me to visit the office personally. Eventually, I went to the office and explained everything in person, and only then did I receive a response.
I kept evidence, communicated repeatedly and tried my best to resolve everything properly, but the whole experience was unnecessarily stressful and time-consuming.
Based on my experience, I would not recommend Rent a Room Property to anyone.

An absolutely terrible experience. Never owed rent, paid on or even before due date. Their agent frivolously misrepresented the reposit plan to not just me but another flat mate and when I moved in, it was one issue or another. Heater wouldn’t work, and I have proof. Had days I couldn’t take a shower because there was no hot water. My bedroom had a draft coming from outside which they didn’t fix until I moved out. Struggled through the winter being cold while the heater wouldn’t come on many times. So much so the housemates had to frequently try to manually adjust the heating source in the kitchen to get it to work and they had to come place a padlock on it.

To make matters worse, they will frivolously charge you through reposit to pay for things you aren’t owing. Till date, they are trying to make me pay an extra week rent when I had given them notice of moving out week before.

I have my notice to move on on May 14th, they ignored. I messaged again on May 19th, and they delayed so long and then charged me May 19th as my move out date. If you want collective proof about suffering without hot water early hours of mornings, the draft in the room for a whole year from a corner of the wall, I have ample proof.

I mailed them endlessly with proof that I issued the notice to move out as of 14th May, gave them the two months notice as asked, but instead they charged me for 19th May, the proof is on the Arthur App. I’m not senile. And this response is an attempt to make it seem like they have been absolutely truthful.

Lastly: you see how you willfully ignored my complaint about having a draft in the room which wasn’t fixed through the one year I was there? Ask the neighbors: they’d attest to struggling with hot water on some mornings. I had it worse downstairs where I lived. I stopped complaining because I was tired. To make matters worse, I’m being fraudulently charged to pay for a mattress I used covers on for the entire year.

Repost asks that a review of the flat be done in presence of the person moving out. I wasn’t present and I wasn’t contacted while they carried out their supposed review of the flat when moved out.

Lastly and again, I gave notice to exit the property May 14th and got charged for 19th. All the proof is on the Arthur App.

Went from London to Coventry to view their single room via booked appointment. On arrival to appointment , i was shown a wrong double room. Upon enquiry, i was told single room has gone over the weekend. This happened even when i enquired via telephone that whether the room is available in the morning and they said 'yes'. Annoyed and frustrated. Poor customer service, only money making.

I recently used Rent a room to find my Dad a nice shared living accommodation. At first I felt uneasy as my Dad has health problems and is retired, I wasn’t sure this would be the right thing for my Dad. I arranged to view some properties and made an appointment with Andy, on our first meeting I explained my Dads situation and he immediately stated that the property we were at wouldn’t be a great match for my Dad, I really appreciated the honesty and he immediately started suggesting properties more suited to my Dad that was in his price range. We went to each property and Andy was so helpful and made the process so smooth. Whenever I had questions about the process he was quick to respond and explained everything. He made what is usually a stressful process, so reassuring and straightforward. My Dad is now happily moved into his new home. Thank you Andy you’re a star

My experience was absolutely incredible, I arranged a viewing for a property and went to view the next day. I fell in love with this house, everything was quick hassle free and if it wasn’t for the amazing Carrie I wouldn’t have mine and children’s forever home.
Within 4 days of viewing this house I had the keys and was moving moving in.

Lovely friendly team who are always there to answer any questions

Carrie made the whole process so easy, showing me round different houses and finding me an appropriate one based on what I was asking for. She went out of her way to set in a flexible move in date. She also dealt with any maintenance issues straight away.

What a great team at Rent a room.
Carrie was most helpful, as was the rest off the tea. I was offered Tea or coffee on both occasions. I had trouble paying my reposit due to a glitch in the system, nothing was to much trouble. I found the room to be spotless when I moved in. I was shown the community room as well.
I would highly recommend all the team for a great experience

I found myself in a really bad position and needing a home quickly, I found Carrie at Rent a room and the experience from start to finish was amazing. I had a few financial issues, but carrie advised if I was open and honest she would help me. And help me she did. Everything was straight forward, quick and I almost didn’t believe I had secured a place as quick as I did. Not only that but as I was a long way from the town - videos , pictures and information was sent without any question and hesitation. Nothing too much trouble and an absolutely lovely woman as well.
