Switched from another agent after constant problems. PropertyLoop secured corporate tenants from Google for my flat and got me £250 more a month than I was previously earning! Transparent fees too—no surprises or long lists of extras. Love how I can manage everything easily through their portal. Only downside? Wish I’d found them sooner!

They are managing the process quite unsuccessfully. Because they constantly delay the communication between the tenant and the landlord, they are causing you continuous losses. The fees they charge are very high, and they act quite manipulatively and mislead you during the onboarding process. I would recommend staying away.

Property Loop (PL) advertised my fully furnished 3 bedroom town house in January 2024. I expressed an interest in Cooperate lettings. PL told me a company was interested. PL advised the company that I'd agreed to use the lounge as an additional bedroom and was happy for a rental period of 36 months... without consulting me.
Since using PL services I've found the entire experience daunting and depressing. This was mainly based on their catalog of errors. In my experience I found the staff was deliberately misleading, incompetent and unprofessional. The lack of communication had also been extremely frustrating.
The tenancy agreement, was amended on 5 separate occasions, because PL did not take into consideration my expressed wishes. PL insisted that I signed the document despite the fact my name was incorrectly spelt. PL said the corrections would be made after the document was signed.

Although PL claim to charge 8% for letting fees + vat totaling 9.6% in fact the rate is much higher, which is very misleading.
In conclusion PL's main goal is to achieve their commission. I believe that the company would benefit if the staff was offered training
to also ensure that they are more and honest transparent with Landlords/Landladies.

This agency has been the bane of my one and half years and specifically the agent Rai Raihan. Has spent the whole time fabricating information, stalling to complete works on the flat, ignoring water coming through to the flat and fraudulently claiming DPS expenses. In terms of communications, this is the guy who will call you, scream at you for asking him to fix things in the flat and then call himself a real businessman who "wouldn't be in a position that he's in, if he was bad at his job". In my adult life, I have never been spoken to like that, especially by a person whom I pay money to.

I've seen a lot of reviews praising Rai Raihan. I can tell you that, he has been great for the Landlord in terms of saving money at the expense of the tenant. However, Rai Raihan with his full knowledge allowed rain water to seep in to the house resulting to the floor being completely ruined. So not all flowers and rainbows to the landlord either.

Disappointingly, the agency has shown a lack of responsiveness to emails. Furthermore, during property viewings, the agents provided inaccurate information, seemingly fabricating details. This level of unprofessionalism is concerning and has led to a frustrating experience.

Not all impresssed. Property Loop, you charge alot for your services. In one year in money terms this equates to full months rent and a couple of hundred pounds in the second month for a 12 month contract. This will not include:
1) Inventory Service;
2) Taking or organisaiton of utlity bills
3)Setting up Landlord Insurance( if left to them nearly a month in I was no under cover as not paymens fron my account taken).

May be cheaper but be prepared to put in the work yourself.

Property Loop shouldn’t be operating in the estate agency market due to their unprofessional, incompetent and untrustworthy approach towards tenants or landlords.

Please take your time reading all the lowest/ negative reviews. If I’d have done that, we wouldn’t have experienced 2 months of terrible distress.

As advised by Ombudsman, I first tried to follow their complaints policy. The formal complaint below was raised on the 27.11.23 with customer relations. They never responded to my complaint up to this day.

As mentioned on other reviews, forget about contacting them by telephone or email including management. A supposedly growth manager Tiago de Carvalho who sent us the deed of surrender ( we seeked legal advice) has never responded to our emails regarding not complying with the refund dates agreed.

Property Loop helped me overcome many issues in this property deal and treated me very fairly at all stages.

I have had the worst experience with Property Loop. They let my property out to a tenant that only viewed the property via a virtual viewing. The tenant was not happy with the property and the state agent at Property Loop gave out my phone number for me to deal with the tenant even though I explicitly asked them not to.

The tenant kept calling and harassing me until I had no choice but to agree to let them out of the tenancy. After the tenants left, it went completely quiet from Property Loop. They didn't apologise, they didn't attempt to find another tenant; they did NOTHING.

In addition to this; they didn't make sure that my keys were returned before giving the tenant back their refund. One of the agents, Dipkia did try her best to retrieve my keys; but nobody else helped me. I called and emailed the director Tina Stenzel on many occasions and she's ignored every attempt for me to get in touch. DO NOT GIVE THESE PEOPLE YOUR BUSINESS.
If dropping the ball was a company it would be Property Loop.

My experience with Rai is fantastic, from the start-up to signing my tenancy. Even though I was disappointed about the landlord changing his or her mind about zero deposited at the last minute. The word of professionalism and encouragement from Rai eased my disappointment and gave me the courage to source for the deposit with time. i will sure recommend the company.

I’ve been using Property Loop for a few years now across the number of rental investments I have.
During this time, I’ve seen a number of errors which fall below what will be expected. Things like continuing to bill tenants that I’ve left the properties at end of term. This has happened on more than one occasion. More recently, however, I had to go through DPS process which is my first after 35 years renting and despite some guidance is given from Property Loop, they failed to advise of one fundamental item which consequently wasn’t submitted and my case was rejected in full. Property Loop contested their innocence but this error cost me over £1500 clearly I’m not happy. This was the last nail in the coffin. I won’t be using them again and I really couldn’t recommend Property Loop to anyone particularly now a key staff member has left property loop.
Back to Openrent for me.

I was contacted by one of the directors at Property Loop yesterday about this situation. And I need to say that he was very professional and apologized for what happened. I could understand that this is not the way that this company is working, and he said that he will make sure that this never happen again.
Very bad client service. They cancelled a viewing with me 10min before the time, just by cancelled the outlook appointment. No phone call, no email, nothing. I emailed the agent and no reply, no feedback nothing.

Rai has been so helpful over the past month with finding a new tenant for our property. We have had constant contact about what is currently happening and what will happen next. Any concerns with contracts etc were swiftly resolved resulting in no gaps between tenants. First rate service, I'm confident the management of our property is in good hands. Thanks!

My experience with Rai has been absolutely fantastic. After so many disappointments from other agencies and years of searching for a rental property. Rai has made the process so smooth and easy. He has delivered everything he promised and given us a really lovely rental property.
