I’m in the process of buying my first home, and the experience so far has been pleasant.
What is striking is the personal touch in dealing and professionalism shown by the sales contact, Amber. I’ve noticed that she takes the time to understand the unique circumstance of the client, treat them with respect, and respond to queries with a customer-first approach. She’s been brilliant with keeping me upto speed with the property developments and help me plan ahead. Her interaction has positively influenced my perception of Peabody.

I recently had the opportunity to view a Peabody property and overall, my experience was quite positive. The viewing was well-organized and punctual, which gave a good first impression of the professionalism of the team. The property was presented clean and tidy, allowing me to properly visualize how it would feel to live there.

What stood out most was the helpfulness and friendly attitude of the property executive. They answered my questions clearly and honestly, without pressure or overselling, which made me feel respected and more confident in the process. The information provided about the application and reservation process was also straightforward.

One thing I particularly appreciated was the transparency—Peabody seems to put effort into making affordable housing accessible and explaining the eligibility clearly, which many housing associations can struggle with.

A small area for improvement might be more clarity on what is expected after the viewing, especially when there are fees involved like reservation payments. It would be helpful to receive a follow-up summary or checklist by email to confirm next steps.

Overall, I found the viewing experience reassuring and would recommend Peabody to others looking for shared ownership or affordable housing options.

We are currently going through the process of purchasing a flat in Oval Village.

We have interacted with quite a few people in sales when viewing other properties but our sales executive, Alexandria, definitely stood out - she was an absolute star! She went above and beyond to show us several flats along with all the amenities and guide us through every step of the process.

Her personable demeanour made the entire experience smooth and stress-free and her helpfulness and constant communication kept us well-informed throughout the viewing and application processes.

I recently purchased my first home at Billington Mansion Battersea, and I wanted to express my sincere gratitude to Joshua Taylor. As a first-time buyer, I was naturally quite apprehensive, but Joshua made the entire process incredibly smooth and stress-free.

Emerson Souza, the sales representative of Peabody made this really great. And Sarah Sobajo as well. Emerson met me with understanding and care, and made every effort to be helpful and supportive. It felt amazing to have someone like him to call and talk to along the process. It is mainly thanks to him that I have an excellent experience of Peabody as a company.

If I had a chance to put 0 I WOULD. I believe my complaints are being dealt with either AI or generic persons. My building is falling apart,they haven’t updated pipes, unwilling to remove a boiler that breakdown every 3 months, I have mould and various other disastersI’m paying for a home that is falling apart. The communication is so disrespectful at least pretend to care. When something is fixed after several complaints it breaks. Peabody get people who want to work at your association, stop buying up and making properties and actually fix the ones you have to a standard that is habitable. I’ve been asked and other tenants to do an interview about the substandard quality of housing I’m actually considering it

As a first-time buyer considering a London flat at Southmere, I was surprised and pleased as to how easy and relaxed it was to deal with Peabody.
Darran was excellent with no hard sell, just showing us the product and answering all our questions in detail.
Rosie took over and was so helpful and easy to deal with.
What could have been extremely stressful was a good experience

I recently bought an apartment at New Mansions Square through the shared ownership scheme with Peabody. The sales process was excellent—from my first visit on January 11th to moving in on March 17th, everything was smooth and efficient. The sales team, both on-site and handling contracts, were responsive, knowledgeable, and supportive. As a first-time buyer, I felt confident and well taken care of.

Unfortunately, the post-sales experience has been frustrating. Communication is limited to email, responses take weeks, and when they do come, they’re often unclear or redirect the issue to another team. There’s no clear way to follow up or track progress.

All I’m trying to do is get approval for a simple cosmetic upgrade—replacing the bedroom carpet with the exact same flooring used in the rest of the apartment. During the sales process, I was told multiple times that this would be possible and straightforward. Yet now, it’s become a confusing and drawn-out process with no resolution in sight.

Peabody has a good website for tenants to request repairs and access building info, but it seems to only support fully rented units. It would be a big improvement if leaseholders could also use this platform to submit and track requests. Having a dedicated contact person for the development would also help when things aren’t working as expected.

I am very happy with my new home and truly appreciated the sales support—but the post-sales service needs to match that standard.

I have moved into a lovely shared ownership new build a couple of months ago with great social housing and shared ownership homes around me. I specifically wanted to give this review for Ilona, who was amazing. The experience I had was 10x easier than it would have been otherwise. Without people like Ilona, it's hard to see how Peabody would function. She was so warm and helpful at helping guide us through some less than ideal moments in the process completely out of her control. There were some negatives moving in, like we were nine months delayed moving (which meant I had to pay an additional £2k stamp duty, which Peabody weren't up for helping with), the solicitor I was recommended was negligent (only invoicing me the full amount at 4.30pm the day before it was due), and now that I am in here, the lift is often broken and the trees and bushes planted by Peabody to replace those they cut down have all died. So, I can't give 5/5 to Peabody. It's well known that Peabody have strayed from their Quaker roots and are a difficult and at times awful housing association (for examples of what I mean, see reports by ITV and the Guardian). These are arguably more the symptom of bad government policy than anything else, and it's not like other housing providers are much better. So, given that we are living in the UK in 2025, a shared ownership property by an organisation like Peabody is probably a good option for many people. Just do your research and make sure you read all documentation closely.

I Recently move in my new Flat and I just love it . Ilona the person in charge for my purchase was so helpful with everything and always there to answer any question and guided me until the moving in date .

Multiple repairs needed which are never completed. Block defects that should fall under new build warranty are repaired at leaseholders expense. Once you are "in" their service is terrible and concern for tenants low. Shared ownership is a trap

The agent has been pushing hard for me to complete all the paperwork, but unfortunately, the site is still not ready. It seems that Peabody hasn’t been communicating effectively internally, which makes it difficult to get any clear information on when I’ll actually be able to move in.

they set a move-in date and mentioned that if I didn’t move in by then, a fee would be charged. However, they missed that date themselves and have kept postponing it. Despite this, I keep receiving pressure from them to complete everything, while it appears the internal coordination on their end remains unclear.

As a result, I feel like I’ve been left to chase updates from multiple directions, almost like being bounced around with no clear timeline.

As a First time buyer this process was far less stressful than I thought it was going to be! Big thanks to Josh and the team for making it such a smooth and quick process.
