Just Fund v Plenti Finance

A divorce is never a great time for anyone and you are hardly at your best in getting documents together that show financial capacity. The people at Just Fund were understanding and accepting and you felt like everyone had gone through a divorce themselves. With supportive discussions we jointly got to a position where I could borrow funds to see my divorce through. Much better than my interactions with Plenti finance which treated me just like the banks.

Uncompassionate rip off merchants.

This company is a massive rip off taking advantage of people who are somewhat desperate then abandoning them while they still have need of assistance.
If you have an alternative use that instead, even a credit card would be more economical.
But if you do use them be aware of the exorbitant hidden fees e.g. they charge over $1,000 to put a caveat on your property which, for reference, will cost about $200 with a conveyancer.
Also be careful about when they will demand repayment - my matter was not finalised but because I got a small partial settlement on sale of the property they insisted on being repaid from that and then refused to keep the loan facility open meaning I had to pay the prior and ongoing legal fees from the meagre partial settlement rather than using it to get on with my life which was its intended purpose.
Absolutely soul-less rip off merchants. Would never use again and do not recommend if you have an alternative.

Thank you for taking the time to share your feedback. We are genuinely sorry to hear about your dissatisfaction with your experience. Your concerns are important to us, and we want to address them.

The placement of a caveat on a property is often a necessary measure having regard to the flexible nature of our funding solution. Unlike an AMEX or other credit cards, clients are able to draw on funding as required and JustFund is only repaid from the proceeds that a client receives from an interim (in your case) or final property settlement. Nothing is required to be paid out-of-pocket until then.

Regarding the cost of caveats, we engage an external law firm to manage the lodging and removal of caveats on our behalf. We pass the direct cost on to clients and we do not add any margin for ourselves. However, we are reviewing their fees in the hope we can bring this more in line with the price you have paid elsewhere. Thank you for sharing your previous experience.

When you applied for the loan, we endeavored to be transparent about our processes and fees. We sent you an email detailing our process, including a document titled "Representative Fees & Charges" which outlines the Security Lodgment Fee for registering a caveat. We regret that our communication did not meet your expectations and that you felt the caveat costs were not made clear. It’s never our intention to cause frustration or inconvenience to our clients, and we apologise for any distress this may have caused.

Our Funding Agreement makes it clear that any interim property settlement or distribution received must be first applied towards repayment of your outstanding account with JustFund. We attempted to obtain approval from our approval committee for an exception in your case. However, this was unfortunately not successful as the interim distribution you were receiving was significant and materially reduced the total asset pool upon which your funding was secured.

If you have any further questions or need additional clarification, please do not hesitate to reach out to us directly. We value your feedback and hope to have the opportunity to address any concerns.
