Good experience

This is my second time renting from H2S. I have loved my apartments , and the support they provide for the tenants.
Absolutely recommend this to anyone looking for housing in the Netherlands.

Very slow response to kitchen leakage issue

We live in the Onyx building (New building est. 2018). Usually, H2S reacts quickly to maintenance issues such as changing lightbulbs or fixing blockages. However, this time the response to our kitchen leakage has been extremely slow and disappointing.

-Oct 26 (Sun): We found a leakage under the kitchen sink and reported it right away.
-Oct 28 (Tue): The caretaker came and fixed it temporarily.
-Nov 2 (Sun): The leak happened again, and we reported it immediately.
-Nov 10: H2S said a supplier would come to check the problem, but one week has passed, and no one has shown up or followed up.

This delay has caused us lots of inconvenience; we are even afraid to use the sink because of the ongoing leakage.

I stayed in Hoog Bergen and I moved…

I stayed in Hoog Bergen and I moved from my appartment end of october 2024. I still wait service cost settlement for 2024. Normally Holland2stay sends on july. I called them many times and created ticket. But they are postponing and they don't give any date. I might get some money back. They don't send documents. So I don't know exactly how I much paid for all services. In call center, they said normally all teanants received service cost settlement document. I feel that they don't send it to me on purpose. I'm not happy about their services.

I am somewhat satisfied with services…

I am somewhat satisfied with services so far. I hope this continues as I continue to stay...

However, they did this weird thing of asking for a rent that was already paid. It is updated in my portal (payments) and I have the paid invoice from Holland2Stay but I got an email requesting for the same payment with threats of extra cost. That was quite strange to me!!

Very Good

Nice location and the apartments are spacious, modern and well maintained. Slight damages that need repair have been addressed to the building management team and are handled properly so far.

Nothing but stress


My experience with them so far is extremely bad and I was left to deal with all the consequences of their repeated mistakes. They completely forgot to confirm the check-in date with me, and when I had to reach out on the actual day, I was told to either come within 30 minutes or wait a couple of hours. Since it was impossible to get there that quickly, I agreed to the later time and waited outside the building for hours — only to be told 5 minutes before the appointment that the room wasn’t even ready and that I had to find somewhere else to stay for 2 days, with all my belongings still stuck in the moving van, unable to unload. The whole process was chaotic and disorganized, and it completely messed up my work and life — all because of their lack of basic planning.

I honestly regret booking this place, especially since you aren’t able to view it before renting. But thanks to the current housing market, I have no way back. And that’s exactly what makes it worse — they know how helpless and stressful it is for people to simply find a roof over their head these days, and instead of showing support, they took advantage of it. They provided you a misleading inventory list on the website during booking, and when you only found out after moving in and raised questions, their response was dismissive: “If you are unhappy about your room, we can terminate our contract. There are a lot of people outside who would want this apartment.” That alone says a lot about their attitude toward tenants.

I can write there more pages about their bad service, like the closet was left half-assembled and staff said he would come back to fix it the next day but never did, cleaning was not done as promised, and their phone number is only working when they call you but not the other way around. I had been warned about H2S before, but I was still shocked when I had to experience it myself.

I just hope the worst is behind me, and that I can finally turn this place into a livable home despite everything I’ve gone through. This letter can serve good purposes for people like me. Don’t make the same mistake like I do.

Zo een slechte service en zeer onbetrouwbaar. Komen afspraken niet na en reageren nergens op. Inmiddels een procedure gestart.

Edit: inmiddels inderdaad gereageerd, maar een slap excuus dat het onderdeel van de woning niet meer leverbaar is, dus dat ze geen vervanging zullen regelen. Geen oplossing dus, ookal laten ze dat met hun reply op deze review wel lijken.

Check in process

The room was dirty when I moved in, likely due to the previous tenant. I appreciate Holland2Stay's effort to help me with cleaning and solving the issues that I encountered during my move-in period as quickly as possible.
However, this is not the smoothest move-in experience and there has been stress associated with the room, move in process, delays, and back-and-forth communication.

The property manager and tenant care are really responsive to any questions asked. Check in process was smoothly done and the property just looked the same like how in the picture.

The studio is very nice but it wasn't completely clean

The studio is very nice and quite new, though there were some little problems, such as the extremely dirty oven, and a little leak under the sink. The main problem is that the former tenant didn't clean everything, and also forgot some stuff. Then, I'm still waiting for the inventory package (today is the 9th day). But for the rest everything is fine, I like the studio

Great process up until check in.
Afterwards they suddenly weren’t picking up the phone anymore. They do answer support tickets tho, I’m just more of a phone call person.

They will try to rip you off on crazy…

They will try to rip you off on crazy amounts for the worn out cheap furniture, starting from depreciation till your deposit.

Worst experience

Technically zero star. Worst experience. A third-world country has better customer service. Zero care for customers and only greedy for the money that they get from customer. Even if you have such a grave issue, they will increase the rent but never repair the issue. There is no protection if you take them as your housing agency. The worst experience you could ever get. They will only drain money and happiness from you.
Its useless talking to their internal system, they dont reply but here they show everything can be resolved in the internal system. Dont fall for such things. Bunch of degenerates.
