Highly recommend G&P
I would highly recommend Gribbon and Pelham. They were extremely competitive on price for our Level 3 Building Survey (cheaper that the other 2 quotes we received). The process from booking the survey, the phone call with the surveyor immediately after the survey, the report delivery, payment etc. was all first class. The survey report itself looks to be quality, thorough and very detailed (to a novice), which is great. We have a number of items we will follow up with our solicitor thanks to the report, but we are also now assured in our purchase thanks to the detail provided in the report. Thank you.

Expert help with my Lease negotiation
As many leaseholders will know, renewing a lease can be a long, expensive, and stressful process. Unfortunately, my original surveyor retired just before negotiations began, leaving me in a difficult position, especially when the freeholder’s counteroffer came in at nearly double what was expected. Thankfully, Tony at Gribbon and Pelham stepped in and took over the negotiation, successfully reducing the premium from an outrageous £17,000 to £10,000. For any leaseholder looking for a knowledgeable and effective surveyor, I couldn’t recommend him more highly.

I refer to your recent posting which is most confusing. You have stated that you did not ‘ get a full survey’ and that you are ‘none the wiser’ – it is assumed that this means in relation to the property. We have emailed you and left a voicemail seeking clarification to see how we can help but you have not responded.
We advised you of the survey options prior to taking your instructions and a recommendation was made that a RICS Level 2 (Survey) Report was appropriate for a purpose built flat that is approximately 25 years old. You emailed to confirm that you had read the information provided and wished to proceed with a RICS Level 2 Survey.
We have duly reported comprehensively within the Level 2 Survey format providing ‘Condition Ratings’ where appropriate. We have also pointed out limitations on inspection. As you know, we were not able to inspect the consumer unit because the cupboard housing the unit was completely full of stored items. The consumer unit could not be accessed, and it was, therefore, not possible to take a photograph. We included photographs within the report showing the extent of stored items so that you could understand the difficulties faced at the time of inspection.
Aside from the various matters referred to within our report, it was drawn to your attention that the block has a high-level flat roof section of which you were unaware. This is an important aspect because the flat roof is of an age where it might need to be recovered and this could have implications for the level of maintenance charge. Your statement, therefore, that you are ‘none the wiser’ is incorrect.
I have reviewed the file and the report. I am satisfied that this accords with our usual high standards of service, the requirement of the RICS Level 2 Survey and the Conditions of Engagement which were agreed with you prior to us undertaking the survey.

The report was good and confirmed all the things we had noticed during our viewings and it was a viable purchase. The report consisted of lots of title pages with blank areas, so used a lot of ink and paper to print off is my only criticism.

Really Helpful from the initial enquiry to completed survey
Called G&P to discuss completing a home buyers survey on a property for me having been recommended by a family member.
From initial phone call enquiry to handover of the report, the communication was clear and helpful, they are well organised and made the whole process very simple.
The report is very thorough and formatted in an easy to understand format.
I will be using a G&P for all future requirements.
