The 1 % service charge rule on local…
The 1 % service charge rule on local authority flats led to 1st mortgage being rejected. Had to start search again. It was difficult, to find a flat that adheres to this rule as it is not realistic. I lost a fantastic flat after negotisting with vendor for sake of being £50 per month over this ruling!😒
The response is interesting, and really doesn't make sense as people buy on affordability - perfectly aware of the cost of the service charge upon viewing. Also, we had to buy a more expensive flat and borrow more to stay under the 1%. Anyway, aside from that a good service.

Our policy around service charges is in place to help protect customers from purchasing a property where charges may affect future affordability, saleability or the value of the property, particularly as service charges can increase over time. We appreciate how frustrating this can feel when it affects an otherwise suitable property.
