Level 3 Building Survey - Late but good
Dunham Hale did a Level 3 survey for us on a property we're in the process of purchasing, and unfortunately the review was delivered a day later than the 5-7 working day period they said they would send it in, but they did apologise for this. Once we got the report, it was detailed and descriptive throughout and did identify some potential issues we're grateful to know about, and are looking into more.

First time buyers recommend a level 3 survey
As a first time buyer purchasing an Edwardian property I'm really glad that we used Dunham Hale for a level 3 survey. It was important to us that we found a surveyor that is competitively priced and well reviewed and DH ticked those boxes. The report was extensive but well structured and it's positioned us to renegotiation the sale price. Fred was great and we appreciated that he agreed to a call to discuss the findings in more detail.

Terrible experience
Terrible experience. Report riddled with errors like number of bathrooms/bedrooms. Stated had spoken to owners etc when hadn’t. A call set up to discuss three times which they didn’t attend. When I tried to rearrange following these three occasions he gave me a phone number that was out of service and when I tried calling it three times on this day the line was dead. Finally he realised he had given me a phone no longer in service and agreed to call me that night. Made to feel like a burden throughout the call. When surveyor joined call finally he said he ‘couldn’t remember’ for any question I asked on simple things like- is there an extension. Asked me to send the questions on email so he could respond when looked into it- he never responded to this email. Have followed up on several occasions and have been ignored and each time. Formal complaint submitted and no response. I was dealing with one of biggest shareholders of the company so dread to think what any other staff would be like. I chose this as was one of more expensive companies and trusted they could deliver. Incredibly disappointing.

Dear Mrs O'Hagan, having spoken to the surveyor, he has informed me that he tried on several occasions to set up the call, but you were either in a meeting or not available. Finally, when he did call you, it was after 6pm and he waited in a cafe to speak with you since you could never make the call during office hours. In respect of the minor spelling mistakes and minor errors, you need to understand that the surveyors carry out over 30 surveys a month, and it's not easy for them to remember every detail about every property without reviewing the report. Having looked at the survey report and the property, it appears that this property was immaculate and recently refurbished. In terms of issues or problems/defects, it appears there were none to report, which were advised in the report as mainly having (RAG Rating Green) Condition Rated 1. I have asked the surveyor to correct the minor mistakes in the report, and he will sort this out during the coming week. We will reissue the report to you in due course.
Finally, It appears this review is based on only a portion of our service. No mention of customer service, booking, arranging, and logistics have been considered. Focus has been aimed towards the negative, not the service's negative and positive parts. In other words, the 1-star rating reflects the whole service, whereas this isn't strictly true, and the service is more than the report and survey. The rating should reflect the whole service, its positives and negatives.
Level 3 RICS building report
Got recommended by a family member who used Dunham Hale Surveyors during their house purchase. Everything was done very quickly and efficiently. We did a level 3 RICS report which highlighted structural issues. Dunham were able to give us good advice on how to move forward. Overall a great experience using Dunham Hale.

That was a really great experience for…
That was a really great experience for having Dunham Hale to perform Structural Inspection for us. Actually a Level 3 survey has been conducted by another surveyor and we have a concern which relates to historical building work after that. Beth, the Sales and Booking Manager really efficiency on not only arrange a timely inspection for us but also guidance which inspection we should apply after she understood our case.

Unresponsive, adding unnecessary stress to purchase.
I was not impressed with the responsiveness of this company. The report arrived later than promised…I was given the surveyors number to chase it myself. Nonetheless, the report itself seemed detailed and comprehensive.
However, the vendors challenged one of the findings. I texted the surveyor for his comments and have heard nothing back in over a month (admittedly, part of that over Christmas). I have also emailed the company twice seeking advice. In response to the first, I was told that the surveyor would contact me; he hasn’t. The second hasn’t even been acknowledged.
I have not been impressed with the level of professionalism and customer care I have encountered since having, of course, paid up front. Not recommended.

Dear Chris, Can you please contact our office again? We have checked the emails you sent and cannot locate any. Did you send it to the correct address? It isn't uncommon for vendors to challenge the findings in the report as they naturally would disagree, especially if the findings advise that the defects in question would be detrimental to them financially. Furthermore, under no circumstances do we permit the report to be shared with the vendors; it states this in our terms and conditions.
Would recommend to others definitely
Good n detailed feedback. Also the review with the surveyor was detailed n good. Dunhan was very helpful in rescheduling the appointments without any hassle.

We got a Level 3 survey from this…
We got a Level 3 survey from this company and the report came back with the wrong Radon level numbers. This mistake on their side did make us change our mind about the property. Only after we withdrew our offer we realised that the numbers on the survey report were wrong, thus we contacted the company asking for a refund but we couldn't get any answers regarding our request. After 5,5 months, we are still expecting an answer from them.

Dear ID Tinker, having looked at the Radon data for the postcode of the property, it isn't quite clear what the actual percentage of Radon is. However, all this data is taken from the government radon website www.ukradon.org and therefore this is all we use to give you information regarding Radon. It should be noted that in the report, we advised the following: The property is in an area with potentially high levels of radon gas that could affect health - it has been linked to lung cancer, and you may wish to take further advice in this respect. It is possible to have the property tested by contacting a Radon specialist, and affordable DIY radon testing kits are also available.
Please can you confirm that you obtained and carried out your due diligence in this matter?
Our role in these sections of the report is to advise risks, not to physically provide detailed data and to tell you exactly the results. Given that Radon is located in pockets around the country, not all property will be affected, irrespective of what it states on this website, hence the reason we advise further testing as noted above and within the report.
Efficient and good communication
Recently used Dunham Hale for a survey of a Grade 2 listed property. I was very pleased with how smooth the process was and received the report quickly. Junior Black was really helpful and we had a few phone calls to discuss my concerns with a couple of issues.
One point I did miss was that it was extra to pay for the property to be valued, I think I missed the option to add this and assumed it was included.
We have now purchased the property and I wouldn't hesitate to use the company again, especially with Junior doing the report.

Very good experience from the start, booking was very easy once booked survey was done within a week. I booked the level 3 structural survey and I think it was money well spent.
Very happy with the detail and recommendations prescribed in the report. Clearly marked ratings made it easy to highlight things that needed attention. it helped us negotiate a better price can highly recommend.

Professional, friendly and fair prices
They were easy to communicate with, always got back to me promptly and in a friendly manner, they were happy to deal with the estate agents too, they turned up when they said they were going to and the survey was very thorough. In summary, they are friendly, professional, easy to deal with and reliable, Their fees were fair, not too high.
I would happily recommend them to anyone needling a survey and used them again myself, if I need another one.
