I had a great experience with Commercial Trust. At first, I was a bit nervous, but my mortgage was approved, and the process felt almost too easy, which made me slightly anxious.
However, Charity Sadler, Szilvia Solt, and the whole team were incredibly professional, supportive, and helpful throughout. They were always quick to respond and kept me informed at every step, which really put my mind at ease.

We appreciate and share your disappointment that the lender was unable to support your application. As we outlined to you ahead of the application, a unique property in an area does always carry the risk that a valuer will advise a lender not to proceed.
Naturally we had to cover an element of our own costs, having done a great deal of work to get this far.

I had an extremely poor experience with…
I had an extremely poor experience with this company. Their priority was clearly collecting high fees rather than delivering fair customer outcomes. They recommended a mortgage product that they knew could not be completed within the required timeframe, which resulted in the transaction failing and me incurring additional auction-related costs.
Despite the fact that no completion took place, I was subjected to persistent daily calls demanding payment of their fees. I ultimately paid under duress simply to stop the harassment.
Based on my experience, I strongly advise avoiding this company.

Our company is built on strong values of working in good faith, which means that we treat all of our clients with fairness, honesty and respect. I take any suggestion that we are not upholding our values very seriously. As such, I wanted to directly respond to your comments.
I was particularly concerned by your statement that we recommended a product that could not complete in time, to meet your deadline. You were placed with a lender that we are extremely familiar with and has a good proven track record on auction completions. Upon reviewing your application, I can see that prior to the deadline, you decided not to proceed with our specialist recommendation and continue with a lender you had sourced yourself. However, we were not made aware of this until later in the process. Had we been made aware, we would have reassured you further with our product and advised you on the turnaround times of the alternative lender.
Furthermore, after reading and listening to your communications with our team, we cannot agree with your claims that any additional costs were as a result of Commercial Trust or that you were harassed at any point in the process.

I had to remortgage my property somewhat a difficult scenario. I was allocated to a very capable team of William and young Lily.
We did have some admin issues which were created by the lender which prolonged the whole process. Fortunately for me the team headed by senior Lily and William managed to get it over the line later then anticipated. The only downside to my experience was the lender Interbay funding, personally I would not deal with them again.
Overall I would definitely recommend commercial trust, good communication and kept you updated on progress. Definite GOLD star.

Our first experience with Commercial Trust was nothing short of exceptional. We were incredibly impressed by the team we worked with, particularly Javier and Kristine. Javier was outstanding in swiftly securing a competitive mortgage for us, displaying remarkable responsiveness and expertise. When we encountered an unexpected issue close to completion and had to restart the process, Javier efficiently secured another mortgage within just a few days. Meanwhile, Kristine was vigilant in overseeing the progress, maintaining regular contact with our solicitor and keeping us informed every step of the way. Proceed With Caution
Our experience with Commercial Trust began in March this year. They initially provided us with what seemed like attractive terms, and based on that, we decided to move forward and pay the broker fee. However, our application was swiftly rejected by the lender due to our layered company structure — something Commercial Trust was fully aware of from the start.
Despite this setback, we were in the process of acquiring another property for an HMO conversion last month. Since the broker fee was still on account, we decided to give Commercial Trust the benefit of the doubt, assuming the initial issue was a one-time oversight. Unfortunately, this was not the case. This time, we paid both the valuation fee and application fee, only to have the application rejected once again. The reasoning this time was that the property was still arranged as a single dwelling, not as an HMO, something that was known from the outset. We should never have been recommended this product in the first place. Furthermore, the lender also highlighted the lack of HMO demand in the area, something that could have been easily identified before commissioning the valuation report.
Our experience with Commercial Trust has not only caused significant delays to our financing but also left us considerably out of pocket due to the various fees we have paid. I strongly advise others to proceed with caution when dealing with this company.

I recently took out a b2l mortgage through commercial trust. Kayla was absolutely brilliant. She went through my needs and found me the best lender. Kayla was very informative and kept me up to date at every stage. Kayla provided the best sales/ customer service I’ve experienced in a long long time. Any time that I needed anything doing or checking with the lender Kayla would find out and get back to me instantly. Thanks for all your help and will definitely be recommending you in the future.

Helped a newbie in HMOs investing

I was very concerned to read your review and cannot let it pass without response. We undertake work for our clients in good faith. We charge a proportion of our fee at the point of application, to cover a lot of work we have already done up to this point, without charge, to identify a suitable product. When we discuss our service with a client, we make clear on several occasions that this part of our fee is non-refundable, for this reason.
Every client has the option to move forward or stop working with us at this juncture without paying it. We also make clear to every client that any application to a lender is subject to a valuation that we have no influence over, so where a property receives a lower valuation and the offer from that lender changes as a result, we cannot be held responsible.
We have found an alternative product for you and are ready to proceed, we would be delighted to do so for you. The booking fee would simply be transferred to the new product. I can see that the advisor has made the details of the situation clear in correspondence with you. I therefore cannot accept that we have done anything that constitutes fraud in any way.
