This is the worst mortgage company!! DO NOT DO IT
This is the worst mortgage company I have ever worked with, and I have been in real estate and buying houses for over 20 years. They lied and said they were giving me a DSCR loan for my rental property, but instead, they did not and reported the mortgage, which is a rental property that I do not live in, to my personal credit and damaged my debt-to-credit ratio. I called for help at least 5x trying to set up my online access, and no one could help me for over 2 months. The customer service is awful, the staff just transferred me around, and no one took the call seriously. Do not get a mortgage with them if you want peace in your life or a trustworthy mortgage company. They charge me for made-up fees that are illegal. DO NOT DO IT!!!!

As a mortgage company, it is our standard practice to report loan payments to the credit bureaus when there is a personal guaranty involved, even for business-purpose loans. Since the borrower personally guaranteed the loan, it creates personal liability, linking the loan to personal credit. This is different from a loan solely for the company, where the business alone is responsible.
According to A&D Mortgage's policy and the Fair Credit Reporting Act (FCRA), we as a lender have a right to report payments, including timely ones, to the credit bureaus when a personal guaranty is in place. This helps to maintain an accurate credit history for both the borrower and the business, ensuring transparency and proper reflection of payment behavior.
We understand your concern about your debt ratios and personal credit score. If you believe there’s an error, please get in touch with us at servicing@ admortgage.com with any details.
In addition, our compliance department has reviewed the current FCRA regulations and has found no updates or restrictions regarding the reporting of business-purpose loans with a personal guarantee.

Great Company to Work with
I had a difficult loan and everything Alana Sky said came true. This is my first loan with Ad Mortgage. Even though it was the first loan, I found their system to be very intuitive and easy to use. AD turn times are great, approx 24 hours. I really enjoyed working with them and will again I am sure.

being able to communicate by phone to all terminals helps with any confusion on any subject. Also the speed of which conditions are reviewed is super helpful. I have been a loan officer for 30 years and this just takes the anxiety of whether or not your loan is going to close on time out of the situation.
