Claire Pierce - superb.

Claire Pierce has been appointed our property manager. She has been like a breath of fresh air. Visited our site, listened to any issues and responded positively. I’ve also had excellent feedback from two neighbours thanking her for the speed and thoroughness of their dealings with her.

As I couldn’t reply to my original review that I left on google, I shall reply here!
You state that the fire alarm issues aren’t reported soon enough for you to respond? I can tell you that the issue was raised with yourselves within minutes of the fire alarm going off, yourselves did not report it until TWO HOURS LATER!! As for “residents” setting off fire alarms? We reside in the flats that are either bought out or mortgaged, please tell me who in their right mind would set off fire alarms??? Sophie is very passive aggressive and somewhat rude to residents who are raising issues, you do realise you are being paid for a service? As for the shutters, it’s not RESIDENTS over riding the alarm, it’s people that shouldn’t be entering the building! Also, the smoking in the stairwell is not RESIDENTS, it’s school age people! You didn’t address the sofa in the corner of the car park? The car park is being used as a hang out, there’s people with young children who don’t feel safe to go to their own cars! Also, why is there not cameras on the entrances? That may stop half the problem….. you are being paid a lot of money collectively and all residents are getting are passive aggressive replies and being made to feel like they are a nuisance!! Like I said before DO BETTER!!! Date of experience….its been ongoing!! Three weeks without being able to use the front intercom!!

Thank you for your follow-up. We appreciate the opportunity to clarify the points raised, as there are a number of factual inaccuracies.

In relation to response times — the fire alarm report you are referring to was received at 15:57, and we responded at 16:03. Across your correspondence, we have logged 8 separate emails, all of which have been responded to within 24 hours. We do take communication seriously and have clear records of this.

We would also like to be clear that none of our responses are intended to be passive aggressive. Our aim is always to provide clear, factual updates and to assist residents professionally.

Regarding the fire alarms, we can only rely on the findings of attending contractors. On the last two occasions, we were advised that:

One activation was due to a break glass point being triggered, and
Another was caused by smoking within the building, there are also school age children that reside on site.

These are confirmed causes, not assumptions. While we understand your frustration, these incidents are not system faults and are unfortunately outside of our direct control.

On the issue of access and security:

The car park shutter is operational, however it has been repeatedly manually overridden by residents. This is supported by CCTV footage showing individuals parking and then walking into the building.
We are progressing measures to restrict access to the controls to prevent this misuse.
The presence of individuals in the car park is being taken seriously, and we are reviewing additional deterrents.

With regard to the intercom, a contractor attended promptly once the fault was reported. Unfortunately, a replacement part was required with an approximate two-week lead time, which was outside of our control. The system was repaired as soon as the part became available.

In terms of the wider concerns raised:

The individuals reported smoking in communal areas have been identified as connected to residents, and this is being addressed accordingly.
There are CCTV cameras installed at the entrances, which are in place to support security and monitoring.

We understand that ongoing issues can be frustrating, and we are continuing to take steps to improve the building environment. However, it is important that feedback reflects the factual position, particularly where matters relate to resident behaviour or factors outside of management control.

Excellent service provided by Uyi our property manager. He is responsive to enquires and get things done. He took over the management of our block and we can see the improvements. Keep up the good work Uyi

DANGEROUS NEGLIGENCE: Ignoring urgent water leak near electrics for over a week

I am absolutely appalled by the complete lack of professionalism and "Duty of Care" shown by Zone.
For over a week, I have been reporting an urgent water leak dripping through the bathroom light fittings in my flat. Despite the obvious and severe ELECTRICAL HAZARD and risk of fire/electrocution, my repeated emails have been met with total radio silence.
Even more shocking is that when I finally reached someone, they had the audacity to tell me to "handle it myself." This is legally and practically impossible. As a leaseholder, I have no legal right to access the flat above or the building’s common service risers. Trace and Access is the management company’s responsibility, especially when it involves building integrity and communal infrastructure.
By ignoring this for 5+ days, Zone is allowing structural damage to worsen and is knowingly leaving me in a dangerous living environment.

Furthermore, as a leaseholder, I am aware that the Buildings Insurance usually covers 'Trace and Access' for such emergencies. Your refusal to even investigate or initiate an insurance claim is a blatant failure of your management duties. I demand that you provide the insurance policy details and dispatch an approved contractor immediately to locate the source of the leak.
If this is not resolved within the next 48 hours, I will be:
1. Escalating this as a Category 1 Hazard to the Local Council’s Environmental Health Department.
2. Filing a formal complaint with the Property Ombudsman.
3. Holding Zone fully liable for any electrical damage or structural repairs required due to their negligence.
Avoid this management company at all costs if you value your safety and property.

We take reports like this extremely seriously, particularly where there is a potential safety risk involving water and electrics.

From the details in this review, we have unfortunately not been able to identify the property or any corresponding reports on our system. As a block management company, we can only act once we have sufficient information to locate the building and verify the issue, which may be why you feel your concerns have not been addressed.

For clarity, in situations involving potential leaks between flats, our role is to coordinate access and investigate where the source relates to communal infrastructure or where appropriate permissions are in place. We would not repair a flat to flat leak

Overall

Although it is not easy being managing buildings that include dozens of flats/properties, I have found that contact with Zone has been truly great so far. We own a flat in a block and there are always numerous issues to navigate. Christie in particular, is super responsive, always helpful, polite and finds solutions for us. We are very grateful!

Outstanding service from Christie

I needed to contact Zone Property Management to deal with parking fine queries. I want to say a huge thank you to Christie. She was so helpful and without her assistance I doubt we would have got the issue resolved. She is an absolute credit and took accountability of the situation, showing great empathy and professionalism. Thank you so much Christie.

★☆☆☆☆ Unprofessional, Unresponsive & Rude – Serious Safety Issue Mishandled

I rarely write reviews, but my experience with Zone Property Management has left me no choice.

I initially received a notice about urgent electrical and fire safety checks at my property, and I fully understood the importance. After receiving multiple chasers, I arranged an appointment, but had to cancel on the day due to unavoidable work commitments—for which I was sincerely apologetic.

Since then, I have made three follow-up emails and four phone calls to reschedule the inspection—all completely ignored. It’s unacceptable, especially for a matter involving health and safety risks.

When I finally did get a reply, it was from someone named Uyi, who was shockingly rude and unhelpful—a completely unprofessional response after I had been chasing them for weeks.

No resident should have to fight this hard to ensure basic safety checks are carried out, especially when they’ve shown willingness to cooperate.

Zone Property Management needs to retrain their staff in basic communication and courtesy—and start treating resident safety with the urgency and respect it deserves.

Thank you for your feedback. We’d like to clarify a few points. The electrical and fire safety checks mentioned are the responsibility of the property developer, not Zone Property Management. We have been assisting the developer in communicating with residents only. The works relate to an issue inside your flat, we only manage communal areas.

Your original appointment was cancelled by you on the day it was scheduled. As the checks are carried out by an external contractor, we must wait for them to confirm a new date, which we explained to you.
We also respectfully disagree with your description of our communication. We remain committed to assisting you and will continue to follow up with the contractor until the inspection is rescheduled.

Not recommend

We are now suddenly asked to pay an extra £1.3k because their assumed budget for this year is not going to make it!!! Property’s main gate was broken for over 3 months which lead to our parcels being stolen day in day out. Everything takes so much time to get fixed. I would not recommend and would change them straight away if I could.

Sorry to hear your frustration — we appreciate you taking the time to leave feedback.

The issue with the main gates was due to a fault from the original installer. We understand how inconvenient this was, especially with parcels being stolen, and we apologise for the length of time it took to resolve. Unfortunately, this was outside of our direct control, though we pushed for a resolution throughout.

In terms of the additional service charge: each year’s budget is an estimate based on available information. In this case, several unforeseen costs arose that could not have been anticipated at the start of the year. These include:
• Insurance: The policy is split across three legal titles. Only one of those is under our control; the other two came in significantly over budget.
• Electricity: No bills had been received since the development launched, which led to a large back-billed amount once the supplier caught up.
• Building Safety Act 2022: This introduced new legal requirements for fire safety and compliance, including surveys and fire-stopping works that had to be carried out.
• Pump station repairs: Essential works were required to maintain the water infrastructure on site.

We want to be absolutely clear — these additional costs are not discretionary, and we do not profit from them in any way. Our management fee remains fixed and is not tied to any overspend.

We understand how frustrating cost increases can be, but much of this is the result of broader compliance obligations and inherited site issues. If you’d like a breakdown or to speak directly with your Property Manager about anything specific, we’d be happy to arrange that
