Anthony Kingdon has been great. He has been so helpful. His responses to my queries were so quick it’s what all property managers should be like. He organised my fire door inspection for 10.30am which I know is difficult to do when you’re dealing with multiple inspections. He sent a number of emailed prior to the inspection to confirm. Then emailed after the date to check all went ok. Can’t ask for more.

Sam Trotter from Zenith property management, is an excellent project manager for our Manchester building. He is highly organised, communicates effectively with leaseholders, is always approachable for difficult questions, and remains proactive in managing actions.
In these challenging times it is great to have him onboard supporting us .

I live in one of the buildings ran by zenith and after an issue of my parcel being delivered to the wrong building a member of the office team, Jasam went out of his way to locate my parcel and hand it to me personally of which I was very greatful for,
Poor customer service and communication
The communal hot water system at our apartment block has been contaminated for months meaning many of the residents have no hot water. Zenith cant get to the bottom of the problem. They appear to have gone to ground and have stopped answering calls and replying to messages. Leaseholders are having to spend thousands installing independent heat systems
I had problem logging onto the portal…
I had problem logging onto the portal for my flat in Manchester. Got a quick response, with clear instructions, that resolved the matter in minutes. Prompt response from a real person was much appreciated.

I would like to give special thanks to Alex Clarke who handled my issue with outstanding professionalism. I work in the property industry myself, so I know how stressful and demanding these situations can be, but Alex was incredibly efficient, clear, and proactive throughout.
He resolved the matter quickly, kept me updated, and showed a level of care and competence that is rare to find. Truly excellent service and very much appreciated.

An excellent company
As a leaseholder, I have dealt with managing agents for over 20 years and Zenith are a beacon of excellence amongst the dross of Rendal&Rittner, FirstPort etc. Sam especially is excellent - always delivering at his best.
The service provided by Zenith (Manchester) is very poor
The service provided by Zenith (Manchester) since being appointed as managing agents of the apartment block that I have a leasehold interest in has been very poor. A failure to reply to emails, contractors engaged by them not performing the work at agreed times, failure to send representative to meeting with residents' association....
Wentwood lift…
I raised an issue with the lift not working at The Wentwood. Alex Clarke was very polite and helpful and the lift company were called out quickly with the issue resolved promptly.
Gerry and Tall Martin - Legends.
Lived in the development Lowry wharf for around 7 years and have to say when I left I was gutted to be leaving Gerry and tall Martin. They are a real asset to the company and made living in the development so much easier. Always going above and beyond for anything I needed. If I could give them more than 5 stars I would. Looking forward to going back and visiting just to see them.

Ignored reported crime
Horrific would be putting it lightly.
I reported a Robbery to the police that took place within my home. I was the victim & the item my own personal possesion.
GMP have documented the repeated, several failed attempts to get any kind of response from Zenith who should be assisting the police with their enquiry.
GMP note a never ending issue with them, not answering the phone, not taking calls if they do answer, not replying to emails, not providing updates, not providing the CCTV.
Zenith have advised me that its taken them over 2 weeks to get the CCTV footage GMP were requesting week commencing 2/10/25 & as yet theg still dont have it.
Apparently, the one & only contractor they asked to attend site & get it, who Zenith also describe as "worked for us for a long time, & is very good at his job" has failed to do his job & also failed to respond to calls from Zenith about this!
As such & as a direct result of Zeniths never ending inability to deal with anything, GMP have closed the case due to lack of evidence.
The police note they have made a formal complaint about Zenith

Super Concierge team at Lowry Wharf!
I live at Lowry Wharf in Salford, managed by Zenith. Been here a year and a half and honestly the concierge team are wonderful - a week ago I went in and spoke to Martin to ask if there was anything they could do about a tree hanging over my parking spot before autumn destroyed my car lol, and in a week it's been sorted! Great communication, sorted a place to park for the day they got people in to cut it down, very smooth process and really good job sorting it!
In general they are also great with management of deliveries, are open EVERY day 7-7, the building is kept tidy and checked daily.
Thank you Martin and the rest of the concierge team!!

I’ve lived at Riverside for 2 years and want to say a big thank you to both Martins and Gerry the cleaner. They’ve always been so welcoming and genuinely helpful. Packages were always handled smoothly, and they’ve made living here a really pleasant and friendly experience.

I have lived for two years and a half in a building of the Lowry Wharf, in Manchester. It was a smooth and pleasant experience, Martin and Gerry have always been helpful and responsive to any request.

Don't answer emails or phone calls when help is needed for queries, but they are threatening to charge extra and interest for delays!

Shocking Zenith experience …
There was a fire next to our apartment block, where I own and rent an apartment, and it transpires that the freeholders insurance does not cover loss of rent. Zeniths answer to this is that it is not their responsibility, heard that before eh!! They refuse to engage the freeholder or the insurers and just point me at them. What makes it even more galling is the company that had the fire have not been approached by Zenith at all for recompense! Then there is the issue that all the doors were broken down by the fire brigade because the fire was so close and Zenith says it will take 6 months to get new doors! This means that we lose 6 months rent as the block cannot be inhabited without fire doors. I could write a book about this. Bottom line is Zenith is supposed to represent all parties and they clearly just want to do the invoicing and admin - anyone can do this. Shocking experience of Zenith, it is during difficult times you see what they are made of and here it is a chocolate fireplace!!
