Very Reliable

they’ve been very clear with the process of renting and been very reliable when it comes to maintenance and issues. explaining everything to us thoroughly so there’s no sneaky or unreliable stuff happening unlike other letting agents.

Brilliant Agency with a personal touch

YourNest manages some of my properties and they do a brilliant job, They are very clear with communication, efficient and always handle scenarios with logic and in the best way. Highly recommend using them as a landlord

Landlord Review

I have used Ben and his team for 8 years now and I cannot recommend them enough. They look after tenants with great compassion and always look to support them in ensuring their tenancy is supported for the whole duration and ensure landlords keep their properties up to a high standard.
As a landlord I feel my property is looked after and is now in the best condition for my tenants. I am always notified of issues and advised on steps to take as and when required, but left to make the final decision.

Best management company for a landlord!

Our property was handed over to your…

Our property was handed over to your nest during our tenancy and they never did an inspection or got any information from the previous landlords hence they had 0 information to go off when reducing our deposit. I have tried to go into the office 6 times now and have always been told to come back or I will get an email. It is now September and I moved out in June, it is becoming a joke now - you have 0 evidence to show us when we ask why we cant get our full deposit back. The manager was also extremely rude to the person we all gave our written consent to, who was helping us with our TDS case as they have alot of experience in the renting sector which we do not appreciate at all.

I am the manager (Ben) and I have not spoken to you or your guarantors please do let me know who you mean when you say "Manager" and I will speak with them directly, it certainly wasn't me.

I always make time for tenants, I do ask that they make an appointment in advance however as I am often in and out visiting properties.

We take video check out inspections of each property and as it happens I performed yours, and although not bad it also wasn't great with a fair amount of damage and heavily soiled mattresses, even the toilets had things in and the sinks still full with dirty water. We then compare this against the previous agents inspection photos. We can only go on the evidence we have in front of us and make an impartial decision. You are always welcome to look at the inspection video, I am in the office tomorrow if you wish to come in. I have never seen anyone turned away from our friendly office in 7 years so I definitely need more information on this and who you spoke with.

If you are not happy with the deductions that is fine (we are not always either) and we would encourage you to dispute these with the TDS who will then take the deposit amount into custody and then make an impartial ruling based on the evidence. This is more than fine with us as once the ruling is made we can charge the landlord for any shortfall. Our industry is full of legislation and we do everything by the book, this is the correct process.

Please understand we make ZERO money out of deposits, agents have not been able to since 2019. We have nothing to gain from not giving you your money back or deducting costs for cleaning. Our job is to inspect it and get it cleaned for the next tenants if required then deduct the cleaning from the deposit if it is needed.

When we took your property over it was not well looked after, we had a big mountain to climb and we got on top of all your maintenance and compliance. Please do not let this last hurdle make you think badly of us, we have looked after you well throughout the year and I will personally try and help you until you feel satisfied.

Unfortunately when student tenants move in and out they do not fully appreciate the process we need to follow and I understand why you might think it unreasonable,
I promise you it is only us doing things the way we are instructed by the legislative bodies we are members of. Throughout the year we get nothing but praise and then unfortunately over changeover we get unhappy tenants as students do not fully understand the mechanisms we need to follow and it leads to a lot of stress and anxiety for the staff.

Please call me back when possible so I can hear your side of the story and try to help you. We turn around 1000 students in 24 hours, 64,000 students move home in Leeds in one day and it is not the easiest time for any agent, we can only try our best and we always find an amicable solution in the end.

Avoid Your Nest

The house was left in terrible condition when we moved in (pictures to prove this) All tenants spent hours cleaning the house before we moved out to a much cleaner standard than what we moved in to, yet Your nest deducted £608 from our deposit for cleaning charges. The oven was disgusting when we moved in (we have pictures to prove this) yet they charged us for an oven clean when we moved out for something that the previous tenants before us had done. There was raw meat left in the bin when we moved in and I had to spend 4 hours defrosting the freezer just to try fit any of my food in. They left us a link on a piece of paper to report maintenance issues which we reported several when we moved in including a broken banister, broken tap and a broken hoover (we have emails to prove these were reported), however it took months to fix the bannister after finally ringing them up to ask if they’d seen the reports which they did have at their end. The other issues were never fixed, and I had to resort to bringing my parents hover back and forth from home just to hoover the house.

It took 3 emails and a phone call for them to finally respond to our emails about the deposit deductions. Your nest still refused to give anymore of our deposit back even though we left the house in a significantly cleaner state than what we found it and even providing proof of how unclean the house was when we moved in.

Your nest have literally rung us to ask us to take down our bad reviews of their business, but due to the terrible experience we have had we will not be doing this. The fact that we have photographic proof to show the state of our property adds to the validity of our claims. Avoid this company, their customer service is appalling!

Hello Isabel. I have just had a lengthy conversation with your housemates regarding This and am very surprised to get another response from you. you really need to communicate with each other especially as you agreed to the deductions via email! .

Again.

The deposit is only for cleaning, we forward the cleaning charges from the cleaners and do not make a penny from it!

The vacuum cleaner was reported to a contractor not us, contractors DO NOT WORK FOR YOURNEST which we tell people time and time again, the new tenants reported it correctly and we replaced the part within two days.

we have 24 Hours to clean 80 houses at a time 65,000 student tenants are moving on the same day. We get to ALL our houses within 3 days of you moving in and we never premise it will be clean the second you move in but people forget this, we ALWAYS clean all our portfolio. We CANNOT work miracles over student changeover. we literally work 24 hours a day in this period making sure everyone is in.

I called and specifically said "I will not ask you to take down your bad review" so this is a lie! but clearly the issues all revolve around communication as the issues were not reported correctly and that is the tenants fault!

All throughout your tenancy we made sure that all 40 of your maintenance tasks were completed (when correctly reported), that all your statutory documents were undertaken and you lived in a safe home that was compliant with every regulation. We provided a 24 Hours emergency services and always answer the phone.

As i just explained to your housemate you can dispute this with the TDS and I WILL HELP YOU WITH THIS but rather than send an email as i asked you have written another bad review effecting the livelihood of everyone that works here and all their families and homes. This is why students get a bad reputation of entitlement because of people like you not understanding the process behind what is required and demanding everything. We moved in 1000 people that day and almost all of them are happy except you which we think is a good conversion.

We have videos of the property when you moved out, we have cleaning invoices and photos along with your check inspection, your returned inventory and your check out inspection. I am sorry that you think you left the property clean but you did not and this review is petty and damaging to hard working people. I hope when you rent your next home you will realise exactly how much we did for you!

1. You didn't leave the house in a great state, after 2019 agents cannot make a penny on the cleaning invoices and what you were charged is exactly what the cleaners charged us. We did not live in the property so why should us or the landlord pay this?

2, The banister was not reported on fix flo, strangely we fixed this the first week the new tenants arrived as they reported it correctly. I suspect you mentioned this in passing to people rather than using the maintenance portal we have.

3, The hoover was also not reported on fix-flo or sent to our maintenance team. the new tenants reported this and the part that was missing (not broken) was replaced within a week. Although we must ask the question as to how this was lost in the first place and by who.

We have made sure all your statutory documents were completed on time, and that all you compliance was perfect all year. It is clear you do not know what goes into managing a property. you didn't leave the property clean and ALL tenants emailed us agreeing to the deductions. If you were not happy you should of raised a dispute to the TDS which is your rite and we would of submitted our evidence.

You have left a 1 star review based on 1 thing, this is not an accurate review at all as we made sure you were safe and well catered throughout your student tenancy.

Please can you let us know what the actual issue is and how we can help? this review doesn't tell us very much about your issue or help us improve our experience. If you want to give me a call in the office I am sure I can help you (ben) this is obviously a busy time for us moving 1000 student tenants in and out in a small space of time, and a lot of our staff our students themselves and still learning the ropes so please do bare this in mind as no doubt you your self will be the same one day.

If your review in relation to our deposit return then please do come in and see us, we can negotiate between you and the landlord for a satisfactory outcome but we do need that opportunity. Please also bare in mind that all year we have actioned your statutory documents in time, fixed any issues with your property and made sure you are safe all year. Leaving a 12 star review based on 1% of our services seems a little untrue. My staff have tried to call you several times and left messages but you have not responded at all.

The house was literally infested with rats living in the ceiling when we moved in, neighbours claimed this problem had been ongoing for a while. Then tried to claim it took 16 hours to clean and withheld 480 of our deposit.

After looking into our records I can see that your comments do not represent what has actually happened.

I can see that over the course of your tenancy we sent discrete pest control out 6 times, on every occasion they could not find evidence of rodents but did lay traps etc and fill in any openings in the ceiling between you and the adjoining properties (we do not manage all the houses in this row of terraces). I can also see that the landlord at a cost of £1200 had two drain surveys conducted that again did not find any evidence of rodents. I can also see that you reported you could "hear" the rodents in the walls of the adjoining property rather than see them.

We performed 3 inspection during your tenancy and on every inspection we noted a build up of waste outside your property and notified that this would attract rodents along with asking you to tidy the property as various rubbish and food was on the floor.

I believe the real issue here was the deposit return. Firstly we do not hold your deposit it is held with the TDS and we need to provide evidence when deducting any amount. On this occasion your property was left in an extremely poor state, we provided you with the video inspection and photos of the property to justify the third party cleaning invoice. At this point you were given two options. 1,you could of disputed the deductions with the TDS which would of been your rite and a very simple process or 2, you could accept the deductions and receive the remaining deposit back. You accepted the deductions and provided your bank account details for us to return your remaining deposit.

Please remember that since the letting fee ban in 2019 we make no money at all out of your deposit or charging you for cleaning. We have no incentive whatsoever to charge you for anything other than what is needed to restore the property to how it was when you moved in. It would be far simpler for us to give every tenant back every penny and never worry about anything, unfortunately we do not own these properties and need to do our jobs.

Since moving in the new tenants we have not had a single report of rodents in or near the property.

Throughout your tenancy we responded to every maintenance issue in a timely manor, made sure all your statutory documents were up to date, performed 3 inspections, performed 2 fire alarm inspections, protected your deposit correctly, you have not even paid for a lightbulb as we replace them for tenants which no other landlord or agent would do.

I understand your disappointment with not receiving your deposit but please remember we have performed our job absolutely correctly and such a low review effects a small business such as ours. We are a small team of 4 people and everyone here relies on this business for their livelihood.

This review is not an accurate reflection of your stay with us at all and you have raised no issues with us at all throughout your tenancy. I would ask that you remove it please or at least leave an honest review rather than an angry review based on something we have little control over.

I will happily post a link to your check out video on here if you are happy for me to do so. and then please ask yourself if you would be happy moving into a property in this state.
