As a tenant, real estate agent "Renu" and landlord didn't fix the clothes washing machine for 3 and 1/2 months, needed to take them to NCAT court to resolve the issue, renting from them is bad

I had a very disappointing experience with Stone Real Estate Sans Souci, specifically agent Shaun Ramani, in relation to my purchase of 24A Connemarra Street, Bexley.

I purchased the property at auction in July 2025 in the auction rooms, having relied on the information and presentation of the property during the marketing and sale campaign.

During the sale process, I was given information about the property's hot-water system which I later found did not accord with what I discovered after settlement. I understood the system to be relatively new. After settlement, I discovered that it was considerably older, rusted, leaking and not functioning properly.

I was also concerned to discover that the water supply to the property had been shut off during the marketing of the house. This meant that prospective purchasers could not properly test the plumbing and hot-water system while the property was being marketed and inspected.

After purchasing the property, I also discovered leaking pipes and other issues with the property that had not been apparent to me during the sale process.

I also had concerns about photographs used in the marketing of the property. In my view, some of the photographs appeared to have been digitally altered or enhanced in a way that did not accurately represent the condition of the property.

Following settlement, I discovered a number of issues that I believe should have been identified or brought to my attention before I purchased the property. Some of these issues were also not adequately reflected in the building report I had obtained.

This was a significant purchase for me, and the experience left me very disappointed with the level of transparency and information I received during the purchasing process.

I am sharing my experience so that other prospective purchasers can make their own informed decisions.

Based on my personal experience, I would not choose to use this agent again.

They are the worst agency in the world we rented a place in South Windsor a shit hole house after 3 yrs we put a new kitchen in because there were non plus the owner as well nicely was an ass hole so I wouldn’t not deal with them

I sought out a broker from Stone to lease an office space in the Gold Coast. On the surface, he was very friendly and engaging. As time went on, I and a colleague who also engaged him for a different office space in the same building got the sense that he was accustomed to interacting with administrative assistants or corporate departments rather than directly with a business owner. The commercial real estate market has shifted since Covid, forcing landlords and brokers to service the little guy and gal. Prior to Covid, the word was that we would be of no interest to office buildings anticipating tenants needing thousands rather than hundreds of square feet. Well, guess what?
Stone’s broker’s “tell” was when he became agitated when I asked for the meaning of and questioned the benefit of an “abatement” which he described as “free rent” and literally told me to not “overthink it.” Beware of the abatement deception which, despite how it is packaged; ie, lipstick on a pig, benefits not the tenant but the broker and the landlord. Just be honest and up front Mr. N. O’N who is a family man probably able to somehow sleep well at night.

Our experience with Stone Real Estate Warners Bay, particularly David and Courtney, was extremely disappointing.

Throughout the buying process, we encountered aggressive sales tactics and received information that was repeatedly inconsistent with what we later confirmed directly with the vendors. We felt pressured to make decisions quickly, including submitting an offer and signing a contract under timelines that the vendors later advised were inaccurate.

Most concerning was being told the vendors had declined our request for a walk-through due to packing, only to later discover they had never been contacted about our request.

These repeated incidents left us with little confidence in the communication and professionalism we received. Buying a home is stressful enough without having to question the accuracy of the information being provided.

Based on our experience, we cannot recommend Stone Real Estate Warners Bay or the service we received from David and Courtney

They literally can care less about children in the safety of children and other tenants.All they want is a paycheck.I'm getting fed up.

Prolonged maintenance for BLACK MOLD. then when action is taken they half ass the job & the black mold continues to cause serious health issues.

We moved into the building five years ago, hoping for a safe and peaceful home. Unfortunately, over these years, we have faced ongoing problems with the tenants in the unit managed by Luna Bing. Many times, the tenants were loud, rude, and disruptive, and there have been situations that felt damaging to the building and deeply stressful for everyone living here.
Littering, misuse of shared areas, and constant arguments with other residents have made the building feel chaotic and tense. Some of the behaviour has felt intimidating, and at times it even seemed like it could escalate into a physical conflict. Living with this ongoing stress has been exhausting and emotionally draining, and it has taken away the sense of comfort and security we had hoped to find in our home.
It often feels like Luna Bing’s management of the unit is contributing to ongoing chaos and noise, making life difficult for all the owners in the building. From my perspective, the way things have been handled seems to create unnecessary stress and tension for everyone living here.
I have also felt that Luna did not handle these issues in a professional or supportive way. From my experience, it seemed like the concerns raised by strata were not taken seriously. I personally feel that the focus was more on money than on the safety and wellbeing of the people living in the building, and because of this, it feels like the whole building has been put at risk, and the safety of some residents has been compromised.
Because of everything the residents of the building have endured, I cannot imagine working with Stone Real Estate in the future, whether as an owner or a renter. Living here has been emotionally taxing, and I sincerely hope that future residents are able to have a safer, more respectful, and peaceful environment.

I have to be honest — I have never had such a disappointing experience with a real estate agency before, including those associated with Stone Real Estate. What I went through was beyond frustrating; it was genuinely upsetting.

From the very beginning, the process felt chaotic. My communication with Luna Bing, who I was told would be supporting me, felt almost nonexistent — long delays, vague or unhelpful responses, and constant uncertainty. Instead of feeling supported, I often felt ignored and left in the dark.

The most difficult moment for me was during a discussion where the Luna’s tone suddenly became raised and harsh. I personally felt overwhelmed and taken aback, and the interaction left me shocked, embarrassed, and honestly hurt. No client should feel spoken to in a way that adds emotional stress to an already challenging situation.

Appointments changed last minute, important details were overlooked, and the whole experience felt like an exhausting uphill battle. By the end, I was drained, disappointed, and questioning why basic professionalism and support were so hard to find.

Overall, this was one of the most emotionally tiring and upsetting experiences I’ve had with any real estate service. I genuinely hope that others have a far better experience than I did.

My experience with Stone Real Estate Parramatta during the purchase of a property has been nothing short of disgraceful.

From the very beginning, the agent repeatedly stated—on multiple occasions—that the sellers were not accepting any offers prior to auction. I relied on this information, only to receive a call about a week ago where the agent suddenly asked me where I saw value in the property. This already felt inconsistent, but what happened next was even worse.

Just one week before the scheduled auction, I received a call informing me that the property had been sold prior to auction. I was never told that a formal offer had been made to the seller. I was never given an opportunity to put forward my best offer, despite being one of the genuinely interested parties. The entire process lacked transparency and fairness, and it honestly feels like something shady took place behind the scenes.

Why was there clear partiality toward a particular buyer? Why were some buyers told the property was “100% going to auction” while an offer was quietly accepted? Where was the transparency, professionalism, or even basic courtesy?

On top of this, I wasted a significant amount of money on due-diligence costs—building inspection reports, solicitor fees, and other admin expenses—based on misleading information.

This experience has left me extremely disappointed and frustrated. I do not recommend dealing with Stone Real Estate Parramatta. Buyers deserve honesty and transparency, and unfortunately, that is not what I experienced here.

Stone real estate agent in Campbelltown is the worst real estate agent ever, every time a routine inspection was done and if any repairs were required, it was never repaired, the rent was over the top and no insulation for heating and cooling, every time I tried to call the office I was told they were always in a meeting, rent went up again and when I ended up moving out the staff were unfriendly and unhelpful, when I went to pick up keys to do some cleaning, they gave me the wrong keys and could not get in, when I told them I was coming in to see them they they told me that they are not available and just do it over the phone, I would never ever go through stone real estate agent again and would not recommend them to anyone in the future

My experience with Stone Real Estate Wollongong was deeply upsetting and unprofessional. Emma, the property manager, made several promises that were never kept and repeatedly misled me throughout the tenancy and blatantly lied.

To make matters worse, the CEO personally called me and verbally insulted me, referring to me as a “bum” — despite the fact that I work seven days a week. This level of disrespect was shocking and entirely inappropriate, not to mention offensive.

The phone conversation with the CEO was recorded without my consent, which is in breach of NSW privacy laws. When mentioned, the CEO seemed unaware that this is illegal — a disturbing oversight for someone in a position of responsibility.

I strongly advise others to think twice before engaging with this agency. Based on my experience, I cannot recommend Stone Real Estate Wollongong and suggest you look elsewhere for professional and respectful property management.

I am truly disgusted at their behaviour and dishonesty.

I dealt with Lisa Flick on a rental property in Mullaway. I had to organise the move from interstate during the latest cyclone - not easy. Lisa and her team were very helpful and understanding on the difficulty of moving house during this time. I would recommend Stone Real Estate for buying, selling or renting a property.

Property Manager Kim W from Stone Real Estate Parramatta is useless. He is never available and takes days to respond to emails. He withheld my bond on no grounds and when I complained the Licensee Adam did nothing about it. I had previously complained to Adam and again he failed to do anything about the complaints.

My bond was with held for 3 weeks due to Kim's negligence and if I didn't contact Stone Parramatta to find out why my bond was not released, Kim had no intentions of contacting me, even though it was his fault.

I feel sorry for anyone renting through Stone Real Estate and there property manager is Kim W.

Went for a house inspection in North Parramatta. A rep by the name "Jackson" from Stone, attended. The way he behaved and treated his clients was appalling and something I've never seen. He was behaving as if the clients are refugees begging something free from him. His attitude, language and the way he answered questions were all patronising and often intimidating. If this is the culture of this over-rated, self inflated company, you can just imagine how they treat their clients. AVOID DOING BUSINESS WITH THIS SCUM AT ALL COSTS!

I am an advocate for an autistic adult, who unfortunately went through Stone Parramatta for a tenancy.
For the entire year, his rental manager ignored his requests and breached disability standards.
At the end of lease, my client was not sure why he was told he was owing $671... on a weekly rent of $400. His manager didn't bother to explain.
They applied to take his $1600 bond (which I paid for) which they now have.
They now debited this $671 from his account... IN ADDITION to the whole bond.
I rang Stone Real Estate's listed Head Office. It is their San Souci office. "Friendly staff member " Mariam, when told that this was listed as their head office number, replied "that's not a me problem" and continued to tell me I was rude.
Unfortunately, fair trading have also been complicit.

Avoid at all costs!

Stone Real Estate forced me to use the DEFT PAYMENT SYSTEM, which declined my payments continuously without reason. Stone Real Estate could not care less. My perfect rental history is now ruined, I am unable to rent again and am now facing being homeless, all thanks to STONE REAL ESTATE.
DO NOT LET THEM RUIN YOUR LIFE LIKE THEY HAVE MINE.

Very poor service - there is some dodgy going on in the selection process for tenants. Will not look at renting purchasing or selling with any Stone real estate, especially Castle Hill branch.

Too much bragging, absolute not a good real estate agent !!
There are other better options.
In the end was so angry that there was no way out!
