Unfortunately, my experience with RJ Country Homes has been very disappointing.

I was in the process of purchasing a property through the company, but the transaction was subject to a number of ongoing Land Registry/title issues. After a considerable amount of time and uncertainty, I made the decision to withdraw from the purchase while one of the Land Registry matters was still unresolved.

I had paid a £1,000 holding deposit and requested that this be returned. RJ Country Homes subsequently advised me that they intended to retain the full £1,000, referring to their terms and the administration and re-marketing costs associated with the aborted transaction.

I responded explaining why I believed I had a valid and reasonable reason for withdrawing, particularly given that the Land Registry matter that had caused my concern was still unresolved at the time I withdrew. I also asked a number of reasonable questions about the basis for retaining the deposit, including why they had decided to retain it before the Land Registry issue had actually been resolved.

Unfortunately, despite following up, I have received no response to those questions.

I completely appreciate that property transactions can be complicated and that estate agents carry out considerable work during the sales process. My disappointment is primarily with the way my concerns have been handled and the lack of response when I have tried to resolve the matter directly.

I would have preferred to resolve this privately and amicably, but having given RJ Country Homes the opportunity to respond and receiving no reply, I feel it is important to share my experience.

I would encourage anyone considering using the company to make sure they fully understand the terms relating to any holding deposit before proceeding.

First time buyer and I had been so nervous and anxious about getting the right home for me and after several viewings and lots of annoying calls from me (!), Jane was absolutely amazing throughout it all.

The advertised a house "REDUCED FOR QUICK SALE" and took our deposit for £1,000. After several months it became clear that the house was not ready for sale. It had several issues. Also it was advertised with a 10 year home buyers warranty but no warranty had been issued. The empty house was left unheated through the worst of the winter. Months later as the house was clearly not ready for a quick sale I requested the deposit back and was refused and I am now progressing a claim against them.

Had to take them to the ombudsman as they took £1000 deposit from us to continue with a sale and then refused to return it despite it not going ahead through no fault of our own. All nice and friendly until anything goes wrong and then very unhelpful and hostile. We have had to fight for 5 months for the return of our deposit and had to get the property redress scheme involved. Would 100% avoid.

Jane Cook provided a sale progression service that we would describe as second to none!
She worked diligently to ensure that the chain kept moving whilst displaying unerring professionalism at all times. Effective communication was maintained both with us, as her client and all other interested parties.
We have no hesitation in recommending RJ Country Homes to anyone.

Jane Cook sets the standard by which all Estate Agents could be measured!!
Jane was the agent for the sellers of the property we bought and could not have been more diligent or helpful, keeping all of the moving parts in a 5-party chain monitored, and chivvied along when needed.
At all times personable and professional, Jane kept us informed throughout, filling the vacuum created by the poor service we unfortunately received from our own agent.

Jane is handling our sale with admirable close attention, keeping us informed on progress with regular telephoned updates. Cannot fault her enthusiasm and desire to obtain a sale.

We were actually the buyers in the transaction and RJ Country Homes were the agents for the sellers but Jane Cook was fab. Honest and prompt communication. She definitely worked hard for the sellers. We would definitely sell our house via her... not that we intend to leave anytime soon!

Don’t waste your time with this agent in our view not qualified or has the ability to handle prospective buyers and sellers - full of the mumbo jumbo sales talk - wiling to denounce other selling agents without any reason - had no idea how to value my property - she valued my property £150,000 less than 3 other well known and long term established high street and online agents - I am sure she will accuse us of being rude - happy to take that after being spoken to like a child for doing a drive past on a house they have for sale - just so happened the owner was tending the garden and was most welcoming and suggested we had a viewing there and then - apparently something not allowed in the world of RJ - even we had no intention of asking for such -
After 45 years of buying and selling houses here in the UK and abroad - never have I ever being treated so abysmal - I am the one spending the money !- complete joke - still the Trust Pilot ratings sum it up !

I, like nearly all of the other reviews on here, would not recommend this company at all to sell your house.
They are very good at selling themselves as the best estate agent to get you to sign a contract with them but that's where their only strength lies, from there on it's all down hill.
You will end up doing most of the viewings yourself as they can never seem to accommodate them within a decent time scale and ultimately you will lose potential buyers like I did on more than one occasion because of it, because whilst waiting weeks to view your house people see new houses that come onto the market and cancel their viewings with you.

These guys rarely return calls and they trade out of a tiny office on a business park in the middle of no where which is very hard to locate, yet still they charge the same commission as the big players in the high street. You can rest assured they will not get any foot fall or passing trade and they will tell you it's not necessary as everything is done online nowadays. Why then do they charge so much money for their services if that's the case when they don't have big overheads?

Email requests to them are more often than not ignored, and they took over 6 months to eventually collect my for sale board after I had asked them no less than 5 times to do so. They only collected it in the end because I was forced to screw it to a telegraph pole along the public highway after being sick and tired of seeing it on the floor in my garden for so long, having blown over in the wind and damaged my car on the way down.

I also asked several times (via emails to various members of staff) for my house key to be returned when someone was passing my house and I was completely ignored, which was when I was forced to try and find their office and go and collect it for myself.

And just for good measure, when you finally take your house off the market from them, after you've fulfilled your 20 week sole agency contract with them, they will then harass you for payment of a withdrawal fee (£300 plus vat) for the pleasure of their shockingly bad service and all the stress they have caused you.
I refused to pay it as they didn't stick to their side of everything they promised in their contract with me, so why should I! (Incidentally, all of my requests for my house key, for sale board removal etc were done before I refused to pay their final bill just in case you were wondering.

(My experience with this estate agent was last summer, but I have had several operations since then and have not got around to writing a review before now, unfortunately it doesn't sound like they have upped their game though reading some of the more recent reviews on here).

I have sold several houses over the years with various estate agents and never once have I ever had a property that hasn't resulted in a completed sale in under 5 months, nor have I ever had to remove my house from an estate agent because of their poor service until I used this company.

If you are serious about selling your house, and don't want amateurs to act for you who will cause you loads of unnecessary stress, go for a reputable company with a good track record and don't be fooled by the initial sales pitch like I and others obviously did.

Couldn't have been more helpful in my experience.

Always available for viewings (believe it or not many are only when it suits them), they give honest (but polite) advice, which to be fair is what you need!

I think some of the comments below are a little unfair. In my mind a rear gem in a fragmented market and I would not hesitate to use them again or recommend them.

Useless. these guys were part of a process about 6 months ago. Allowed a process to get to a day before exchange then it all fell apart. We could sense this for weeks but they lied, ignored calls and buried their heads in the sand.

Wouldn't have this lot washing my car, let alone selling my house. 1 star really is too good for them.
Should be shut down.
