Rose Gardens Lea NO END IN SIGHT
3 years living on an absolute shambles of a site! No progress has been made in a year and a half! Sites been left to rot! Multiple skips overflowing and not being emptied for years! No maintenance to upkeep site! Lie after lie after lie with regards remedial works and also the completion of site!
What makes it worse is the lack of communication or empathy from the staff. Shame there is no way of bringing a Civil Case against Rippon Homes!

3 years after moving in at Old Dalby, and hundreds of emails later, Rippons still continue with their mantra of 100% over promising and 100% under delivery of resolving outstanding issues. They constantly keep using the "we'll let you know" excuse, and surprise suprise nothing ever happens. Customer care? "You're havin' a laugh", what customer care? Customer couldn't care less more like. No news is NOT goods news, the blatant lies and delaying tactics are even worse. I could go on more, but the other 1 star reviewers highlight the many many shortfalls attributable to Rippons including the non approachable CEO.
We recently moved to rose gardens lea
We recently moved to rose gardens lea, we bought a new build bungalow, from start to finish we had excellent customer service, everyone was so hopeful keeping us up to date with things plenty of phone calls and visits to property, everyone was so lovely . On our moving in day we had a red bow on the handle and a gorgeous hamper was waiting inside for us with all the essentials that was very thoughtful.
We would highly recommend Rippon homes . Thank you to you all .
2.5 Years, 500+ Emails, and Still Massive Issues
We can’t think of a much worse experience for our first home.
From the very beginning it was chaos. We collected our keys while builders were still running around finishing things off inside and out.
We were told many of the issues would be “fixed within the week.”
Fast forward 2.5 years and we are still waiting, with a shocking list of defects remaining outstanding (all acknowledged by Rippon Homes, but many with no progress).
This list includes (but not exhaustive): All windows needing replacing due to scratches on the glass and being ill fitted and draughty, beading on all windows and doors needing replacing due to chips and cracks, a back door that doesn’t open or shut, patio doors that creak under the lightest wind, an uneven living room floor, and a downstairs kitchen, hallway, utility and bathroom that needs completely re-tiling as it is not level, with plenty of lips.
Beyond the defects, the process itself has been appalling. No clear updates, no timelines, and certainly no transparency. We’ve sent what must be 500+ emails over 2+ years, and still have no meaningful progress on these items.
Customer care do respond, and while we appreciate this is not their fault, the tracking of issues, governance, and overall processes and tools they are provided with to help them are not fit for purpose (e.g. we had to maintain and share our own spreadsheet for a long time to make sure nothing was missed, when there is staff turnover - which is regular - there is no continuity or knowledge transfer, so often starting from ground zero again).
Instead of giving us confidence, it has been an overwhelming drain on our time to chase fixes for problems that are not of our making, almost like a second job. We are also often made to feel like we are the ones in the wrong... which is strange to say the least.
We have given Rippon substantial time and plenty of opportunities to put this right. The reality is the service is dreadful, the systems are broken, the governance is shocking and the experience has been an exhausting one.
We would not recommend anyone buy from here. Unless you like living on a building site, waiting indefinitely, and perfecting the art of the chase up email, we’d suggest looking elsewhere.
(As per the usual Rippon responses to these reviews, yes we are emailing customer care, yes they are responding... but as you can see, this is not achieving fixes in a timely or satisfactory manner)
Buyers Beware
Buyers Beware. If I could give less than 1 star I would. They are dishonest cowboys. They don’t tell people about the ongoing legal dispute they have with the farmer adjacent. They put pressure on you to exchange when they are nowhere near ready. We were asked by the company if we could find a less reputable solicitor who would push forward despite the problems, when our solicitor told us not to touch with a barge pole. We only found out about all their problems the day before exchange. They kept promising the house would be ready - it’s still not ready 28 months on. They left us homeless as we had already sold. They dragged us in to using their overpriced conveyancing company. Despite all the grief and expense we are so relieved we have dodged a bullet and did not buy with them. To date they still have done no more to the house or resolved their legal dispute which will leave all their buyers dealing with the ditch themselves!!
Quick response to resolve issues
My mum and dad bought a bungalow from Rippon homes a year ago and have had a few teething problems. Cheryl has been excellent at helping them sort out these snagging problems and in recent weeks got a plumber out the same day that they were experiencing an issue. This quick response was over and above and was so gratefully received by my elderly parents.
Dangerous Negligence and Ongoing Lies – Legal Action Pending Against Rippon Homes
Our experience with Rippon Homes has been extremely disappointing and, quite frankly, dangerous. Since moving in, we have been continually lied to and promised repairs, replacements, and reimbursements that have never materialised. Despite chasing them for months, we are still waiting for the money owed to us for the flooring, which they clearly agreed to cover.
The most serious issue has been a critical fault with the smoke detector, which we have been informed by the fire department is a result of incorrect wiring by Rippon Homes. As a result, it completely failed to activate during a fire-related incident while we were not home. This serious negligence nearly killed our dog, who was trapped inside with no warning system in place. The outcome could have been catastrophic.
Rippon Homes has shown a complete lack of accountability they make promises to keep us quiet, then ignore them. We are left feeling completely let down and unsafe in a home that was meant to be newly built to a high standard. We are now in the process of taking legal action due to the severity of these issues and their ongoing failure to follow through.
If you’re considering buying from Rippon Homes, proceed with extreme caution. Our experience has been not only stressful and disappointing, but life-threatening due to their negligence. To add insult to injury they will ignore your emails.
Update: rippon home still continue to lie and provide substandard customer service, I would advise staying away at all costs.

Fox Hollow
We have lived in our home on Fox Hollow for 2 months and have found the Customer care to be very good. We have only had a few snags but they have all been speedily dealt with.
Cheryl and Lauren have communicated with updates regularly and we now just wait for the site to be completed.
Despite the worrying concerns we had read prior to completing with Rippon Homes, we have been well looked after here.

If it was possible to give 1 star I would!!
Awful experience from start to finish, we was lied to constantly by pretty much everyone we spoke to.
We have been in the house nearly 5 years now and we are STILL finding problems that are quite clearly from the poor workmanship caused from the build of the house.
We and many of our neighbours were waiting 2 years plus for Rippon to come and sort our initial problems out that we had when we first moved into our houses, it was pretty much a case of once the keys were handed over it wasn’t anything to do with them anymore, they just didn’t want to know!
Our garden is an absolute eye sore but when moving in and we questioned this we was told that this would “look absolutely beautiful in time, give it a chance” …. Well 5 years in and I can 100% assure you this is not the case!!
I will do my upmost to tell people that Rippon are by far the worst new build company locally to us and stay well away from any of there properties!!

Ive been a Rippon Home owner now for over a month and I can clearly say my experience with all members of staff have been so helpful and understanding. Since moving in Cheryl Oliver has been on standby for our every need, a truly lovely lady and a credit to Rippon Homes. All staff have been amazing, I can’t speak highly enough.

The 'Edge' of Reason
Unfortunately there is no zero star option. Save yourself the money and stress, buy from another builder if you are considering a new build.
Like many other residents here on the 'Edge' of reason here in Worksop, we still await issues resolving, contact over the last 2 years with multiple staff in customer service who leave and appear to take all evidence of any issues or emails with them, I have records now in the 100s of emails to customer service.
Arrangements made to rectify issues never happen, I feel a higher chance of winning the lottery than having a contractor appear to do the work that was agreed over a year ago !!!!
I have had a dishwasher in my kitchen for the last 4 months awaiting installation due to the previous ill fitted dishwasher which has caused damage to the surrounding units.
The quality of the fixtures is lacking, in 2 years we have been forced to replace bathroom panels, radiators, toilet seats and taps due to shoddy fitting and overall product quality.
The state of the site is dire, unfinished pavements, damaged curbs, broken drain covers and dumped building materials, a lovely view for over 2 years now.
Unfortunately it is not the only issue making the place look untidy !!
Do not end up in the same position, we thought buying from a small builder would be a good choice, how wrong we were !!!

Fix hollow by rippoff homes!!!!
If we could give zero stars we would!! Our entire experience with rippoff homes has been nothing but horrific from the buying stage all the way to fixing issues within our property. The incompetence throughout the company is nothing other than a joke, from the lack of documentation of issues within our property to the ever constant staff turnover and the fact they must work on some sort of lie commission, since all they seem to do especially within in customer care is lie. Now on to 'customer care', unfortunately 'customer care' at rippoff homes has no 'care' they must have missed that training module or maybe lack of empathy for customers in a home with over 150 faults is part of the job description. Sadly, trying to liaise with employees within 'customer care' is like trying to get blood from a stone, they are clueless, rude and dismissive and apparently it is our issues previous employees couldn't document properly... Almost two years on and we still have 95% of our issues yet unresolved, we had a date set to have these issues fixed upon requesting a email on exactly what would be fixed within our property all but one thing would be inspected despite by initially been told all issues would be resolved within this week. But by no surprise apparently our list of issues had not been documented and these employees have now conveniently left the company... The lady who who currently works in 'customer care' judging by her dismissive and rude emails can not understand why we are frustrated and why we would like the work to carried out all in one week as we both work. I requested a meeting to discuss all the the issues but apparently 'customer care' are so dense they cant understand why we want one or can manage to sent one up.. Apparently they can't even arrange someone to come round and inspect our property at this moment in time, whatever that means. Until our issues are resolved day by day i will be uploading reviews which contain specific faults or issues we have had highlighting the awful experience we have had.

Well it would be wrong to say it went…
Well it would be wrong to say it went smoothly but I am almost there and hopefully moving in next week. I understand Louise is leaving the business and I must thank her for all of the hard work she has put into what has been a difficult time. She was always there for me and I can’t thank you enough. You will be hugely missed and I wish you every success for your future. The 2023 date is when I started the purchase most of the issues down to More2life a lifetime mortgage lender I would not recommend to anybody.

First Home Purchase
I recently used Rippon Homes to purchase my first property. The company has been very helpful, explained everything clearly and generally made the whole experience a lot less daunting. Louise, Rob and Cheryl have all been very friendly and helpful and responded to queries very quickly and efficiently. So far I am enjoying my lovely new build in a very nice area. Would recommend.

Shocking. If I could give them zero stars I would.
The worst company I have ever come across. From the hoops you have to jump through to be able to buy a plot with Rippon for them to not finish it properly and what is finished is of poor quality, paid extras damaged before we even moved in and snags that are never rectified. Then over two years since moving in and they still can’t finish off the paths and roads, trip hazards all over the place, scruffy looking site.
All they do is ignore you or fob you off with some rubbish and then they disappear off the face of the earth.
Would never recommend a Rippon home to anyone!

We’ve been in our house six years now…
We’ve been in our house six years now and Rippon homes still haven’t finished the pavements. We have to bump across them every day!
Phone call after phone call we’ve been promised time and time again that it will be finished but it never has been.
Don’t buy a house from them and don’t believe a word they tell you.

Excellent service from the Rippon Homes customer service team, with a snag list issue for a bath mixing valve, Luke the plumber not only solved the problem, but also identified and rectified an overflow leak and checked the heating system with us 👍
Quality home in Woodhall Spa
It’s been nearly 4 weeks since we moved into our new Rippon home at Woodcock Grange, Woodhall Spa and we couldn’t be happier. The local team at Woodhall Spa have been tremendous from Diana in the sales office who has kept us up to date with progress and pushed on our behalf, to Dalton the site Manager who has been really helpful following our move in and keeping us up to date with requests and being proactive.
This is our third new home in just under 10 years, so we know the pitfalls of buying new. We are really pleased with the quality of the build and the value for money the house provides. Yes, no doubt a professional snagging company would come in and find endless faults, but out of the three new builds we have had, the initially snagging list was very small, and nothing was serious for us to get anyone in immediately.
Overall, we are so pleased with our new home. The additional extra’s that come part of the purchase price make the house good value. It has all the extra’s you would expect from a new build including solar panelling, electric charging point, full landscaping amongst other internal benefits like built in wardrobes.
