Realty are complicit with rogue unaccountable and undemocratic directors of Hilton Park Residents Ltd in actions to prejudice charge payers by excessive service charge demands which have increased by 33% under a secret arrangement between self serving directors and Realty who are motivated by lavish expenditure budgets.
The directors have failed in their fiduciary duties to provide good value for money services, neglected their responsibilities, aggressively avoided AGM meetings (last meeting 2009) and relied upon under handed strategies to ensure charge payers remain excluded at every opportunity.
In Sept 23 the directors secretly appointed Realty as their agent Realty Management who was complicit with the ongoing exclusion of charge payers by abusing section 20 consultation procedures by a bespoke narrative of the term of their appointment to be 365 days – 1 day with 3 month rolling notice period to cancel. It is clear from summary accounts that their implied service length was greater than one year and their objective was simply to bypass section 20 to appease the directors.
Realty have done everything possible to prejudice charge payers with various dishonest and unethical practices to stave off challenges / enquiries or request for information to ensure sustainability of their accountable expenditure with a range of charge categories (many new and novel categories not existed prior to Realty involvement but excessively increased from previous years in which the service change had remain static with surpluses every year.
I fear of the unethical conduct of the directors and the ring of steel placed around them by Realty is having an unaffordable impact on my tenant’s affordability of the property. The market value of the property is also seriously impact by these excessive and unjustified costs.
