Ray White Malan + Co, Broadbeach
A question to the court of public opinion.
I am the neighbour in the following scenario. ( Please note that the damage was caused by the tenants’ lack of vegetation management and by their dogs. It is not wear and tear ).
If the tenants of a neighbouring property damaged your shared fence and refused to fix it, how would you feel as the neighbour ?
How would you feel if the real estate agent managing the rental property then acted in the following way:-
1) failed to ensure that the tenants completed the repairs
2)advised you to contact QCAT to seek resolution with the owner so that the effort and stress would be yours
2) after months of denying any responsibility as the property managers, finally organised two repair jobs which were both woefully unsatisfactory
3)after three months still had not resolved the issue.
This is currently the situation with a property being managed by Ray White Malan + Co who have been acting in the manner described above in spite of receiving proof ( photos and videos) that the tenants’ dogs and overgrown vegetation are responsible for the damage to the fence. The photos clearly show the damage compared with the rest of the fence.
Please consider the following:-
“A tenant in Queensland is generally responsible for damage they, their household members, or their guests cause to a rental property, beyond normal wear and tear. This includes the cost of repairs or replacement.”
Following damage caused by a tenant Ray White is obligated to find a resolution with the tenants regarding the repairs or compensation and if this cannot be achieved then they should approach the Tenancy Tribunal for a mediated resolution.
Instead of following this approach to resolution, Ray White instead advised me, the neighbour, to contact QCAT because it is obviously less hassle for them as it doesn’t involve them in a protracted conflict with the tenant.
I have declined to do this so Ray White has subsequently decided that the owner should be financially liable for the repairs.
I’m unsure why Ray White hasn’t pursued the tenants.
Please consider:-
Does Ray White’s actions meet with its contractual obligations to manage the tenancy and to act in the owner’s best interest by ensuring that the tenants are held responsible for the damage caused to the rented property so that the value of the property is not affected ? ( as per Ray White’s website ).
Should either the owner or neighbour be responsible for covering the cost of the repairs even though they are both innocent parties ?
Would your expectations of a real estate agent managing your property (or you as the neighbour of a rental property being managed by Ray White) be satisfied with this scenario ?
In the coming years I plan to either sell or rent out my property. Would I use Ray White in any capacity - absolutely not. There are too many real estate agents out there.
My property is my (and most people’s) major asset and my experience of Ray White’s culture of unprofessionalism, abysmal communication and business philosophy does not meet with my standards. In my opinion Ray White’s reputation has been severely tarnished by the three property managers I have had the misfortune of having to deal with.
All the above information is substantiated by email correspondence with Ray White since 19th May and is my opinion based on my experience with this real estate company.
Spam me even after I block them
Stop texting and calling me. I am NOT BRENDAN and I have blocked you every time you have contacted me, this has been going on for over well over 1-2 years now. This suggests that you are doing nothing but scamming and spamming me, possibly many other people too. I am leaving a review to show how incessant and obnoxious you are and I will never choose you if I'm ever looking to buy or sell a home. I have reported you to the ACMA as well, several times, but I got tired of having to continuously report you. Hopefully they will listen and action.
I received yet ANOTHER call on the 21st August 2025 after BLOCKING the previous contact. I will continue to update this with every attempt you make until you stop annoying me.

I received ANOTHER CALL from HANNAH - on 11th December. After BLOCKING RAY WHITE RELENTLESSLY. They continue to call me on new numbers after blocking. It even appears on my phone as "Suspected Spam" not Ray White so I would never trust a number appearing as spam. I WILL NEVER CHOOSE RAY WHITE!!!!!!

We rented with initially c21 and then turned to Ray White. The rental ‘manager’ of the property we just left behaviour is just beyond appalling. I don’t know how she still has a job. Between nasty emails being sent about forced inspections and being told that we cannot get something fixed because it’s an old property and to deal with it was absolutely astounding. She’s on a massive power trip. Initially when I looked at the property she would not let me look at one room and rushed me through the property and now we’re are struggling to get our bond back even though items were listed in the initial condition report. I hope the head manager of ray white Pakenham sees this and gets in touch so I can talk to them and she loses her job

Tayla Polidano - Disgraceful and unprofessional practice
Unfortunately there isn't an option for no stars.Tayla Polidano from the Ray White Melton office, was a disgrace and highly unprofessional when handling my property. She had little to no strategy for leasing the property and when questioned on the local market, she could not provide sound answers.
When I changed agents because of her lack of attention to my property, she withheld the keys illegally from the new property manager until I paid the advertising fees. I agreed to pay these, however she still refused to issue the key now requesting that my new property manager sent an email. These were delaying tactics that prevented me from presenting an open home the following day. A disgraceful way to do business and I would never engage a real estate agent that employ her as a property manager.

I bought my first property in Dubai with This company. A big shout out to Hadeer and Mahmoud. They were extremely helpful and professional throughout my journey in purchasing my apartment. The best part about the company is that they kept in touch with me long after the sale. This show a good after sale ethics. My property is still under construction stage. Once it it is delivered I will write another review about my experience with the delivery, furnishing and renting processes.

RW is great team. My experience of real-estate investment support is awesome. Shahinaz Almasri is so honest and sincere in their work and provide assistance even out side of their normal scope. I will recommend RW to consider if plan an investment in UAE.

Ray White Tugun John Parkes talked the talk but that was it. Talked big numbers to get our business, said they had buyers ready to go blah blah blah, then crickets, with a call every week trying to get us to drop the price and kept telling us how many days it was on the market, they only want a quick sale to make themselves look good. Now I am left with a marketing bill and have had to find another agent. Extremely disappointed with this experience. Dont bother complaining to Head Office they dont do anything either.

RAY WHITE CAIRNS BEACHES AVOID
Ray White Cairns Beaches are the most unethical and useless agents in Cairns and probably in QLD, and especially their agents Rebecca Butson and Giselle George. We were listed with them for over four months. Paid $3,000 for marketing without result.
Basically they are Nasal miners and coffee drinkers.
They're as bad as Ray White Gold Coast when I lived there. It's useless complaining to Ray White the franchisor. I guess they get so many complaints they can't keep up with them all.
The Cairns Beaches franchise is the pits! Really bad. Not only did we waste $3,000 but we wasted four months marketing with that useless company.
The best option for selling property is to use one of the 'noagent' type marketing sites and sell the property yourself. For about a thousand dollars you have all the real-estate marketing spots e.g. real-estate.com etc and the biggest benefit is you don't have to pay ludicrous over the top commissions for Nadal miners sitting around in their backsides.

My experience with Ray White The Woollahra Group—specifically Cristian Eduardo—was deeply disappointing. Communication throughout my tenancy was consistently poor: emails were ignored, direct questions went unanswered, and responses (when finally received) were riddled with vague legal jargon instead of solutions.
After vacating the property, I was assured that my bond and prepaid rent would be promptly returned. Instead, I had to chase Cristian for updates, only to be met with delays, evasiveness, and an estimated water charge issued before the actual invoice had even arrived—contrary to obligations under the Residential Tenancies Act.
Despite multiple opportunities to resolve the matter professionally, I was forced to escalate the issue to NSW Fair Trading due to Ray White’s failure to action basic tasks in a timely and transparent manner.
In my many years of renting, I’ve never encountered property management this disorganised and indifferent to tenant rights. I strongly recommend steering clear of this agency if you value clear communication, timely service, or respect as a tenant.
RAY WHITE Brighton Le Sands
RAY WHITE - BRIGHTON LE SANDS, SYDNEY.
Never fixes anything, terrible service. As a tenant, this agency would usually take between 6 and 12+ months to do repairs at our tenancy in Brighton Le Sands. There were problems with cockroaches and they lied to us pretending it was the tenant's responsibility despite NSW fair trading stating it was the landlord's responsibility. Upon finishing the lease, Sharlein attempted to charge us for issues that were there when we moved in and didn't even bother to read their own ingoing report.
When renting from ray white we had health issues due to unhygienic plumbing issues, they'd dig a 500 millimetre around the toilet pipe under the house for the effluent to remove the blockages,without

They brought potential buyers through the house with us still occupying looking at our private belongings
We spent money on curtains ect. to make the place look more hospital.
The toilet blocked up to where it overflowed from the back of it, from grout/sealant was missing and soaked into the damaged linoleum floor where we contracted bacterial pneumonia.
Then they tried to charge us for removal of a fridge and tyres that were already in the house when we moved in.
On the next lease we damaged the walls where water based paint was applied to petroleum based with blutack pealing the paint, we asked the owners of the property what colour code was and it couldn't be told to us but they were happy with us doing our best to fix it, yet Ray White charged us $450 to have painters to fix it and the job was never painted due the new tenants having a pregnancy and didn't want to experience the paint fumes
Dion Verzeletti misled and deceived us so we bid higher on a property
We purchased a property through Dion Verzeletti. Dion provided us various quotes for work that needed to be carried out on the property. These were sent to us with the contract of sale and Dion encouraged us to increase our bid on the property in light of the minimal amount it would take to rectify these issues. One of these quotes was for the replacement of a structural retaining wall. We verified with Dion that the contractor he’d forwarded us the quote from was reliable. Dion confirmed he was. We used this contractor and it soon became obvious the contractor had no idea what he was doing. His work caused tens of thousands worth of damage to our property. We reported the incident to the Building Commission. Turns out Dion had provided us a quote from a painter/decorator to replace a retaining wall that required an engineers input. COMPLETELY FALSE AND MISLEADING CONDUCT DESIGNED TO INDUCE US TO BUY THE PROPERTY AT A HIGHER PRICE. Dion and Charles Caravousanos have now wiped their hands of the matter and have said it’s not their problem. We are now going through legal channels. Dion also told us other lies about the property including telling us that cables that cost $13,000 to move could be done by Ausgrid for no cost and that a room underneath the house had a wall above ground and could be turned into a fourth bedroom. It can’t be turned into a bedroom at all. It’s underground. Ray White are dishonest and cowardly. Would never buy a property through them again.
Ray white green valley AVOID
Ray white green valley. If you’re looking to rent I’d genuinely advise against choosing a house if the agent is Johnny Chang. Refused to do absolutely anything, is the laziest agent that will hassle you if he wants something and then disappear when you do. Didn’t want to bring up “too many” issues to the landlord in order to save himself work. Was more concerned about whether or not weeding had been done in the yard than actual issues needing fixing inside the living areas of a house and many many other issues we just gave up asking to have fixed. Agent goes on holidays and is uncontactable for multiple weeks at a time and is to lazy to have another team member deal with his rentals. The bloke has the biggest ego you’ll ever see and backtracks like a toddler when you won’t tolerate him. Will never conduct business with that agency again thank god and good riddance
Double Talk
This company can only improve if it goes into receivership and never reemerges. The main trouble is they lie and are money-hungry to the nth degree. Too much double-talk. Not an honest company to deal with.

My experience with Ray White has been the worst I have ever had with any agency, and I am reporting them to the NSW Civil and Administrative Tribunal (NCAT) for their unethical and unlawful practices. Their mismanagement and lack of professionalism caused significant distress, and I strongly believe landlords who rely on them are unaware of how poorly their properties are being handled.
The issues began when Rachel Barrass, an agent from Ray White, failed to update my card payment details despite my requests. This led to arrears and late payment fees, all of which were entirely preventable and due to her negligence. Concerned about the situation, I informed Rachel that I planned to contact my landlord directly to explain the issue and make payments directly to them. Shortly afterward, I received a Notice of Termination that blatantly violated the Residential Tenancies Act 2010 (NSW) by not adhering to the proper legal process.
In addition to this, Ray White unlawfully claimed my bond!!!! Rachel’s dismissive and unprofessional behavior reflects poorly on the agency as a whole. In my experience, Ray White has been the worst agency I have ever dealt with, and I strongly caution landlords and tenants against engaging with them. Their poor practices jeopardize the interests of all parties involved.
I will be pursuing this matter through NCAT and presenting all evidence against them. If you value professionalism, integrity, and reliable property management, I urge you to seek another agency
