I was initially happy with my policy with Proper Insurance until the underwriters made post-binding requests a week after I paid for my policy. They claimed the reason for the timing was because it "was discovered in the review of the online listing which we didn’t have prior". Prior to what? - the listing is 18+ months old and I sent them everything they asked for prior to binding the policy. The insurer I went to, called their underwriting right out as 'known for their post binding requirements' when I mentioned Proper Insurance! Also buyer beware if you opt for their monthly payments as they are financed at 21.5%! This policy was very expensive for me to cancel for my 22 days of coverage. They collected about 11% of the annual premium for the 22 days of coverage (which is roughly 6% of the year). There was no offer on their part to just charge me reasonably for the 22 days given it was their underwriter who waited until after the policy was paid for to raise questions and that was the reason for cancellation.

We are extremely grateful to Proper Insurance for doing a fantastic job coming through for us in a mist unfortunate situation. We had bought some brand new appliances from Best Buy last June and unknown to us, a brand new defective supply line hose was installed with our dishwasher and it had a small hole where the water leaked out over the course of 2 months! It caused $46k in damage to our vacation rental! Thank goodness we had Alayna and Graham with Proper Insurance to step in and help us through the entire process! They helped with getting our property put back together and kept us going with list rental income as well! We learned a lesson with Best Buy that you can’t depend on a big retailer to take care of us or warranty their products, installation, or equipment to do the right thing and help with taking care of the damages! Instead they turned us over to a third property insurance facilitator who was uncaring and impossible to get a hold of much less help us. Working with Proper Insurance was the only bright thing on our entire experience the last several months and paid out our claim very quickly to help us get our property back together and operating in only 6 weeks! Thank goodness for Proper and they really showed they cared about us and our business! I highly recommend Proper Insurance to anyone who has an investment property and thankful for a smaller more intimate insurance provider vs. a huge retailer like Best Buy who could care less that we suffered losses from purchasing brand new equipment from them.

We recently filed a claim with Proper Insurance for damage to our vacation rental property in Bodega Bay, California that was caused by a major atmospheric river storm event. The Proper Insurance team was incredibly responsive with the handling our claim, making the process quick and stress free. Particular shout out to Proper claims specialist Mathew Stewart for his helpful guidance and timely handling throughout the process. Proper Insurance is not the cheapest, but they are definitely there for you when the time comes. In this day and age, it is especially rewarding to be working with responsive company representatives without the frustration of dealing with a maze of automated responses of our other insurance providers.

I was so glad that we have Proper insurance for our Airbnb rental. Since this was our very first Airbnb experience, we could have never imaged that a major disaster could happen to us from our very second guests that we had within the first month of opening our Airbnb business. Proper Insurance came through for us and helped us restored our property so that we can go back to our Airbnb business again. We also were very lucky that we got one of the best adjuster from Proper Insurance, her name is Alyana Studemann and she was very nice, kind, and extremely professional when handling our claim. We grateful to Ms. Studemann for her helps and supports through our most difficulty time of trying to restore our property again.

Proper Insurance is a must for people who have short term rental property. When we took out our policy, we thought we would never have to put it to the test. How wrong we were! How right we were to insure our property with Proper Insurance. Cali Sawinski has been amazing since "Hello". Cali informed us of what we needed to do, what was covered and what isn't covered.
Our situation has been stressful, however Cali has been there for us all of the way. We have not felt alone during this process. Proper is lucky to have Cali Sawinski. We are the lucky ones to have a high caliber person like Cali leading us through our peaks and valleys.

I've held Proper Insurance for over two years now for my Airbnb. Originally, I chose it because it seemed like a high-quality, white-glove service company to protect my Airbnb. What became very evident, though, after filing a claim for sudden water loss that was well-documented, was that they are extremely scrupulous and unwilling to tie the water intrusion to the resulting mold, eliminating our ability to access the very funds we thought we would be protected by under this policy.

Exercise caution and be aware that even a policy with named coverages may not be approved under a vague determination and nothing more.

I have a cancelation request and they simply ignore my emails and refunding the money. They charge enormous bills every year and yet they don't even provide timely customer support.

Working with Proper insurance has always been very straightforward. Communication is always 100%, reasonably priced insurance, could be higher than comps but what you pay for is what you get so I am comfortable here.

Recently we had a claim due to the freeze experienced in the east coast. Worked with Cali Sawinski and she made the process super effortless for us. Kept us in the loop of everything and ensured we were not ripped off for the repair work. I definitely recommend proper INS for short term rentals.

So far not getting good communication back from a claim filed... as my calendar is marked off waiting... trying to connect with the adjuster seems a be a major challenge. Always goes straight to vm. Left a message for a call back and instead recieved a email last night of what they want to pay out rather then a call back. Responded to that email requesting a call to discuss and nothing back. Called several more times the days following and straight to vm again. Called customer service twice. Once they said we would recieve a call back that day... nothing. Called back the next day and was told to schedule an appointment online to speak with the adjuster... it was said they have 72 hrs to respond. Is it not normal to call your customers to go over your settlement or discuss issues? Our loss of income was not listed either. This delays the process... a phone call can be supreme in customer service and a faster resolve to issues.. much more effective. I got this insurance bc of all they offered but second thinking this.... no sense in paying extra if the services aren't there when you need them. We have questions about this claim...
I left comments on Facebook and a review. I see proper Insurance responding to the positive feedback and inquiries but nothing for the negative. Im surprised by that with a company that claims they are great.

Absolutely amazing experience. It's almost unbelievable to write something like that about an insurance company but but it's the truth! My experience with filing a claim with Proper Insurance and my claim specialist Mathew has been superb from start to finish - kind, helpful, quick to respond and to send in funds to cover replacements and labor costs.

I have so far had great experiences with Proper Insurance and their representatives. They have helped me so much to navigate the claims process, to deal with annoying setbacks, and ultimately to ensure that the insurance helped pay for the repairs needed on my house.
