In September of 2022, I bought a lot with an existing burned down structure from PIP Group (aka: Strategic Passive Investments) in the City of Savannah. I was to fund the removal of the existing structure and the building of a new house on the lot. PIP was to draw up the plans, get permits, hire a contractor, etc. Any profits from the sale of the property were to be shared.
Due to many problems with the project, the house was never built. PIP found a buyer for the lot in August 2024, and I recovered a portion of my original investment. Still, I did take a large loss.
Additionally, there was never any accounting for the remaining funds that were originally advanced, nor a refund for the unused funds. PIP incurred costs to draw up plans, pay permit fees, etc. But it is unlikely that most of the remaining funds were spent.
At one point, PIP stated in writing that they would place me in another investment to make me whole. That never happened.
PIP was expected to account for the funds used and return any unspent money. Despite many requests, PIP has not done so. PIP simply ignored me and moved on.
I would say at this point, any prospective buyer should be aware of the potential pitfalls with this type of investment. Use Google Earth, check with City about any possible problems with surrounding properties or pending liens on the property that may not show on a title search, and meet in person the principal who is offering the investment.

I went to real estate seminar with Pip's path and my experience in the seminar is good. The hype and experience are too high and his team are very impressive and knowledgeable on in and out of real estate. And I'll give both thumbs up for that. And to anyone who's planning to go or do the program. Make sure you have enough money for liquidity because if you don't have enough money. You will not progress or succeed on this venture.

I was first introduced to PIP by my father-in-law. He has performed a few investments using them in the past so I figured I'd try them out. All in all they did everything that they originally stated and I am very pleased. There was an issue with one of my tax liens a "sale and error" that was caused by the county and of no fault of pips, which held up some of my returns. But their staff was transparent about this the entire time. Good company to work with!

I invested a small some (by property investing standards) with Pip group in 2016. The properties were recommended by them and the promise was to clean them up a little and resell them.
I'm guessing here by their complete lack of support - that when it became apparent they would not be able to give me a return on my investment they lost all interest in supporting me. They would only get a 20% slice of any PROFIT I made. No profit for me - no motivation for them to do anything.
No matter how many times I email every address I can find for their organization they never reply. What replies I have received in the past couple of years have been short and full of excuses. Any plans they claim to make never happen.
I believe through their lack of interest that I in fact do not any longer own these properties and I have completely lost my investment.

I never used to be so excited when it comes to invest. But when I approached Pip Group, they completely changed my vision. Now, I have been investing with their support and advice for quite some time and enjoying higher returns successfully. Thanks a lot!

I have always wanted to invest in real estate but the market where I live is over saturated and most of the properties go for retail. I learned about the company PIP through my sister-in-law who has been a client of theirs for the past few years. After a week or two of phone calls and emails back and forth I decided to invest in my first fix and flip property in Savannah, Ga.

The PIP group was very upfront with how the investment was going to play out, the timeline, and costs. They offered me a 16% promise and quoted me on 10-12 months from start to finish. When the investment was all said and done I ended up earning closer to 20% and the invest took 11 months just as they said it would. I am extremely satisfied with how my first ever real estate investment went and I look forward to my nest. Thank you so much, guys.
