My experience with this property and…
My experience with this property and this agency has been absolutely unacceptable. The actual condition of the unit was completely different from what was stated in the report. The curtains were covered in mould, the bathroom was filthy, and the living room sofa was so old and damaged that it should have been replaced long ago.
The kitchen sink was leaking from the very beginning, which even caused the downstairs neighbour to come up and complain. This clearly shows a shocking lack of basic maintenance.
The car park was in a disgusting state—full of fallen leaves, rubbish, and bird droppings—and it was obvious that no cleaning was being done at all. The building had no proper management, and it was only cleaned once a year, which is completely unacceptable.
I also discovered a beehive near my unit, yet no one bothered to follow up on it even after I reported the issue.
The boiler had never been cleaned or serviced, and the tap water contained black particles, raising serious hygiene and safety concerns.
To make matters worse, when I moved out, the agent tried to deduct money from my deposit using unreasonable and completely unjustified excuses.
Most importantly, every single issue mentioned above was reported to the agent, yet they did not respond at all. Their complete lack of responsibility and communication is utterly disgraceful.
I strongly advise anyone considering this agency to stay far away. Their service and management are beyond unacceptable.

We are so pleased that we chose Philip James to market and sell my Father/Mother-in-laws property. On initially meeting Franca Carbone I was more than satisfied with her professional and informative approach and the best strategy to sell the property in a short space of time. Franca ensured the "open house" day was well attended and we received several offers within a week of bringing the house to the market. Franca kept us regularly updated with discussions with the buyer and the whole process was seamless and relatively stress free. I would thoroughly recommend Franca & Philip James if you plan to market a property in the area.

Excellent service
Excellent service, always do a great job whether cutting the garden lawn or cleaning my windows which he has been doing for the past five years, nothing is too much for him, he charges a reasonable price for each job and has excellent communication and shows respect for my property and myself.

I can't recommend enough
I can't recommend enough. I must admit and am ashamed to say I've had unsavoury views of estate agents in the past. But we happened upon the PJK Heaton Moor team when they were selling out dream house. The expert advice from Martin, talented photography from Jamie, immaculate customer service and work from Karolis and Katherine - they have gone above and beyond at every opportunity. Couldn't be more grateful, can't recommend enough.

They dealt with my matter in such a good pace. It was a smooth process overall. The Manager Franca Carbone really helped alot through out the process from the initial search to the finalisation of purchase of our property. Highly recommended for their great service to people.

The process felt unethical from start to finish
The main sales rep I dealt with was Lewis Willoughby. On my first visit to a house in Didsbury, I noticed some issues when checking appliances (the shower fell apart). On my second visit, I was told not to touch anything, which is ridiculous when making a purchase of a property listed at over £550k.
Despite this, I liked the house and proceeded with an offer. My initial offer was rejected, but my counteroffer was accepted. I went into the Didsbury office, had all my finances and paperwork checked by Simon (the independent mortgage advisor based in the PJ office, who was excellent), and then signed the paperwork. At that stage, Lewis and the team congratulated me. It was a done deal. I began contacting my solicitor and started the mortgage paper process.
A few days later, I received a call saying a cash offer had come in and was being considered. I was surprised since my offer had already been accepted. Lewis explained he was obliged to inform the vendors. However, when I spoke directly with the vendors, they told me they had been advised by the sales rep to accept the cash buyer instead, as it might be safer if the property was valued lower during the process.
What I found frustrating is that I also had the means to cover any valuation shortfall, but this was never discussed with me. The vendors even said they were happy with me originally, as I was chain-free. Unfortunately, I lost the house because of how this was handled.
In my view, the process lacked transparency and something did not feel right. I certainly did not feel well represented as a buyer. I would not personally use this service again, as I felt the level of professionalism leaves little to be desired. My advice to anyone looking to buy or sell a property, there are better estate agents out there like JP Brimelow and Jordan Fishwick who I have bought and rented properties through over the years and never had any of these type of unethical issues.

For Mark Hughes - September '25 (5 Stars)...
Every time I have to deal with Mark in the Account Team, it is such a positive experience. From time to time I may have questions and Mark is so very helpful with his conversational , friendly, pleasant replies back that bring an such an attention to detail that are still so easy to understand and are informative beyond my expectations. He is always glad to help and I really appreciate the the experience he brings to and interaction.
For Louis Pendleton-McGrath - August '25 (5 Stars)...
I cannot speak highly enough about Louis Pendleton-McGrath and the job he did for me regarding the move out inspection of my flat recently,
I had a bad experience 2 years ago, what I can only judge as lazy and incompetent that resulted in an excessive bill to me that should have resulted in the tenants being more accountable.
Due to a very poor report that did not happen.
Louis has been a breath of fresh air.
He is compassionate to the issues but fair. His attention to detail in creating an excellent report worthy of move out inspection is above and beyond.
He simply gets it!
I so appreciate the standards he has brought to the job compared to my last experience and I am grateful for the empathy and professionalism he has brought to it.
This is the service I would expect but it’s a breath of fresh air to finally experience it

Shambolic organisation avoid at all coats
Took my son looking for his first flat for a viewing
After calling the office before travelling over an hour to check the viewing was on we arrived and received an email with 6 minutes notice that it had been moved without discussion 3 and half hours later
After 20 minutes of calling and finally getting through were told this was definitely the case and the viewing was now 2pm instead of 10.30am
Upon returning for the 2pm viewing we noticed online that somehow applications had now been entered for the property and upon calling them discovered that there was now no 2pm Viewing and that they would look into where things had gone wrong.
Shambolic organisation and wasted time and money with no more than ‘I’m sorry about that’
Avoid at all costs
This is not an interpretation of discussions on the phone with them
(Despite being exceptionally difficult to get hold of, we have the emails from them messing us around)

I would like to leave personal feedback about my experience with the agency itself and feedback on one of Philip James' employees - Sophie Gao.
I have been renting the flat from the agency for 3 years. Being an international student, it makes it a bit difficult to find proper, affordable accommodation and a good attitude towards clients. My personal experience with Philip James was positive. I found the easy use of the website and app to be very helpful.
I believe that it is employees who make the difference in the industry, so in this case, I would like to separately highlight Mrs Sophie Gao.
During the 3 years Mrs. Sophie Gao as an employee of Philip James always assisted me in all. Her professional attitude and kindness played a key role in feeling clients comfortable, less nervous and patient. Separately, I would like to emphasize her communication. It is on an outstanding level, always quick, on time, and very informative. I would like to say many thanks to Mrs. S. Gao for her service and attitude. It is pleasant to communicate with her.

Avoid at All Costs – Dishonest, Unprofessional, and Exploitative
We had an extremely frustrating and disappointing experience renting a flat in the Didsbury area of Manchester through Philip James.
We were blamed for something that was never communicated to us: apparently, tenants are responsible for keeping the landlord’s items inside the locked apartment and not in the communal hallway. This was not written in the contract, nor was it ever mentioned verbally. When we asked for proof, they failed to provide any. How can tenants be held responsible for rules they were never made aware of?
To make matters worse, two chairs were thrown away by the Building Management, who claimed they had warned the landlords in advance that they would be removing furniture from communal areas. However, nobody informed us, the tenants. We were completely unaware, yet somehow held accountable.
Then, the agency tried to charge us £100 for one old chair, even though we provided proof that two brand new chairs cost only £70 in total. It’s hard not to feel that they were trying to take advantage of us in this situation. This behaviour felt dishonest, discriminatory, and deeply unfair.
Rather than clarifying the situation with Building Management or accepting any responsibility, Philip James simply pushed the blame onto us and responded with zero understanding or professionalism.
We would absolutely not recommend this agency to anyone. If you want to be treated fairly, honestly, and with basic respect – rent elsewhere. This experience left us feeling exploited, unsupported, and deeply disappointed.

A deeply unprofessional experience
A deeply unprofessional experience — wouldn’t recommend!
My experience with Philip James was marked by poor communication, pressure tactics, and a complete lack of transparency. From the outset, I was told by a sales representative, Broghan, that my offer would only be put forward to the vendor if I agreed to use their in-house broker — a condition that not only felt unethical, but also breaches FCA regulations and UK property law. I will be raising this concern with the Financial Conduct Authority.
Throughout the process, communication was inconsistent and dismissive. Emails were ignored, key details were mishandled — including errors in the sales memo — and crucial updates were either delayed or not communicated at all. There was a clear lack of internal coordination, which added unnecessary confusion and stress.
The final straw came when the vendor withdrew the offer without any prior warning, after I had already progressed with my mortgage application and instructed solicitors. This was communicated with zero accountability or empathy from the agency.
In hindsight, I’m relieved the sale didn’t go through. I later bought a property through JP & Brimlow and had a completely different experience — professional, transparent, and respectful from start to finish. I would strongly advise anyone to avoid Philip James if you’re looking for a fair and trustworthy property transaction.

Well Organised and Friendly Service
Despite the fact there were a number of people attending the viewing, the estate agent (Titu) was very helpful and available to answer questions. The viewing was well organised and ran on time, which lead to a great overall experience.
