Greatly saddened to receive your review, I hope and trust that the following replies may help clarify matters….

wholly overpriced for their location –
Thank you for your opinion, I do recall that you and your housemates did carry at least 2
viewings of this property during your extensively search and joint decision to take it.
I trust that you must have all deemed the price and location fair before choosing it.

and quality –
In addition to the above statement, I kindly refer you to a brief list of some of the items in your
property in the hope that you will agree that in fact, a most reasonable budget has been
afforded for this HMO Licensed & Compliant Student property:-

Sofa- DFS Leather Burgundy “L” shape - £899.00
Mattresses- Semi-Orthopaedic - £140.00each Trade Price
Carpet - 60oz - 80/20 WOOL - £24.99/sq./m
Broad Band - PLUSNET SUPERFAST FIBRE - £30/m
Showers- Gainsborough 9.5kw - £107.99each
TV - 42” Flat Screen - £399.00
Fridge Freezer- American Style - £999.00
Hoover - Henry - £96.99
Room Chair- Gas-filled Swivel - £35.00
Intercom- 1st & 2nd Floor - £399.00

Unfortunately, when quality expensive items are damaged, they become more costly to
replace.

handiwork was done by the landlord himself –
I trust the following will reassure you of your great concern regarding my ‘handiwork’ -

Working closely with Mr Dan Donavan private sector housing to develop the
structure of HMO licensing and providing informative sessions to HMO
licensing staff.

we found a lot of loose nails and other health hazards –
We are sorry to ONLY NOW learn about your findings.

Although I assure you that the property is fully compliant, please find the
details should you choose to further your great concerns –

at the end of our tenancy, each tenant was charged over £30 for "Preparing and scheduling of work" –
Having checked your deposit statement complied by my letting’s manager, I kindly refer you
to the following that clearly states –

IN ACCORDANCE TO SECTION 4(ZV1) OF YOU TENANCY AGREEMENT -
To fully indemnify the Landlord/Agent all cost incurred (including procurable
charges and all cost and penalties incurred for the late reply to any and all
correspondence, documentation and paperwork sent) in the preparing, pricing and
scheduling of repairs to any and all damage, breakages, dilapidation and callouts
that are not found to be the Landlord/Agents responsibility or liability (if such is
necessary) during and following the expiry of the Term together with any charges
in arranging to remedy any want of repair, decoration or otherwise.

I confirm that the JOINT Tenancy was charged –
3 hours of my staff and office time @ £35/h =£105.00 Divided by 5 Tenants = £21.00

This didn't include unnecessary cleaning charges on top of that-

Unfortunately, repairs for damage do not fall under cleaning.
I do recall stating to you all at your viewings that all our property are fully, professionally
cleaned each year.
I also kindly refer you to the attached statement that is displayed on all my property ads –

‘All properties are Professionally Cleaned & Services at the end of each Tenancy’
Mindful that we will require some time at the end of the current tenancy for
turnaround we offer discounted 1/2 Rent.'

Mindful of HMO Licensing requirements and obligations and that the majority of students
are not professional cleaning companies, this policy has been adopted for many years
ensuring a quality of service that any tenant/customer would expect.
Unfortunately, some tenants find it difficult to appreciate that the cost of their actions must
be honoured by them.

Considering this current unprecedented global crisis, sadly affecting us all, I do hope that you
will agree that professional cleaning is not necessary but vital and trust that you will be
ensuring the same for the next property to move into.

Having checked our record’s, we have no account of you ever contacting us regarding such matters through your tenancy?

I am certain that should you have afforded us the opportunity us to address these greatly concerning matters, they would have been addressed to your satisfaction.

Please note that Manchester Student Accommodation LTD is not your Landlord but simply a porthole for Landlords and Students.

I confirm that your Landlord was Housmart Ltd.

My team and I are sincerely sorry at your conveyance of disappointment at the end of your tenancy and do wish we had had the opportunity to address all your concerns whilst you were a tenant.
