Richard at London Property Licensing has been advising us for over 4 years now with regard to Selective licensing issues.

Initially he advised during the consultation period before the local Council introduced a selective license scheme.

His advice and guidance helped to persuade the council to amend & delete some of the original proposed SL conditions.

After the SL scheme was introduced then Richard advised further on 2 appeals to the FTT against specific SL conditions which we felt were unreasonable and went beyond their powers under the Housing Act 2004.

After 12 months dealing with the FTT appeal the council consented to delete the most onerous conditions.

Richard was very approachable, knowledgeable and straightforward. He is clearly busy enough not to need to fabricate tasks for the sake of it. I felt that the conversation that I had with him and guidance provided was time and money well spent. I look after several tenancies for an elderly relative. And normally am very able and committed to taking the time needed to read through all relative regulations and stay on top of things. However I've found the changes in Tower Hamlets and the wording on their website confusing and I worried that I would miss something important. We are so delighted to have found Richard who enabled us to get a licence for our flat in Southwark. I found the process quite ambiguous and my initial application resulted in being given a licence for a 4 bedroom flat for one person. I found Richard and London Property Licensing. He immediately arranged a call with us and followed this up with a representation to Southwark council at the beginning of December. Within one month we now have a licence for our flat for 5 people. He handled the situation calmly and I cannot recommend his services more highly. This process can be highly stressful as the council wasn’t entirely clear about aspects of the application and there isn’t a process where you can ask questions. Richard’s knowledge, experience and expertise was for me invaluable. I cannot thank him enough.
