Hi, I hope everybody gets to read this, Althrough Kurtis prperty is showing reviews all are good , I had a very bad experience.

I spoke to Dilllion who guided me to the reqirements of the renters right requirements I spend over £10K on the peoperty. He than came to review the property and offered a good rate of rent around the area. But than whated all the extra things done which I did. Also provided certificates for the work.

Looking that I had spend considerable time on the property and was a bit desparate to get it rented he that used the olderest trick in the book to lower the rent by £400 and over.

Very poor service and handly any good feed back.

This estate agent company must be inspected properly for compliance to provide services and staff to undertake proper training on how to communicate with tenants and how to manage property condition before letting it to the tenants .

⭐ 1 STAR — AVOID IF YOU EXPECT PROFESSIONAL SERVICE

Our experience with Kurtis Property has been extremely disappointing from beginning to end. What should have been a straightforward tenancy turned into months of dealing with unresolved maintenance issues, poor communication and unnecessary stress.

The condition of the property when we moved in was far from satisfactory, yet we were still expected to accept it. We repeatedly had to chase issues and wait far too long for problems to be addressed.

The final chapter has been particularly disappointing. After thoroughly cleaning the property before leaving and taking extensive photographs to document its condition, we are now facing a proposed £350 cleaning deduction. We have photographic evidence of how the property looked when we moved in, as well as evidence of how carefully it was left. The check-in report also documents existing carpet marks and conditions that were not caused by us.

This is not what I would expect from a professional property management company. When a tenant has documented evidence contradicting a proposed deduction, the least one should expect is a fair, objective and evidence-based assessment.

Instead, after everything we experienced during the tenancy, we are left having to challenge yet another issue at the very end.

Our experience has completely destroyed our confidence in Kurtis Property. I would strongly advise prospective tenants and landlords to look very carefully at how maintenance, communication and deposit matters are handled before choosing this company.

Your response is an impressive amount of corporate wording designed to avoid addressing the actual problems raised. What is particularly telling is your attempt to decide what is ‘appropriate’ for me to say publicly about my own experience. You do not get to dictate how I describe what happened to me simply because the facts are uncomfortable for your company. Reassurances and polished statements do not rewrite the evidence. The formal dispute exists because your version of events is being challenged, and I am more than happy for the evidence to speak for itself.

Ps. Before deciding what is ‘appropriate’, perhaps take the time to look at the two photographs attached to my Google review. They are one of multiple evidence of the property’s condition—evidence you didn’t even bother to ask me for before making these absurd deductions.

This company and staff are Shambles!! Their work ethics based on lies and conding people and try to manipulate things around customers deposits by making false reports and allegations !! I rented the property through them and it was hell for us to deal with .... They deliberately caused delays on important issues raised by us during the tenancy agreement.. list can goes on how horrible this company and currently the biggest Shambles!!! One of the agent called us from the kurtis property when we left the property and waiting for the deposit, this shambles company and staff told me over the phone blatantly that they will deduct the money for the cleaning situation!!! And this statement comes out of his mouth on the phone conversation prior to any reports concluded at the end of the tenancy agreement!!!! WHAT A JOKE THIS SHAMBLES COMPANY IS AND THE STAFF !!! I challenged him that how can you even say that prior to any final reports!!! This shamble staff said we know that it will get deducted anyway hence why !!! Now this is actually a SCUM company with the horrendous conding staff who already made their mind and intimidate the tenants by saying such things prior to any reports!!!
Would never trust these people and the company!!! We already lodge the dispute!!!!

You think people are fool, ain't no one give a TOSS about your reply ... Go and listen to the phone conversation prior to what the staff already made his assumption regarding the cleaning .... This company is SHAMBLES!!! if you and your company was honest then why did you offer us to reduce the socold cleaning price!!!!
You bumped us with 550 initially thinking we will buy this crap and then suddenly this shambles company remove the £200 when we produce the evidence, with this sneaky behaviour how many tenants this company have bumped!!! SHAMFULL, DISGRACE AND DISHONEST...

Dealt with Alison who was very proficient in quoting a guaranteed rent but decided to go the let only route as quite a substantial monthly£ difference.

I had contacted Kurtis Property, looking for a guaranteed rent scheme, I got plenty of advice, as my property needed some TLC from the previous tenants, when the property was ready, I had an inspection from KP, and given a figure, that was competitive, but unfortunately pipped to the post by another provider on the amount of guaranteed rent to be paid, The service was 2nd to none, just in this case KP could not match the rental figure. Will definitely try them again with my next rental property.

She consistently made courtesy calls to ascertain if my property was prepared for rental, and subsequently engaged in a comprehensive and detailed discussion about their services as a letting agent, offering reassurance that my property was in capable hands. Furthermore, they provided valuable information and guidance to assist me as a landlord, which I found greatly beneficial.

I have previously engaged with other letting agents who did not demonstrate the same level of courtesy or communication as Allison. I felt comfortable asking questions and maintaining regular contact, and the knowledge that tenants are thoroughly vetted provided additional peace of mind.

Kurtis agency took a lot of money from landlords in regard of maintenance. We do not understand why tenants are complaining.
We were really sick and hospitalised when we were with them. They are rip off. Landlords have to be careful but it is your own choice if you want to join them. Good luck landlords!!

I recently had my guaranteed rent contract renewed. One year of stress free letting. Rent is paid each month on time. No issues with the management of the property. Customer care is excellent. I really appreciate Umar's efforts and professionalism, and the friendly manner in which he dealt with everything throughout the process. It has been a pleasure working with him , and I am grateful for his help in reaching a satisfactory renewal of the contract.

They are a very unreliable company. They almost never answer the phone or respond to emails or voicemails unless you chase six or more times. They constantly claim to "have no record of" maintenance issues raised through their own platform, even though they have sent email acknowledgements of each issue when it was raised. They never follow up with contractors to see if they have actually done the work they have been engaged for, and so often work sits undone for six months to a year until the volume of complaints gets high enough for them to notice. This is based on almost a decade of experience with them as a tenant.
