I am sharing my honest experience of a full roof replacement on my four-bedroom detached house in Chester by Kingswoods Roofing Solutions (Director: Isaiah McDonagh, previously registered as Lee McDonagh). While the roof looks okay visually, the process involved high-pressure price increases, poor weather protection, and sub-standard workmanship.
⚠️ Key Issues Experienced
Massive Price Increase Mid-Job (+£7,500): After removing my old roof, "Lee" claimed I needed urgent cavity wall repairs and rafter strengthening, costing an extra £7,500. With my roof completely off, I felt forced to agree. An independent roofer who previously saw my loft later confirmed the rafter strengthening was entirely unnecessary.
Broken "No Money Upfront" Promise: Despite a written quote stating "no money spent up front till the job is completed," I was pressured into making two interim payments (£3,000 and £5,000) before a final payment of £10,000—bringing the total from £8,500 to £18,000 (including £2000 for fascia and guttering replacement, negotiated later after the work had begun).
Inadequate Storm Protection: Before a major storm over the April Bank Holiday weekend, the roofers left the temporary covering insecure. Rainwater entered my loft. I had to go up and secure the sheets myself after my concerns were initially ignored.
Holding the Guarantee Hostage: I had to threaten legal action just to receive my promised 25-year guarantee. After posting about my experience, the company threatened to void the guarantee unless I deleted my review.
Substandard Workmanship & Omissions: A post-job inspection by an independent roofer revealed numerous examples of poor workmanship. Crucially, they failed to install eaves felt support trays, leaving the underlay unsupported and risking serious water damage and rot to the fascia boards over time.
💡 Vital Advice for Other Homeowners
If you are getting roofing work done, protect yourself by following these steps:
Demand a Comprehensive Survey: Never accept a phone quote. Insist on a full site survey, including a thorough loft inspection, before any contract is signed.
Get Everything in Writing: Ensure payment terms, structural details, and guarantees are explicitly laid out in writing.
Withhold Final Payment: Do not hand over the final balance until the work is independently inspected and the physical guarantee certificate is in your hands.
Update: Several other deeply concerning reviews for this company are now surfacing, including allegations of threatening behaviour. I have retained all quotes, invoices, photos, and messages, and I strongly urge anyone else affected by this company to report them immediately to Trading Standards / Citizens Advice and Action Fraud.
