This was quite a difficult transaction that was made much less difficult by the attention, advice and support of Narissa Bain’s at JS Law. She in turn was well supported by her colleague Darryl who was also patient and gave good advice.

I would recommend their services without hesitation.

Avoid - they seem to be disengaged throughout the process and as far as i can see just paid to forward emails from the buyers solicitors without any additional support. The distance nature & lack of personalised case or informed support has been frustrating from the beginning . Like a call centre for house buying ( without the support).

I honestly couldn’t have asked for a better experience with Amy as my conveyancer. From start to finish, she made what I expected to be a stressful and complicated process feel completely seamless, smooth, and genuinely painless!!

As a first-time buyer, I had very little understanding of how everything worked but Amy was an absolute Godsend. She took the time to explain every step clearly, answered all of my questions thoroughly and didn’t make me silly for asking. She always communicated in a way that was easy to understand. Not once did I feel judged or overwhelmed, just supported and reassured throughout.

She was quick on emails, I could ping her w text and she kept me informed and responded promptly which made such a difference. As I was juggling working full time and buying admin.

I can’t recommend Amy highly enough, she made the entire journey so easy for me, and I would recommend her to anyone a million times over!

I cannot recommend JS Law in any way.

We have a buyer for our flat, hopefully they won't go away, that is a cash buyer, and there is no chain either on their end, or on our end. We are just selling a rental flat as we no longer want to remain in the rental business.

My experience when selling or buying where there are no chains and it is a cash buyer, the process from beginning to end should only take around 6 weeks.

For the first month, it seemed that there was no movement at all with the first Conveyancer we had. Then that one took sick leave, and we've been given another. On the first day, I expressed my concern that things haven't been moving I expressed that we wanted to complete before the new tax year came in, and that communication was important to me. I want to be kept in the loop. In fact, there's an information note on your website that says all communication into and out from the conveyancer will be copied to me. That has not been the case at all.

We are now 3 months into this, and I am being told that they he is waiting for responses to enquiries. It has been a month since the enquiries were raised. When I was given a word document of them, I answered all I knew overnight so that the answers were in the Conveyancer's email the next morning. Every time I've received an email, I respond normally within the hour. Not the same on the return. In fact, I've recently asked what it is exactly we are waiting for, and from whom. I was told I'd get an update by the end of the week. I have heard nothing.

Now I am concerned that the cash buyer might just give up, and go elsewhere. In which case we would lose this sale.

I've now told the Conveyancer that if we don't exchange contracts by 5pm on the 30th of April, we will find a different Conveyancing company. Plus, if there are enquiries that haven’t been responded to after 48 hours of sending them, he should be chasing them. I get the impression he is just waiting for them to get back and not doing any chasing.

This is just very poor performance, and a serious lack of communication.

If anything can be done to escalate this to a higher level please do.

Josslyn Cooper was my solicitor for my house purchase and she was amazing. I was a first time buyer so was new to the whole process, but she made it very simple and easy for me to understand, and was always quick to respond to any queries, and she was also really nice on a personal level. Would definitely recommend JS Law at any buyers out there and when i use them again in the near future, i hope i get Josslyn again.

Kelly was really helpful with any issues/ queries that we had and was able to communicate with us the whole time to allow us to understand what was going on. It made the process a lot easier knowing that Kelly was on top of anything we were waiting for.

Ross Orton provided an excellent service throughout the sale of our property despite the challenges that were thrown our way. He was always on hand to discuss our case and keep us updated at all times.

Firstly I’d like to thank Ross Orton and JS Law for helping me through the sale of my father’s house . Loosing my father wasn't the easiest time . The portal was brilliant for uploading documents and easy to use even for me ( I’m not great on computers ) . Ross was always at the end of the phone and made life just that bit easier .
I’m currently looking for a new home myself and I’ll be using the team at JS Law again in the not too distant future .

Firstly Narissa Bains is very helpful and genuinely cares, professional approach with regards to sale and purchase of my property. She wasn’t given a good start as the estate agent caused a very confusing start to the proceedings however Narissa got it all back on track.

My opinion of the house buying and selling process is that it needs to be brought into the 21st century, it creates problems that are troublesome for all to overcome, this sometimes can create very stressful conditions for all.

However all turned out good in the end Thank you Narissa Bains.
