A Warning to anyone looking to rent.
My experience with Jordan Fishwick at 6 Latchmere Road, Manchester, shows why students and young tenants should avoid them. At every stage they acted in bad faith, misrepresented key details, and treated us with contempt.
The underfloor heating issue was the clearest example. Over the summer, cleaners accidentally switched it on because the controls looked exactly like a light switch. Neither the landlord nor Jordan Fishwick had even disclosed that underfloor heating existed. It was not in the check-in guide, and the landlord admitted she did not know it was there. By the time we moved in, it had been running continuously, leaving us with a £1,500 electricity bill. Instead of accepting responsibility, Jordan Fishwick dodged blame and twisted the evidence to make it look like we were at fault.
Adam Mack’s handling of this was shockingly incompetent and dismissive. First he told us the property did not have underfloor heating at all. When he was forced to admit it did, he then claimed that “electric underfloor heating doesn’t exist” and insisted that if our bills were inflated, the cost would have shown up on the gas bill. This was a transparent attempt to get us to drop the issue and accept the charges, despite them clearly being caused by the agent and landlord’s failure to manage the property properly.
Because Adam Mack was so incapable of managing the situation, Sarah Rushton was brought in whenever things became legally risky. Her role was obvious: to be the slimy operator who twisted evidence and tried to reframe the facts in Jordan Fishwick’s favour. Where Adam bungled things with incompetence, Sarah’s approach was more polished but ultimately more cynical, designed to cover their mistakes and protect the landlord at the tenants’ expense.
The end of the tenancy brought more of the same. Jordan Fishwick submitted an inflated deposit claim of £1,175, demanding charges for a full professional clean and blanket redecoration despite the décor being in poor condition at check-in. The independent Tenancy Deposit Scheme adjudicator rejected most of this, reducing the redecoration claim from £300 to just £20 and exposing the exaggeration of their claims. Without adjudication, we would have lost hundreds more.
Taken together, these experiences reveal a consistent pattern. Jordan Fishwick failed to disclose key information, mismanaged the property, inflated costs, and then manipulated the process when challenged. They exploited the fact that we were students without the legal knowledge or resources to fight every point. We still lost thousands overall, and many others in our position would have simply given up. That imbalance of power is exactly what they rely upon.
In my view, Jordan Fishwick are dishonest, dismissive, and exploitative. They cannot be trusted to act fairly or transparently. Students and young renters in Manchester should protect themselves by steering well clear of this agency.
Only care about landlords, not tenants
Jordan Fishwick were unprofessional and tenant-unfriendly from the start. After applying, it took over two weeks — and a second application — just to get a viewing. When we finally viewed the property, the agent clearly wasn’t interested. No proper tour, no answers to our questions, and they wouldn’t even open the back door so we could view the garden.
I submitted an offer the same day, but was told they were holding off for four more days to show the property to others before presenting offers to the landlord — a clear attempt to start a bidding war and drive up the rent. Not acting in the tenant’s best interest at all.
They use Goodlord for referencing and documents, which was terrible. The system crashed constantly, was inaccessible for people with disabilities, and had no real support.
Then came the holding deposit debacle. We paid in good faith, completed referencing quickly, and were then left in limbo — no tenancy agreement, no legal protection, and told the landlord wouldn’t sign until two days before move-in because they weren’t sure the current tenants would vacate. That meant almost a full month of waiting with zero certainty.
Although the tenancy guide included a mention of the 15-day legal deadline for signing, the required written agreement to extend was never discussed when we paid the deposit. It only came up after I brought up the law myself. That’s a huge issue. Tenants shouldn’t have to know housing law just to avoid being misled or left vulnerable.
Summary: Jordan Fishwick care only about landlords. They disregard fairness, don’t communicate key legal protections, and treat tenants like they’re disposable. The entire experience was avoidably stressful and frankly disrespectful.
Avoid them if you can.
Great Service
I recently sold my property through the Wilmslow office and all the staff were great to deal with. I primarily worked with Theo who was involved with the process from start to finish and provided an excellent service. He updated me regularly and despite a few delays in the sale process kept all parties up to speed at all times. I would also like to thank Richard his colleague who also assisted in keeping things moving.
If you want to sell your house use Jordan Fishwick Wilmslow.

Disgusting company
Disgusting company. They will tell you to sign agreements and pay rent and deposits even tho they haven’t had an agreement with the landlord. We was meant to move into a flat on 1/8 everything was signed and agreed the day before however the landlord decided, even tho we passed every check and signed everything and PAID everythng, she wanted a guarentor. This was never stated before hand and even tho I told the agency I more than likely wouldn’t be able to provide one I was still advised to pay and sign as they could talk the landlord round. I was then told at around 4pm the night before my move they the landlord had said no. So contracts signed everything agreed rent paid and they mess you around like that. The company refused to do anything or care about the situation. I had to argue all that night and the next morning for my money back immediately which I still had to wait for. this company just likes to waste your time and money. This was mine and my partners first property together and now are too scared to try again as this experience was awful we’ve lost money for moving vans etc as everything was booked as we was due to get the keys in the morning. No one told me this may not go through as far as I was aware I’d signed not one but 2 tenancy agreements to still be told no.
Don’t ask permission to take the photos for advertisement
We rent an apartment through Jordan Fishwick.
The apartment is up for sale and on the market with them.
Without any communication, they thought it was acceptable to enter the apartment without permission to take photos! These photos were then uploaded onto the online advertisement. My partner and I had no communication from them that this was happening!!
When I asked for the photos to be removed from online, I got told that “there is no personal belongings in those pictures so I don’t know what the problem is”. A rude comment to make and the estate agent was in no place to say what is personal and not personal in our home.
Furthermore, I was then told “ if you are at the apartment when we do the viewing in a couple of hours I’ll bring the photographer with me and you can move your personal belongings out the way”….. assuming I would be working from home and again dismissing the fact 24hrs notice needs to be given.
Since, they have tried to do viewings with less than 24hrs notice.
When I communicate my frustration and the feeling of lack of respect…. There is never an apology.
I would NOT recommend to sell property with this estate agents as they have been unprofessional with regards to communication and following the law!

0 stars if I could. Young renters — avoid Jordan Fishwick at all costs.
I strongly urge anyone considering renting through Jordan Fishwick to think again. Our experience was dreadful from start to finish, defined by negligence, mismanagement, and deeply unprofessional conduct — especially from Jack Skelly.
The property was in a shocking state of disrepair: active leaks, visible mould, a broken dryer left unfixed for six months, and serious water damage. Despite countless emails and reports, our concerns were either ignored or dismissed outright.
Jack Skelly, our assigned point of contact, was consistently rude, dismissive, and at times intimidating. During one particularly upsetting incident, five male contractors were sent to our flat — not to carry out repairs, but seemingly to mock and belittle us. No apology was ever offered, and Jack’s tone throughout was condescending and unhelpful.
Things escalated after a major hallway leak destroyed our personal items and set off the property’s alarm system. We were never given the code, and when the alarm triggered at 6 AM, there was no emergency support. Despite Jordan Fishwick admitting they didn’t know the alarm code themselves, we were still charged for the resulting damage.
We were also:
Hit with an inflated £650+ electricity bill, having been pressured to keep heating on constantly — with a vague verbal offer to reimburse, which of course never materialised.
Forced to pay for an emergency locksmith when one of the agency’s contractors locked us out.
Blamed for damages that either predated our tenancy or were caused by Jordan Fishwick’s own contractors.
Met with silence or outright mockery when trying to raise serious, valid concerns.
This entire experience was emotionally distressing. The intimidation and disregard for tenant wellbeing was appalling, and a complete violation of responsibilities under the Landlord and Tenant Act. There was no meaningful handover, no support, and absolutely no accountability.
After everything, we were offered a token £100 rent reduction split between all tenants — a sum that didn’t even cover one day of missed work due to the agency’s sheer negligence. Though we never accepted this, it was treated as agreed. Exhausted by the experience, we stopped engaging with their communications to protect ourselves emotionally. We vacated the property within two weeks, but were still forced to pay a full month’s notice rent — only agreeing under threat that our references would be withheld otherwise.
Jordan Fishwick is one of the worst letting agents we’ve ever dealt with. Renters deserve to be treated with basic dignity and safety — you won’t find that here. Avoid them entirely.

Shambolic
Shambolic. Sent confirmation email of viewings to the wrong email address (which was copied wrong by them from Rightmove). Then when we showed up, both houses had Sold signs outside with nobody there to meet us for the viewing. The next day had the audacity to call and complain for not showing up to the viewings!
SO unprofessional - Do not use Jordan Fishwick
During my sale (2 bed flat) I chased JF most of the time and when eventually the sale completed they did not even bother to contact me (yet grabbed their fees) .....
I had to chase them / complain ..... eventually I received an email from Martin Moston
Group Operations Director, Manchester with the biggest load of Bull excuses.

Our experience of selling a property in…
Our experience of selling a property in Wilmslow with Jordan Fishwick has been exceptional.
We initially invited nine estate agents to attend the property to provide an opinion on valuation and present their approach to selling our apartment. Six responded and made appointments at which detailed discussions took place. All were asked to then provide a written proposal together with contractual terms & conditions. Three of the estate agents stood out with respect to their knowledge, approach and communication skills among which was Jordan Fishwick and Richard Peck the Sales Manager of the Wilmslow office.
We shortlisted the two estate agents who had properly prepared in advance of the appointment, demonstrated the best knowledge of the local market and most impressed us with their insight, communication skills and integrity.
Ultimately we selected Jordan Fishwick because the contact terms & conditions offered were clear, simple and fair to both client and estate agent (presented in normal size text on less than one A4 page). By contrast, the contract proposed by other contender was many pages of small print and significantly unbalanced in favour of the agent!
No time was wasted by Jordan Fishwick who photographed the property and prepared a sales brochure for approval within days. A two stage strategy was initiated, initially "off-market" to existing Jordan Fishwick prospective buyers and then on-line and in store. A number of viewings were quickly arranged and took place.
Within two weeks of signing the contract, Jordan Fishwick had identified a buyer who wished to proceed with purchasing our apartment subject to selling his own property. And, less than two weeks later a formal offer and Memorandum of Sale was agreed. At this point the hard work of progressing the sale through to completion began.
The journey to completing the sale took a further four and a half months as a consequence of delays introduced by our buyer’s solicitor, plus a chain which involved a further property. During this period there was a continued strong focus by Richard and Theo Orr, the Senior Sales Negotiator working on the sale, who kept on top of progressing the sale and keeping us fully informed and aware.
In summary, I have no hesitation in recommending Jordan Fishwick to any prospective seller. They understood the market, optimised the sales price, were professional, effective and above all honest, helpful and personable throughout the entire process . . . and charged a transparent and realistic commission.
Great experience as a tenant
Took over the property I was renting and it was very smooth. Prompt responses any time I needed help, were there for me when I was having severe health issues. Got full deposit back with no quibbles, having just cleaned the place myself. Gutted I had to leave my property and responsive agents. Gotta mention Joely Brooks being my main contact, always very responsive, very sympathetic when I was going through a bad time. Wish I'd been able to rent my new place with them.
The team have been amazing
The team has been fantastic. After having my apartment let out for several years with Leaders, this experience has been completely different. The team is always available and ready to resolve any issues, giving me confidence that my apartment is finally in safe hands.

64 five stars and 32 one stars says a lot. Stay far away from this archaic arrogant and nonchalant estate agent. My experience with them and many others apparently was exceptionally terrible. This is the first estate agent I have ever used that has kept a deposit of mine upon rental application based on a theory of theirs that not all information was provided correctly AND my guarantor on well over 90k a year was not adequate. Still in proceedings with this sham show of an estate agent… next steps…. Ombudsman then court. There is something very fishy about Jordan fishwick. They put making small monetary wins over their customers. Point blank go elsewhere.
Since the day I received the key
Since the day I received the key, I've felt as if I've been robbed. When I entered the house, I immediately noticed that there were serious issues in many areas. However, my emails went ignored. If I have to express my feelings, it's truly terrible—so bad that I don’t even want to say more. It's ridiculous that your company's accountants have repeatedly made mistakes with the simplest addition and subtraction. Furthermore, one of your employees replied to my email, saying that if it weren't for them, I wouldn't even get the remaining deposit back. This is truly laughable. Aren't you supposed to act according to the owner's instructions? The owner is willing to refund the deposit to me; it's their choice. You’re merely acting on the owner's directions. I don't understand why your employees would take credit for this. Even though I'm not a local, that shouldn't be a reason to take advantage of us.
