Would recommend

I have used Humphrey’s and co multiple times to handle my property and they always do a great job. There was some slight delays with getting some documents posted out which almost held up the completion on my home however another solution was found and everything went smoothly in the end

Best known secret in the world of solicitors

I really didn’t want to write this review because Humphrey’s and co is best kept as a secret. In my 15 years of using solicitors I have never met ones that are so timely and efficient. I was lucky enough to have Jonathan Griffiths as my primary solicitor and he was extremely timely, explained things very well and actually proactively read through the existing documentation and spotted things that needed to be changed and updated according to current law.

In my previous experience, it was me that had to go through the documentation alone and flag anything I thought needed to be clarified by the other party. I have never had a solicitor as good and proactive as Jonathan, I am sure this goes to the rest of the folks as well.

Every venture needs a strong team and I have found my legal partner in my future ventures, hopefully you will too.

Capital gains tax billing information

Humphreys &Co acted as our solicitors 22 years ago when we purchased a property. We have just sold the property and needed information about their fees to calculate how much capital gains tax we had to pay. Despite the many years that have passed, they were able to give us all the information we needed within a few hours of our request. Excellent service!

Natasha was great!

We had Natasha supporting with the sale of our shared ownership flat in London. She was communicative and very knowledgeable, even to the point of helping the buyer's solicitors with their understanding of the sale requirements. We could not recommend her enough. Thank you Natasha for getting us over the line!

Highly Recommended!

Outstanding

This is the second time I've instructed Natasha at Humphreys & Co, first for a lease renewal and second to sell my share of a property, and both times she's been outstanding. I've always been kept up to date at each stage, any questions have been answered quickly, and the cost is reasonable. I'd definitely recommend them to others.

Consider seriously before using.

This was one of the worst customer service experiences I have ever had. Inflexible, patronising and incredibly frustrating. I am now using a different solicitors; which, is such a better experience. I would seriously consider using this solicitor as there are better ones out there.

Do not use this law firm

Do not use this law firm. I engaged them (Natasha Hearn) as my conveyancing solicitor as a first time buyer. I was buying an ex-council property and explicitly asked Natasha in the enquiries process whether any Section 20 Major Works bills were planned. In my report on title issued by Natasha the only major works identified were for £1277.41 and an undertaking was provided by the seller to pay for this. I proceeded with the purchase of the flat and 5 weeks after completion I received a section 20 Major Works bill from the Council for an estimated amount of £20,399.88. Notice of this bill was given 6 months previously and so should have been identified if enquiries were properly performed by Natasha. I complained to Humphreys as Natasha had failed to notify me of this ie. had been professionally negligent (this is in addition to another error made by Natasha, which she admitted was “an oversight on our part and can only apologise for the same”). Humphreys failed to respond to my complaint in the matter; giving me avoidant responses, constantly delaying, and even outright ignoring a Part 36 offer made by my new solicitor in a professional negligence claim that I had to pursue since being put off and ignored by Robert Humphreys. My experience with this firm and most specifically Robert Humphreys has destroyed my experience as a first time buyer. I have been so stressed by this bill and the way I have been treated by Robert Humphreys that I have been unable to enjoy my flat and my mental health has been seriously impacted. I have all of the documental proof to back up this review, which I would be entirely willing to share. AVOID AT ALL COSTS.

Affordable and positive in an expensive and convoluted process

I’ve now dealt with Humphreys & Co. over some years, through 2 property purchases and 1 sale - the latter process being incredibly stressful. Despite the processes being typically over-complicated British house moves, Humphreys & Co. remained reliable and proactive. Najwa had to pick up our case half way through and quickly adapted to my preferred communication and update style, providing constant updates, reassurance and advice. She had good understanding and was able to explain everything in a way we could make informed decisions. We appreciate her (and Natasha’s) time and will continue to use for future moves.

Amazing service from Natasha

We used Natasha Hearn to extend our lease on our shared ownership property and then to sell that property and buy our new house.

It was a stressful sale with many ups and downs and Natasha kept me sane throughout it all. Amazing communication at all times, explained anything we didn’t understand (which was a lot!) and really drove the sale forwards whilst dealing with not very helpful housing association and buyers solicitors.

She was so through and helpful during a really tough time when we were trying to relocate and had a new born baby.
I can’t thank her and recommend her enough, my go to solicitor now!

Highly recommend!

I had a really great experience buying shared ownership with Natasha - she was always very professional and efficient in dealing with the entire process. Humphrey’s is good at communicating with clients, setting clear timelines etc which is really important in reducing stress in house buying process. Would highly recommend.

This firm is so bad I had to switch…

This firm is so bad I had to switch conveyancers before the process had even started in earnest. While other law firms let you onboard through online processes, these guys still do everything over email. And require you to send hard copies and get notarised at the post office for their due diligence. I used them back in 2017 and had a good experience. But for my recent sale and purchase, they were awful.

You never became a client (again) after we conducted a transaction for you in 2017 (which we regret).

Your concern expressed is mainly as regards our on-boarding due diligence processes. It is we are afraid a fact of professional life these days that checks on clients' ID and source of funds to be made by solicitors are a mandatory aspect of compliance. In this instance, we did send you a couple of emails explaining.

Property transactions are of substantial value and regulatory compliance by solicitors must take place. In this case your ID, for example, from back in 2017, was too long ago previously to be usable again on this occasion.

We have looked into the email correspondence and it does seem that on this occasion our team was slow in getting back to you in response to some of your emails, and I can only apologise for that. This occurred at a time of staff absence owing to illness.

We are pleased to hear your positive feedback on your 2017 transaction. We are sure, though, that were you to have become a client on these August 2023 transactions then you would have had an equally positive experience with our team.

We would be pleased to offer on your next transaction. Never say never.......

I was referred by a neighbour when the…

I was referred by a neighbour when the previous solicitor I used took a very long time to provide me with a quote. My expectations were exceeded, Natasha Hearn kept me informed at all times and I found her to be very thorough with her work.
She was always there to answer my questions (and very promptly). I must say the service I received will be hard to beat.
I will not hesitate to deal with Natasha again. Thank you again.

This solicitor firm should be…

This solicitor firm should be disbarred. During my attempt to purchase a shared ownership property, I encountered numerous issues with these solicitors. As a result, I had to terminate their services after 8 months and seek assistance from another solicitor, as my property was at risk of being lost. Communication with them was virtually nonexistent; they failed to respond to emails and displayed a complete lack of concern for customer care. When I expressed my dissatisfaction to Robert Humphrey's and even posted a negative review on their Facebook page, they demanded that I remove the post, claiming it was defamatory. However, my statements were factual, and it seemed they were simply using their legal status to intimidate me. I have never encountered such unprofessionalism and incompetence before. I strongly advise against utilising this company's services under any circumstances.

1. We regret that you have posted these unfounded assertions on a public forum when during the transaction we sent you our confidential internal Client Concerns (Complaints) Procedure but you did not engage with this.

2. You were buying from a housing association (“HA”) a shared ownership new-build property in course of construction.

3. During the transaction you published on our Facebook site untrue and seriously damaging statements about our professional competence. The partner leading our team required you to take down this defamatory post and explained that absent this we would need to treat the relationship of trust and confidence between you as client and us to have been broken and would need to withdraw from the purchase.

4. You took the post down and we continued to do the best we could for you and, crucially, your lender to try to advance the transaction, but the selling solicitors were extremely slow in supplying the material required for you and, crucially, your lender to safely fund the purchase of this property.

5. The elapse of time from the beginning of the transaction was down to the selling solicitors not our team.

6.You were a valued client of our team and we weIl understand that you experienced frustration at the slow progress of the transaction. It is not right, though, that our team should be made the butt of your frustration when it was the HA's solicitors from whom materials were awaited.

7. You were buying a new-build property in a development the construction of which had not yet been completed and where the selling HA did not yet own title to the property that they were seeking to sell you and have your lender lend on.

8. We were engaged by you on 21/10/21. Our team did not receive from the selling solicitors the 1st tranche of their proposed contract pack until 20/1/22 (3 months later) nor the 2nd tranche of this until 3/2/22. You terminated our engagement on 13/6/22 and even by that date we had still not received all the contract papers from the selling solicitors.

9. The development in which the property is located did not become build-complete and was not handed over by the builders to the selling HA until 23/2/22 (4 months after we were first engaged).

10. Throughout our team put to the selling solicitors necessary requirements for information and enquiries about the title to the property that they were selling, but they did not answer these sufficiently or in a number of cases at all, right through to the date of your disengagement of us.

11. It is untrue for you to say that our team did not send you updates. We emailed you and your brokers (as well as the salespeople for the selling HA, the HA’s agents and the selling solicitors) throughout in response to requests for updates, often multiple requests on the same day or every few days. Most updates, though, could only say that further material was awaited from the selling solicitors.

12. You were, as were we, under extreme sales pressure throughout from the selling HA and their agents for you to commit to buy what they were trying to sell you and thereby to get your, and crucially your lender’s, money.

13. Our team worked hard for you trying to push it along, and responding efficiently to email correspondence from multiple parties, including to a reasonable number of requests for updates, but were stymied by continual lack of action on the part of the seller's solicitors.

14. You received extreme pressure from the selling HA to exchange contracts with the selling HA trying to get in sales money by the end of their financial period (month end).

15. This is what happened and in light of this we ask you to kindly remove your post.

16 We invite you to again engage with our Client Concerns (Complaints) Procedure and if you do so then a review of the transaction can take place confidentially between us, not on a public forum.

Cherry Picking Clients, Be Cautious

Contacted Philip, solicitor for a case last month after seeing good reviews of the company. He is based in wills and probate. I was attending seminars and missed a few calls, he was angry because I had missed calls. His initial voice mail was inaudiable because it appears he barely opened his mouth to leave the voicemail when he spoke, so it was near impossible to hear the number to call back. When I called his office and returned his call to discuss the matter at hand, I was informed he was unavailable from the office. He called with an unknown number and works from home.

What struck me is the fact he was more concerned about my surname than the actual case. Took the time to write an email to clarify the spelling of my surname, demonstrated in an email he sent me. I am not sure what this had to do with my case? He composed and sent me a questionnaire that was patronising. Whilst appearing to establish further details, his intention was to pry into my entire family's status in the country. Completely absurd, as my family have been residents across 3 different generations in the UK. Again what does that have to do with the case? All of a sudden we went from wills and probate to immigration. Our probate situation is in England And Wales, involving grandmother's death. The act was extremely insensitive, unprofessional based upon the circumstances. What happened is a mockery of wills and probate legal services, at best is a sensitive area of law. Some of us involved have already suffered psychologically. So what would possess a legal professional to behave in this manner? He is cherry picking clients based upon ethnicity. Please avoid at all costs.

We are sorry to read these adverse observations and have looked into these straightaway, as your assertions are very serious and damaging. To say that we "cherry-pick clients based on their ethnicity" is indeed defamatory. We must therefore ask you to kindly withdraw that unfounded assertion.

Our client base is extremely ethnically-diverse as is the composition of our staff.

You were never a client of ours because, after initial investigation, we recommended on 19/9/23 that you should instruct a solicitor with expertise both in English law and in the law of a foreign jurisdiction, and suggested to you options for finding such a solicitor.

Your claim that “(Mr Siddons) is cherry picking clients based upon ethnicity” is wrong, damaging, outrageous and unjustified.

You were enquiring on behalf of your mother in circumstances involving your grandmother, who died intestate in 2021 (the UK Government website did not show a grant of representation in relation to her Estate), also possibly as to aspects of property and inheritance succession law of a foreign jurisdiction and aspects of the English laws of domicile, succession and the administration of estates.

You had carried out legal research about the case, were familiar with its details and had your own views about it, but we still needed to investigate the background of the case including the questions of your grandparents’ domicile and of their connection with this country.

You had sent 2 emails with different spellings of your name so, naturally, we also asked about the correct spelling. You clarified this. At the time you did not complain about the question.

Mr Siddons telephoned and emailed you a number of times on 18/9/23 to discuss the case but received no response from you. Later that day you confirmed receipt of his voicemail and told him that his emails had gone to your spam folder.

You did not complain to us at the time that he had shown anger that you had missed his calls or about the quality of his voicemails or that he had called with an unknown number.

You apologised that you had missed his communications.

Even though you were and are not a client of the firm, and did not engage us to advise or represent you, we put a significant amount of work into trying to assist you. Even though you were not nor are a client of the firm, if you email lawyers@humphreys.co.uk we will supply you with our Client Concerns (Complaints) Procedure for you to engage with such that we will look into your expression of concerns and formally reply to you as to these.
