I'm absolutely shocked by the behaviour of this letting agent.
When we went to move into our new flat it was filled with dead insects and the freezer was full of mould. It was clear the agent didn't do the standard checks on the apartment before we moved in. We then requested it be cleaned so it was livable. Azimjon Uzokov (I advise you to avoid this agent), made it very difficult for us to have it cleaned and furthermore one set of keys for the lock didn't fit.
Azimjon told us the landlord agreed that if we arranged a professional cleaning at the price of £190 and had new keys cut at the price of £18
that would come out of the next month's rent. We sent the receipts for these payments and then we received an urgent email from Azimjon stating our landlord will now take legal action against us for underpaying rent, though he said our landlord agreed that deducting these costs form our rent was fine (we have email evidence of this). We have called and emailed Azimjon and the office multiple times and they will not respond to us.
We have proof of these payments and the agreements made and yet Azimjon is threatening us and uncontactable. Disgusting, unprofessional and irresponsible behaviour. Please go elsewhere!

This agency doesn't help you at all, I've been living for 2 years with mold in my house, a broken toilet, no heat, I've been waiting for a year for them to install a radiator, the agent from Haart told me that Ladlord doesn't have insurance and I have to keep paying the rent because they threatened to evict us, having a child, I called and Barnet didn't help us at all, of course we moved, what you say about Haart Agency leaves me with a bitter taste

Although the team were short staffed , every effort was made to respond promptly to queries.

Since 2022, our properties were transferred to Haart Harrow management team from Wembley office. At Haart Harrow, we have encountered the most unprofessional and the most irresponsible agents. They are never approachable when you try to contact them over phone call or email. They occasionally phone you back, but the agents lack the basic knowledge and skills to have effective communications to solve the problems for both the landlords and the tenants.
PLEASE AVOID!!!

Quite the worst experience I have ever had from any business. For over a year, the agent Yasser, has provided almost no service or feedback and has generally ignored emails and calls. After 2 failed sales I have learnt that for 3 months I have been lied to regarding a purchaser progressing a sale when in fact they did not even apply for a mortgage and no one checked. Worse still, Yasser lied to me, advising me he was liaising with the mortgage broker to provide information. I understand he has left the company now and since then the representative Zake has also continued to ignore emails. I requested two weeks ago 3 times since to delist and remove my adverts, and they are still online.

I rented a flat through Haart Harrow for the past 4 years, and while the rental process went well, problems occurred when the tenancy ended 24 days ago. To date I have not received the deposit of over £2000 back, even though there is no dispute in place and the landlord of the property has requested that Haart return the deposit to me in full. The Haart area director did assure me this week that she would arrange for the deposit to be released, but has again failed to deliver on this. Haart staff appear incompetent and not interested in resolving this issue for me. I have now been left in a situation where I have had to raise an official dispute with Tenancy Deposit Scheme ( TDS) in order to get my deposit returned, this unfortunately will be a slow process, and could easily have been avoided if Haart were properly organised, with better trained staff.

I wanted an estate agent who would manage my property efficiently. Haart Harrow and their Property Management as well as their higher management have proved to be expensive and ineffective in responding efficiently to tenants regarding house maintenance and when their maintenance requests and non communicative with me when I have requested meetings with managements to try and resolve issues by having a meeting on zoom.
In terms of one of the maintenance jobs ( following previous experience of their expensive charges, I requested that before the job is done, inform me of how much Tops Maintenance is going to charge. They did not get back to me. I sent several emails regarding this - no response. 3 weeks later the plumbing job had still not been done so I sought out a plumber - they charged £60 for a small job that involved screwing on a cap to a water outlet pipe.
They have charged me £156.00. My requests to improve communications have gone unheard. They have lost at 3 sets of keys - one I handed over directly to them at the start of the tenancy, 2 handed over by previous tenants - one of whom sent video evidence of posting through the Haart Office. This has been sent to them - when I needed urgent access (having obtained permission from the tenants) due to tenants being away - the office was unable to give me keys to access. I have informed them that they have been in breach of contract. They have informed me that if I want to end the contract and if the tenants that are currently staying there continue, I would have to pay one month's rent as fee for these tenants to stay on. So the option for me at the end of this contract which is coming up is to ask the tenants to leave or pay a whole months rent to Haart who have provided a shambolic service all round. I requested management services so I could have peace of mind knowing that my property is being well looked after - I have no trust in Haart being able to do this. I have got to know the tenants and I appreciate they hae looked after the property well.

Haart had manage my property almost three years , signed three years contracts which i really regret and haart will not terminate it .always can't get hold of anyone , they never answer phone call and never reply email, unless you put in a complain then you might be lucky to receive a reply. I have been trying to contact them to arrange for my contractor to attend to fix the ventilation issues since june 2022 and no body reply or response until environmental health contacted haart in oct2022 because tenent complain about mould. Then Haart only willing to correspond with me ,but refuse to arrange my contractor to attend . charlotte from Haart insisting to use their top maintenance company eventhought this is a specialist ventilation problem and top maintenance has no idea how to repair or replace the system. After months of delay(haart reasoning is lack of staff, unable to cope with workload, hence don't have time to answer my phone call and email, don't have time to make appointment for my contractor to attend ) finally new ventilation system install by my contractor in December 2022.took Haart 6months just to make an appointments with tenent to allow access. In Febuary 2023, Haart deducted my rental income and give me an invoice, claiming top maintance had fix the ventilation system, which is not true as i paid 700pound to my contractor to replace it in December. Been trying to contact Heart since then to ask for a refund and no reply again. This is not the first time Haart just deduct money off rental income claiming work that has not been carry out. Check your statements carefully if you want to use Haart. They will always add fees , services etc that you haven't agreed to or they haven't done onto your rental account . Regarding the mould issues from oct 2022, i still waiting for Heart to response . i constantly calling and emailing , but no reply at all. They are the worst management company ever. I really don't know how to contact them. Also , there is one and a half year of outstanding bills tenent don't want to pay and Haart is too scared to collect it for me. In the three years , i never get a property visit report , reasons from Haart is due to covid, they don't do property visit anymore. i honestly don't know if they have any employee as i cant get hold of anyone since january .

I am a landlord. I have had a long-term relationship with Haart's and will continue to do so. I am particularly satisfied of the commitment of Haart's team to deal quickly and effectively with any problems that my tenants have. A recent example involved using voice mail, text and e-mail to ensure maintenance issue work was quickly authorised and then following through to the use of approved contractors to get the job done.

This morning I was contacted by email by Tatiana Panetta on behalf of Spice Haart reminding me that my contract will end in 3 months and if I want a new contract I should contact her to discuss it. Of course I contacted her and asked for a new contract. Tatiana Panetta managed to go through the whole process within 2 hours, negotiate the new contract and sent it to me via e-mail. Thanks Spice Haart for renewal and especially Tatiana's Panetta for commitment, attitude, professionalism and promptness. I wish her all the best.

I've been with Harting as my letting agency since July 2020, and they've really taken the stress out of it. I had to move far from my property and cannot sell at this time, so the service has been crucial. Big thanks to Abid Ahmed for picking up my account last year.
