In the 16+ years at my property I have…
In the 16+ years at my property I have never seen Greenbelt on site yet they continue to take £20 a month for grounds maintenance when the Factor pays a different company to do the work and charges us for this in tandem. Have queried and complained multiple times but they seem to be responsible for different areas. Can't wait to be shot of them. It feels very much like being scammed without any recourse

Hi if anyone out there that can share some light with these people as I live in an estate with around 150+ houses I bought the plot over 7 yrs ago before built now they come along with payments like this.
I live in a 3 bed which they want £300 monthly my friend who lives across in 4 bed has to pay £400 and they have around 10 2 beds which pay £200 I really am furious as can’t get no where with the attitude on phone anyone that could give me some advice will be so grateful 🙏 (L c b wales 1983 @ yahoo . Absolutely disgusted with the approach…
Absolutely disgusted with the approach of this "company"!!
Original plans for the maintenance charge on our new build estate has so far been changed 4 times and the "tp1" which we signed before completion was poorly defined ( infact it wasn't defined at all ) by the developers. Despite repeated requests to Greenbelt for clarification and a thorough breakdown of responsibilities and costs we are still in dispute, these " management schemes " are a clear racket and a monopoly. Hopefully the recent test cases and the terrible press they are getting will prompt the government to change the law in favour of the general public. Oh and trust me the 5 star reviews are false. If you can avoid these pirates like the plague.

Reported the use of GreenBelt grassed…
29/3/25 - GreenBelt land deteriorating and misused. I reported the use of GreenBelt grassed area by residents for parking both private and commercial vehicles in 2024. Received no reply. Reported for the third time (after a take-away van started trading from there!) in January and was told the site manager was visiting that week. I put my account into suspension in protest, but to no avail. We are now almost in April and no feedback and no action. The grass is dying, it’s churned up with wheels and vehicles are queueing to park on the land. GreenBelt are supposed to maintain this for the betterment of the estate, but it’s doing the exact opposite. I’ve held back from leaving this feedback naively thinking GB would sort this out with signage or a small picket fence, but they do not seem to care. Next stage is a discussion with my MP as all unhappy residents should do, given recent events in Parliament.
31/03/25 - Response to GreenBelt reply: - the area where boulders were put is a completely different area of the estate and only involved a truck and a car churning up the grass. The account manager has been provided with photos and location of this different problem involving multiple private and works vehicles and all I have asked for is a notice or two to start with. Please re-look at your notes, I haven't reported the area where boulders were put, rather this other area of the estate.

We note you have contacted our customer care team prior regarding issues with cars/vans parking on grassed areas of Greenbelt land. In an attempt to try and resolve the parking issue, the regional operations manager for the site had previously put boulders down to try and deter anyone from parking however they have appeared to have been rolled away.
We do understand this is an ongoing issue on site with cars being parked on the grassed areas and are actively working with the regional operations manager and relevant departments to try and find a resolution that will provide a lasting solution.

If I could give zero I would.
Continuous rising bills every year, lack of maintenance, being charged for a RUBBISH field anyone can access and break things on to which the residents are charged for. £650+ VAT to lift a fence up and drill a couple of holes in it is diabolical, I am talking ONE fence .
The street is a mess, what are you charging over £400+ a year to each resident for? A smelly field nobody uses because it’s an eye sore.
ABSOLUTE SCAMMERS AVOID AVOID AVOID!

All maintenance on site is carried out in line with the specification stated within the written statement of services. Our contractors attend site every month to carry out routine maintenance.

RESULT.
Just received two royal mail 'signed for' letters and a cheque from this company. Letters stated that they are done with me, I don't have to pay them anymore. Full refund...for 'all' money ever given to this company. Weird but true. Keep trying...it worked for me. Good luck people.

Disappointing
Just received latest bill. Can see descriptions have been changed to try and hide fact elements of bill have increased significantly beyond inflation. Total annual bill to residents on an estate with 189 houses now stands at around £50k which is not good value for service received.
I wouldn't mind but they have never properly completed site inspection in over five years despite now charging best part of £548 a month- it took residents complaining that birch trees had been planted where on plan they should be bushes. Greenbelts solution was to cut the trees in half that quite frankly now just look ridiculous- a hedge of half chopped birch trees! Just to add, it's not a full hedge as the landscapers ended up killing most them when they have been doing the grass cutting. Definitely a complete show of incompetence. I have contacted Greenbelt to sort this properly but they are not willing to revert hedge back to what is on the plan and blame house builder (despite not checking correct items planted before they took contract on).
Another prominent issue is the paths are not fit for purpose and most now need repaired. Greenbelt should never accepted the paths from the house builder. They have occasionally charged residents with temporary fixes causing some upheaval that our local MP is now involved in. Despite residents complaining they just pass blame onto house builder and do nothing.
I have given in trying to resolve issues with greenbelt- although they do respond, unfortunately they are not willing to resolve issues, rather give excuses.

if we can refer you back to the email conversation were we previously advised that Greenbelt has no say in landscape designs and all installations were carried out by developer and council via agreed plans.
I would like to assure you we do our utmost to ensure value for money. We for instance engage contractors using our PQQ (Pre-Qualification Questionnaire) and a best value purchasing method.
In regards to your comments about the site inspections, please note that we have provided you on request, copies of the site inspection reports for the last few years which details when the regional operations manager has been on site.

In 7 years this company have increased…
In 7 years this company have increased the charges by 90% and what happens if I don’t pay, bailiffs…I don’t use communal areas, I don’t use the park and my streets are ridden with weeds.
Money for old rope for these charlatans

Incompetent!!
Would be zero if I could yet again.
Disgusted to have received a pre sue letter for an account that is up to date with payments. I don’t know how many times I have to call you up and explain I’m on a quarterly bill. Well you know what, I’ve paid the full bill coz I can’t keep fighting and being hung up on when you can’t do your job correctly. Send me a pre sue letter for 1 amount but my account has a balance for less than that, how dare you!!! Don’t threaten me with legal actions when my account is clearly all noted but again, not read.
Honestly, anyone thinking of buying a new build that these guys deal with, pull out of it. If you have just joined this company working for them, run for the hills coz your pals will hate you. Loan sharks are probably better to deal with!!!!!!!!
