This business is committing fraud. I just noticed that my bill went up by over 50%.

When calling to complain I was told a notice is sent out 30 days ahead, and I received no notice. I called again and was told that it was "sent in the mail." Every other communication I receive is electronic but somehow a 50% increase in the cost after 3 months is sent by mail.

I also found that this company is being pursued in multiple class-action lawsuits for exactly this bait and switch scam,

Do not work with this company. They will tell you a price and then not honor that price a few months after you move in.

Extra Space Storage is a completely dishonest and fraudulent company.

Horrible business practices. Unit went up from 100 to 177 three months after moving in. They did not disclose that.

Have not yet used the storage unit but need to have it ready for upcoming delivery. Charsalyn Jackson at the Emmett Lowry Texas City location was so friendly, cheerful, competent and helpful in opening the account and setting up the unit. She made the process not only painless but also pleasant.

Only Shylock could have created this company. Yes, the CEO is a JD. His contractual double talk over prices says it all. He is an unscrupulous individual no doubt and I look forward to seeing him at the temple, I think we both go to the same one. No matter what the assurances are, they always raise the rate and I'm not talking 5% I'mtalking 100%. No wonder their brand is ruined they are "rebranding" their organization.

My rental unit fee went up from $105 to $165 with no warning after only 4 months. I find this to be unprofessional and unethical. A 60% increase overnight without warning is a shady business practice and a clear money grab. I do not recommend doing business with Extra Space Storage.

This is a fraudulent service that lures you in with low prices and then, without any prior warning or contract breakdown, increases your rate by 50–100%. I was overseas for a few months when they doubled my price. Check the contract — it essentially states that they can assign you any price they want.

Contracted with them for an affordable alternative to previous storage unit. Was represented that price could increase, but by only a small percentage and that company would inform 30 days prior to increase. Shockingly, my rate doubled from $83.00 a month to $162.00 without any prior notice! Store contact was unhelpful and made unfounded and dishonest claims about initial visit to the store. DO NOT RENT HERE!

This review is for 8311 W. North Ave., Melrose Park. I went to look at a 10x10 storage space before signing a lease and was shown something smaller. I knew it was not 10x10 because I have done a rehab and I am 5'10". I said, "If I laid down, there would not be 4'2" left on the floor. Her response was "That's the way they make then". This is unacceptable. If you are going to charge me for 100sf, then give me 100sf of storage. I didn't like the customer service. At the very least, they could have showed me a different unit after I voiced concerns on the square footage.

I have two storage units with them. One is half the size of the other. I happened to notice this month that I got two charges from them for the same amount. I thought they double charged me.

Turns out, they raised the price of the smaller unit to the same as the larger unit with no notice. They gave me some BS about having sent me a "post card" as notice.

Got sick of the price increases and moved on! Good thing my son owns a moving company and I feel sorry for the people that get sucked in by the "online price" only to get steep price increases soon there after. Just gets old being treated like an algorithm and hearing that the price increase is due to "market conditions". Hopefully the industry will learn that treating humans well is good business!

I originally rented my storage unit almost one year ago and in that time it has increased $160! This is ridiculous and unacceptable and I will be taking my stuff out of storage immediately. Furthermore, their website says that the max they charge is $309 a month but I just got charged $341 a month for a storage unit in Katy Texas. Again, this is an unacceptable increase for a year timeframe!

They lure in unsuspecting customers with low rates and then increase rates soon after, not by 5% or 10%, but by 100% 150% 200%.

For nonpayment they issue a penalty charge after 6 days and after 30 days they auction the contents of your storage. There are reports they 'sell' to their own agents.

When you call to complain, they treat you like you're nothing to them and tell you the contract has options for them to increase rates. When you respond that no warning was given and legal action is considered, they say there is only arbitration in the contract.

They can still be sued for deceptive practices. A class action can teach them a lesson. A federal lawsuit applies if the class is across several states.

When my niece relocated to Philadelphia, I recommended Extra Space in Collingswood, NJ because of its new building and modern amenities. Move-in was smooth, but our move-out was unacceptable. I took off work, we rented a truck, and had to coordinate the move within a reserved move-in window at her new building—yet both elevators at Extra Space Storage were out of service. The manager told us we could not use the stairs from the 4th floor due to fire code, leaving us unable to access her belongings.
When I asked why tenants weren’t notified, I was told the company “cannot send mass emails” and that the lease contains a disclaimer excusing elevator outages and denying access to belongings. This is deeply concerning for a self-storage company.
The on-site manager, Rose, was curt and unhelpful with us and others. Her only proposed remedy was a $4 rent credit. She refused to provide district manager contact information, saying only that she would forward my niece’s details. The District Manager eventually called, but required my niece to speak from Rose’s office phone (excluding me, since I am not on the lease). He was condescending and repeatedly called my adult niece “sweetie.”
Ultimately, we carried her belongings down four flights of stairs and loaded the truck after battling with rude managers for simple access to our belongings. Extra Space could not have been less accommodating, and I regret referring my family to them.

In March, the first 3 months $60 a month. February up to $109, August $195. They said they were completely filled, and the increase was due to market value. I said that was unfair since people may have a lot of things and cannot move their things. It is not illegal, but it is definitely immoral. Disgraceful and greedy.

Not an honest company. Asked upon rental if the pricing was their "normal pricing", not an introductory rate. After 9 months, price for the unit increased 55%

However, I do have to say that the facilities are very nice, good A/C, good lighting and nice halls and trollies.

A nightmare. I called their customer service number to ask for storage units prices . They didn’t only not give me the floor I asked for but , charged me upfront before going to the actual place.
They make customer use a weird complicated lock that even their office has problems showing how to used it .
2 days into this and was unable to access my storage unit. Their customer service team doesn’t answer the phone ever . Their office hours are off for those who work like myself.
I was mislead from the beginning and now out of almost $100 for a tiny unit .
I should add that I paid for a climate control unit
And it’s very hot inside. Outside the building it’s even cooler . The got no AC on .

This company is very deceptive in their advertising. Bought it online for 119 per month. I got my first bill 174.00. Now only 2 months in they went up again and now its 269.07. More than doubled what I anticipated.

I am extremely disappointed with how Extra Space Storage handled my recent rate increase—and even more so with their dismissive customer service. I’ve had a 10x10 unit at this location for over a year, and my rate was abruptly raised from $93 to $173/month, an outrageous 86% increase with no added value, facility upgrades, or justification.

I reached out to the company—both the local Geneva office and their corporate customer service team—to discuss a more reasonable rate. I was polite, professional, and even offered to prepay for six months or more. Their response? A flat, robotic message informing me that the “lowest” they could offer was $145/month—still over 50% more than I’d been paying, and significantly higher than nearby competitors offering better deals.

Worse, the customer service team at corporate completely ignored the substance of my messages. They responded with generic, canned language about "market conditions" and suggested I call the same local office that had already refused to help. You clearly didn’t understand why I was reaching out in the first place. I had already contacted the facility. I was escalating, hoping someone would actually listen. But no one did.

At this point, I’ve formally retracted my business, am filing a complaint with the Better Business Bureau, and posting public reviews so others can be aware of this company's shady pricing practices and poor customer care.

Bottom line: This company does not value long-term, reliable customers, and the support you receive is scripted, disingenuous, and frustrating. If you're considering storing your belongings here, be warned—your price may start low but will skyrocket with no warning, and you'll get nothing but corporate deflection if you try to challenge it.

I’ve already found better, cheaper alternatives with transparent pricing and better service. Save yourself the hassle—look elsewhere.

I’ve been renting at Extra Space Storage in Bluffton SC for over a year. When I started, my unit cost $227 per month. Without warning, the rate jumped to $384, a nearly 70% increase in less than 12 months.

When I contacted the office to discuss it, I was told there was nothing they could do, not even prorate the current month when I gave notice that I planned to vacate.

The facility itself is clean and safe, but the way this company treats loyal customers is disappointing. If you’re considering renting here, be aware that your “introductory” rate won’t last, and you may face steep hikes with little to no recourse.
