I tried contacting Coodes private client team via email and telephone but neither solicited a response. They don't seem to be interested in new business. This doesn't bode well going forward given their indifference and I decided to look elsewhere.
Coodes cost me valuable time and not even an apology
I am on a very tight legal timescale, but was willing to wait two weeks to meet with Melanie Grose and Hayley Gaffney due to their reputations. I had a one hour fixed fee consultation booked for tomorrow, 28th November 2025, in which I wanted to simply ascertain my legal position. Then today I received an email from Poppy Pain stating "Mel and Hayley have reviewed your documents in preparation of this meeting and have concerns as to their capacity to deal with this matter before the given deadline. Therefore, unfortunately, we will not be able to assist you with this matter, and it would not be cost proportionate for you to continue with your appointment tomorrow on this basis". The deadline is the end of January 2026 and this was a one off consultation to ascertain my legal position. No apology. Two weeks of valuable time lost waiting for this appointment. They should have told me on the 14th November when the appointment was booked. When I politely pointed this out to them, no response. Absolutely appalling service. Why offer a fixed fee legal consultation service if you don't actually offer that.
Worst I've ever had
Worst I've ever had - Really bad conveyance experience.
Too many issues to list all of them, but it included getting the sale price on completion wrong (how difficult is it to list a sale price?!) and the biggie of not completing on time because one office hadn't posted the signed documents to another (scanners weren't needed apparently). The last point nearly sunk the sale as we were dealing with a nervous seller!
Believed untrustworthy dishonest
My family were being harassed by a woman believed to be going by the name susanne harris ,
Prior to contacting coodes solicitors at carclaze in st.austell in cornwall regarding an unrelated family matter we were initally met with friendlyness wanting our business, but afew days
Later we were met with hostility , nastiness, unprofessionalism , and we ofcourse hand serious grounds to submit a complaint and later take things further with the law society due to the bizzare attitude from this firm suddenly, paperwork missing, contract being broken , rudeness from a male solicitor was intolerable at this firm, later we discovered the harassment our family had been priorly expierencing which appeared unrelated to this current situation with coodes solicitors at the carclaze firm was actually connected as the the woman harassing our family we later discovered had gone out her way to harass us further by using and abusing her posistion working at this firm to target and harass and cause us further distress, we had no idea that a woman who had been harassing our family, who we did not know and did not know why and from another area who was mentally unstable was unknown to us working for
this firm at this branch to further stalking and harrassing the family and corrupting and interfering with legal proceedings. I believe this is not only stalking and harassment but fraud. Please beaware that this solicitors in my strong opinion is not trustworthy or fully honest.

Fantastic experience with Coodes. Kathryn Shaw and Mandy Beard were fantastic. 8 weeks to complete on our property, great communication and really helpful. I would recommended.

This was by far my worst experience buying my 8th property, Karen Jones laid back approach failed to grasp the seriousness of my situation, communication was poor and explanations,it became the standard blaming scenario it's the owners solicitor's for delays, very dissapointing service wouldn't recommend,as for Kim catchpole she just takes you're money and makes the tea I think good luck!
Absolutely one of the worst
Absolutely one of the worst. Still ongoing after probate October 2023. Emails very late in responding if they do at all. They never give an update unless asked ( says in the contract that that will do) I believe that they aremore interested in billing to be honest. Find another solicitor!
Please avoid Coodes
Please, please, please avoid. Your money will be better used elsewhere and you will have a much better, well guided, well informed customer experience. This company is all show and very, very bad at customer service. I’ve recently moved to cornwall from the South East and in good faith wanted to use a locally based Solicitor for the purchase of a property in Cornwall. However I deeply regret choosing Coodes, I will never use them again, will not recommend them and want to help others by letting them know to steer clear. The account management was very basic, I had to do a lot of chasing, I received very minimal pro active advice, guidance throughout the purchasing process. The level of account management was so basic, felt very strained at times. I felt as though I was on a conveyor belt of cases, on their to do list, various tasks took time and it didn’t feel as though they worked hard to understand your situation, help guide you through the process, once they had ticked a box of forwarding information no proactive approach was provided, explanation, heads up as to what had been forwarded, any issues they thought I should be aware of to help me understand whether the purchase I was making was ok. The lack of clarity at times was very stressful. Coodes did not use a document portal service which my previous solicitors did which was very helpful at allowing us to view all forwarded information in one clear space. All information I was forwarded by Coodes was sent in so many separate documents and emails which was so confusing. Overall, I just didn’t feel as though they had my best interests and helped me to feel confident about the process and that they were providing an overall level of good customer service. Communications were mostly via email with very little focus on building a client relationship. In the end I had to refer to a family friend who as an ex solicitor took the time to run through the information and provide the advisory service I was hoping for which allowed me to make the right decision on the purchase. His approach and excellent advice highlighted to me at how bad the approach had been from Coodes. For the expense they charge, their approach to customer service and building client relationships needs a massive review.

I Ave contact this solicitor from some advice on my marine situation, over 10 days go ,I speevk to some women up country, very unpleasant and luck like wass noid to speek to me I wanded if wass think I'm from Pakistan but likely not , eny way I no wass soupose ave 45 minute free consultation shyd legalet but not happen schy tould me wass cist lots money if I wass goin head and some one wass goin to call me for ave chat ,never happen I got reason shy don't like my accent and don't ever pass my case to eny the solicitor on the area , clary to not be trust ,sorry but this is my oppinion about them coustemers servis is very poor, definitely I don't raccomend

Stress free house sale
The service I received from Coodes during the recent sale of my late mother's house was excellent. Kerry and Debbie made what I thought would be a very stressful experience straightforward and easy, keeping me updated all the way through. The whole process taking only 9 weeks to completion. I would strongly recommend.
Polite staff but shockingly unprofessional
I went in to one of their offices with all the documentation needed for my two cases.
I was sent away and told to wait for a call.
During the call I was asked to supply the information I had taken in the first place, I went back to the office and they took copies and sent them to the individual.
I waited for two weeks until finally calling them, "We haven't received it" I explained that their office had sent it the day of the call. I received a call back " Oh sorry we have got it, someone will call you"
Someone did, very polite, very helpful, took all the details and told me "I'll call you back" two weeks later, nothing. I call them, no answer, I left a message.
3 minutes before close of business that day I receive an email.
A very poorly written email explaining "That they would not be able to help me on this occasion" the email was titled regarding one of the two jobs asked for, leaving me unsure if they would be able to help me with the second job
I rang , Ignored. I emailed asking them to clarify! Ignored.
Please feel free to ignore this feedback as well "Coodes Soliciters" nothing you say will convince me that you have any professionalism .
Companies like you should be careful. Reputation is everything!

5* for Coodes St Austell - First time buyer
I have used Coodes for my recent house purchase, as a first time buyer I was very nervous about the process. Kerry and Debbie at the St Austell office were just FANTASTIC. They responded to everything in 24 hours and always in easy to understand language, they were very helpful and super speedy with everything. We have gone from offer to completion in just 10 weeks. 100% recommend them
Beyond useless
Beyond useless, Had the sad misfortune of thinking coodes were any good, i needed help against cornwall council social services who were illegally funding my late Mums care fees. I could not meet them face to face (even though covid was passed), always chasing, the communication was appalling and by e-mail (you ask 3 questions and may get a reply for one). When the judge set deadlines and the council were not adhering to them i told coodes to notify the court, they kept saying "oh we will give them a bit longer", eventually i had to contact the court myself as coodes and the councils solicitors had agreed to "push back" a judges deadline by 4 weeks. I applied with a N244 to get the case thrown out because the council were breaking judges deadlines, at the hearing the judge agreed with me that the council had breached the deadlines and had no legal reasons for doing this, when i stated i had an instruction from my solicitors that both parties had agreed to move a "judges deadline" which is not allowed, the councils barrister pointed out it was in fact coodes that had asked for this?. The judge denied their barristers costs and said it was the councils fault she was in court today and i was quite within my rights to bring the matter to the courts attention, but coodes had let me down, unbelievable, i had been asking coodes to notify the court and they never had the decency to tell me it was them who had broke the judges orders making it one all so to speak. They then said they could not represent me as any trust had gone so threw me under the bus, head of department Mel grose also informed me she had done something she shouldn't have by contacting the council head lawyer direct as she felt the case was being handled by juniors and that he could "give them a nudge to speed things up". They also refused me any access to all the evidence they were holding about the case which some had been sent direct to them with my permission. Obviously they have their reasons for not wanting to go against the council. I would recommend that if they were the only solicitors in Cornwall that you contact one in Devon
