My husband and I enquired about compensation for 2 months of low water pressure and periods with no water. The estate agent told my husband via telephone that the landlord would only offer 400£ compensation if we signed another 12 month tenancy agreement.
When I said that compensation cant be made conditional, the estate agent said they just act as an intermediary and simply pass messages between us and the landlord.
In my experience communication felt limited and several of our chaser emails went unanswered.
In my opinion the estate agent appeared to represent the landlords position rather than assist us as tenants.

Cristina was very helpful answering any questions I had. She was also very accommodating, doing the viewing late in the day.

Jodie was fantastic from start to finish. She was really helpful, knowledgeable and made the whole process much easier than expected. Her communication was excellent and she always went the extra mile. I would highly recommend her services.

We had a great experience during the house viewing. The realtor was very friendly, professional, and explained everything clearly. Everything was well organized and on time. We arrived a little late, but it was not a problem at all and we felt very welcome. Overall, a very positive experience.

I had a lovely experience at a house viewing with Cristina over the weekend. Although the property was not the right one for us, Cristina was very friendly and knowledgable, providing helpful information on the property we were seeing.

Our experience with this agency has been very disappointing.
We have been living in the UK for 8 years, and we have never dealt with a company as unprofessional as this one.

During our tenancy we reported serious issues such as damp, mould and very poor-quality windows that made the property extremely cold in winter. Instead of helping us, the agency refused simple solutions like providing an additional heater, even though the conditions were affecting our family.

When we moved out, the agency tried to charge us for problems that were clearly not our responsibility, including mould caused by the condition of the property, a mirror that was already damaged when we moved in, and even light bulbs.
We provided evidence, and at one point they reduced the charges — but later they added them back again without proper explanation.

Communication was slow and unhelpful, and we often felt ignored rather than supported as tenants.

I am writing this review so others are aware and don’t end up in the same situation. I hope the agency will improve the way they treat tenants in the future.

I locked myself out of my flat and my car, I had an extremely important meeting to get to and so phoned the office early in the morning to try to get some help. I spoke to an agent called Jodie, she was kind and extremely helpful. She made some calls on my behalf and managed to solve the problem for me. I was able to get back into my flat and get to work for the meeting on time. I was very grateful and impressed with Jodie’s kindness and customer service skills.
Kemal the manager is always polite when speaking to me, he is a good communicator and middle man between landlord and tenant. Kemal always acts in a professional manner and I am very pleased with the service he provides.

Highly recommend Andy Ralph at CKB Estate Agents. We bought and sold through him concurrently. He was great to work with, got stuff sorted quickly and without fuss, and was always quick to respond - even when he was on holiday and we really needed him!

Do not use this estate agent.
They rented a flat that was not fully residential so could not set up council tax or water or utilities. When complaint was raised they just describe this as teething problems.

Pretty difficult to sum up just how consistently incompetent CKB were across the four years we spent as tenants in one of their properties. Naturally as renters you rarely get a choice of the agents, so not sure who this review will really benefit — but it is very clear that CKB are entirely focused on looking after the landlords, with little interest in acting with urgency or care on behalf of those paying the rent. Would definitely advise those landlords who want their tenants to have a good experience to avoid using this agency. Here are just some of the experiences we had:

- on moving in, we were provided with the wrong set of keys
- it tool over six months to respond to our (series of) notifications on large cracks appearing in the wall; seemingly no interest in risk of subsidence to the property
- repeated requests for a leaking boiler to be fixed, repeatedly unanswered; leading to damp and black mould buildup.
- no response to requests for improvements made at annual inspection
- over three and half weeks before the replacement of broken fridge
- broken washing machine over a fortnight to be replaced
- Every small issue had to be followed up by repeated phone calls, as often no response on property maintenance and administrative queries for weeks at a time

At all points we were made to feel like we were being unreasonable for asking for issues to be dealt with - I have never felt like this with another property mgmt agency in nearly two decades of renting. The many poor reviews of these guys online is entirely justified.
