I want to express my profound dissatisfaction with the substandard level of service we have repeatedly encountered with AMSBM. Despite numerous attempts to address these issues through standard communication channels, there has been an alarming lack of progress and professionalism.

Lack of Expertise: It has become increasingly apparent that your team lacks the necessary expertise in building surveying and property management. This deficiency is not only frustrating but also detrimental to the management and maintenance of our properties.

Possible Negligence or Understaffing: Your company's failure to address our concerns in a timely manner suggests a significant shortfall in your operational capabilities. Whether this is due to negligence or being severely understaffed, the result has been a consistent inability to manage our issues effectively.

Delayed Resolutions: We have endured extensive delays in resolving several pressing issues within our properties. These delays have required an unreasonable amount of follow-up on our part, including constant emails and calls, to merely advance towards a resolution.

The pattern of negligence and inefficiency has not only undermined our trust in your ability to manage our properties but has also caused us considerable inconvenience and financial strain.

AM Surveying and Block Management Limited manage the building, Colour House 2, SE1, where I own a flat. Since 2015, there has been critical leaking on the building's roof. ALL 13 flats in the building have suffered incessant, dreadful, material leaking. To date (2023 as of writing) AMS refuse to fix the issue, and repeatedly ask for photos or inspections with little to no follow up. We live with sodden walls, floors and mould. We are at our wits end and are taking legal action. In addition they purchased the free hold of the building (via a shell company) and have built 2 apartments on its roof. The ensuing damage caused and additional leaks through exposure of the roof took more than 2 years to fix. You have been warned.

After months of emailing and calling, we have not heard back regarding a critical issue. Extremely disappointed is an understatement.

If you are considering instructing this agent (despite c40% dissatisfaction on this site it seems)
I received a Without Prejudice offer from these people regards to a survey they instructed themselves to do that the freeholder had never heard of
A) check the reviews from candid reviewers (perhaps preclude reviewers who curiously have only ever made one positive review)
B) ensure your sinking fund and reserve fund are ring fenced from being spent on operating costs / or being spent by the Agent on anything other than S20 works authorised by you
C) remove from their contract the spending limit of £1000 without authority and ask to approve every spend
D) no change in contractors allowed without approval
E) confirm in writing the agent will only profit from the management fee
If any of the above cannot be agreed.......... you know what to do

We are a 5 flat share of freehold - which is difficult to service cost effectively. Experience since onboarding has been excellent - particularly our attentive account manager Sarah Hope, and the Finance lead Lauren Jermy plus credit control. Good staff make a big difference - but the differentiator is that they are supported by investment in issue management software (FixFlo) which as a client is key to visibility of issues.
It's a relief to work with an organisation who are big enough to have specialist staff to handle the majority of issues, but not so large we can't build relationship.

Savannah is an outstanding employee of the firm
And is a great joy going to the office
Speaking with her and always has a lovely smile on her face
She does very well for Amsbm and sorts all my queries out as we do some of the electrical works for them
Savannah gets the job done
I’ve been involved with Amsbm for a number of years and they look after the blocks to the upmost care and is a enjoyment working along side them in maintaining there blocks

I have been providing cover for gardening team time to time to cover holidays. I must say I am impressed the way sites are kept. Worked with Sam and Liam, and impressed with their knowledge and skills. Also dealt with Lovejit on few occasions and he was very helpful.

I have always recieved friendly and helpful experience whilst working with AM, in particular Stefan Ford.
I do hope we can keep our business relationship strong moving forward.

I have worked with AMSBM for the past two years on their staff development programmes and have found AMSBM are very forward thinking in their approach. They look at the long-term benefits for staff and teh organisation through developing knowledge and skills not just within the staff roles but providing a wider scope of experience which supports the organisation as a whole. Anthony Allder and Nick Spalding are extremely driven and competent individuals, working hard to complete their L5 Operations Managers apprenticeship. Stefan Ford, their manager, is very supportive in ensuring staff have the opportunities to develop their knowledge and skills which in turn supports AMSBM in having a highly competent workforce thus providing an excellent service to their clients. AM look after the development I live in and since they have taken over the general state of the development has improved. Whenever I have any queries, the guys in the office are always helpful, keep it up!

Recently had an issue within the building which was difficult to diagnose. The team at AM worked hard to identify and resolve and kept me in the loop throughout.

I have been suffering from this company's mismanagement in our block of flats for years. Avoid at all costs.

I have been using AM for a number of years and I have only been impressed by the company's professionalism and diligence. Matthew, Ethan, and Spencer are very responsive and personable. They provide excellent service and appear to genuinely care about my property. I am in the process of moving all my management over to AM.
