Be careful if you are a seller! I closed with Allied at their Ashburn office for a property I was selling, and saw all the paperwork ahead of time, except inserted later was an "Owners Affadavit" to sign which attempts to place all liability for title problems on the seller, so Atlas can blame the seller if their own title work was faulty or incomplete! The most ridiculous was number eighteen on this list of demands, which requires that the seller swear to "hold Atlas harmless for ANY defects, liens, encumbrances or ANY other matter". What? Isn't that what they are supposed to do? After lengthy discussion with one of their lawyers, they crossed out some of the items and made edits to others, which shows they know it is a big scam and they are just trying to see how much they can get away with at closing. You will see five star reviews from real estate agents, who make fat commissions from Allied's high cost and who don't have to deal with the "Owners Affadavit" if something goes wrong. Be careful of this operation.
