AbbotFox is currently supporting me sell my parent's property.
My agent Colin is very knowledgeable about the area I am selling in and has been incredibly supportive, helping this first time seller navigate the process.
He has been sensitive to the nature of the circumstances surrounding the need of the sale and has made the whole process smooth and pain free.
From the day he was instructed as the agent, he has gone above and beyond to advertise, draw in interest and coordinate all viewings, leading to a sold subject to contract for the asking price, in 4 days.
He has demonstrated a high level of communication and professionalism, which wasn't present in every estate agent in the area I approached originally to get valuations from.

I’ve had an extremely frustrating experience with Abbott Fox. I moved out of my property nearly five months ago and still haven’t received my deposit back. Despite multiple emails and phone calls, I’ve been ignored repeatedly. I was even told to get the deposit from the new tenant—who refused—which is completely unacceptable and not how tenancy deposits should be handled. I wouldn’t recommend this agency based on the lack of communication and accountability. It appears that the only people leaving positive reviews for this company are the portfolio landlords, who do not care how this agent treats their tenants.

Our experience with Abbot Fox, particularly under the management of Colin, has been appalling from start to finish. What should have been a straightforward process of selling our home turned into a stressful, time-consuming ordeal due to their sheer incompetence, lack of accountability, and blatant dishonesty.
We first contacted Colin on 15th March 2025, confirmed we wanted to proceed by the 18th, yet had to chase twice just to receive the contract, which wasn’t signed until the 26th — a delay that foreshadowed the ongoing failures to come.
The marketing provided by Abbot Fox was of poor quality and misleading. The photos taken by Colin were substandard — poorly lit, unflattering, and clearly presented in a way that made the house look dark and uninviting. We provided additional information and requested edits as early as 8th April, including something as simple as removing a towel from a shot. These edits were promised but never actioned, despite being chased six times.
Colin claimed the edits were showing on their system, yet they never appeared online. When new photos were finally taken in May and uploaded immediately, it became clear we had been lied to. When confronted, Colin denied all knowledge of the previous edit requests.
Abbot Fox repeatedly failed to meet key contractual obligations. Despite Colin’s assurance on 23rd April, the premium Rightmove listing — which was part of our agreement — was never implemented. Similarly, the 3D showcase, also included in our contract, was only added after we chased it on 29th April. Most concerning of all, a formal complaint submitted on 13th May was never acknowledged, which constitutes a direct breach of The Property Ombudsman’s Code of Practice regarding complaints handling.
The communication and service from Abbot Fox were dreadful throughout. We were constantly chasing for updates. Weekly calls were missed, and we were left in the dark about viewings and feedback. When we finally got through to Colin, he was dismissive and evasive. He even admitted he didn’t think he needed to respond to our complaint because they’d “organised new photos” — as if that excused weeks of poor service.
Even after the revised listing went live, further issues persisted:
• Viewings were booked without our consent.
• Agents arrived without knowing where the key was, despite us sending clear instructions.
• Feedback was not proactively gathered following viewings.
After giving them a final deadline to turn things around, we still saw no meaningful improvement. We requested the termination of the contract on 30th May, yet they continued to list our property and even tried to book more viewings. After multiple calls and emails were ignored, we spoke to someone in the office who informed us that our file was marked, stating that our case should only be dealt with by Colin, who was evading communications. Our listing was only finally removed on 5th June after we formally pointed out that Abbot Fox was in breach of the Property Ombudsman’s complaints procedure and made it clear we were prepared to escalate the matter further.
Not only was their service consistently abysmal, but their mishandling of the process after we chose to switch agents actively undermined the sale of our home and cost us valuable momentum in the market. If you value your time, your sanity, and the successful sale of your home, do not use Abbot Fox.

Used them for a few years to let out a flat I own and they've proven to be completely incompetent and have cost me thousands through their across the board mismanagement of the place.
I have been renting with Abbotfox for approximately 3 years and all throughout this time they have been wonderful. Their team were supportive during the application/ move in process and have been attentive in seeing any issues we had were dealt with quickly and efficiently. The team have always been kind, attentive and thorough. AbbotFox are the incredibly reliable and i couldn't recommend them enough!

Absolutely shocking experience in trying to sell a home. From day 1 everything was wrong. I guess the incentive of offering a lower percentage to sell you home means not to bother. Not one I would recommend to anyone. Am sure Purple Bricks give a better experience. Avoid.

Our neighbours from Hell instructed Abbotfox to sell their home.
Because our neighbours have never been prepared to deal with the many issues between us ,we had hoped that their Agent would help resolve problems, not only for us but also for our new neighbours.
When our present neighbours purchased their home it was listed as Detached, they were very disappointed to find later that it wasn't, it is a fact that it is Attached to ours .
This was the catalyst to all the problems.
When Abbotfox first listed the property it was as Detached, after my intervention it was correctly changed to that of Semi Detached, now it has been listed as Link Detached which is incorrect and misleading.
Also I tried to get a dialogue with the Agent because nothing was coming from our neighbours, Abbotfox refused, I am very concerned that ongoing issues need to be addressed to the benefit of all concerned.
I had asked the Agent to put my details to the legal team who was acting for some buyers who have now pulled out,
I find Abbotfox have not acted in the best interests of all concerned, obviously the sellers have issued instructions for them mot to communicate with me.
When I challenged Abbotfox they told me they had been instructed to sell and that's what they had done.
They obviously don't care about the buyers wellbeing, or the mess that their clients are passing on.
My son along with six other students rented a house with Abbot Fox who had not informed them of clauses in the letting agreement that are not the normal prior to viewing the property.The rent was was shown of £40,200 equivalent to £3350 per month, however when I read the letting agreement it expired over 2 weeks prior to the 12 month period. Also the first months rent was due on the 12th August and the next instalment being due on the 1st of each month thereafter, rather than the 12th of each month.
We approached Louie for explanation and he said they signed the letting agreement. We feel these unusual conditions should have been explained prior to the viewing and definitely before signing the letting agreement.

Really friendly and knowledgable, they have been excellent offering me homes for sale at the point they get instructed. Though I haven’t actually found through them I am using their financial advisor who has been excellent too. Will definitely use them to sell when the time comes.
Communication is second to none, Jack updated me throughout the whole process of buying a house. Even sold my house without it going online!

The communication with abbotFox is the worst ever . If I don’t contact the agent , he doesn’t call or reply to my email. I was supposed to move in today so I called the office to arrange a time to collect the key. The person on the phone said that they would call me back because they still didn’t have the ECP certificate and that I can move in the afternoon. I of course didn’t hear from them so I decided to go to the office only to be told that the lady who was supposed to get the certificate couldn’t come to work because her ceiling was leaking which means that they know this morning already that I wouldn’t be able to move in and nobody bothered to let me know. What about my furniture that should of been delivered ? I had to cancel deliveries as best I could .

I have been dealing with team at abbotFox for many years now. I always found them very professional, trustworthy and admire their can-do attitude which sets them apart from competition. One person to highlight is Samuel Le Good as his market knowledge and skills are second to none. He is the one who found and sold me my current residential property back in 2014 and I am very thankful for this. Him and his wider team also successfully support us with marketing our luxury new homes developments across Norfolk. All in all, it is a real pleasure to work with them and I have no hesitation in recommending abbotFox for all your property requirements.

Terrible. Me and my partner viewed a flat and put a holding fee on it the same day. Three days later and we still had not heard anything so we called them. They said the man we had been dealing with had gone on holiday and so would let the person taking over for him know and call us back. They did not call back and we had to keep chasing them up. Long story short we are supposed to move in in 2 days and still have not received a contract and if it hadn't been for us constantly calling them we would have had no contact from them whatsoever. Stil unsure as to what is happening, am I moving in in 2 days or not?
If I could go back in time I would not have sent them the holding fee and would have avoided them entirely.
Long story short, viewed a property, put in an offer was advised they would speak with the vendor & let us know. 4 days passed, I emailed in asking for an update, got a call back. They confused me with another buyer on a different property. Corrected him and asked what's going on with it, got told another offer had been put in he would look into it and let me know. Hours later. Hear nothing and see that it's sold subject to contract online. Thanks for the honesty. Will be avoiding in the future.
