Efficient delivery and reliable packaging.

This distillery has had it's expansion, for which it sought retrospective permission, refused.

They should now be operating ONLY from the small barn and should be moving out of the larger barn, tearing up and disposing of, in the correct manner, their car park surface and seating area and returning the wild scrub land/grazing pasture they decided to destroy, back to it's original condition.

They should also not be causing obstruction by having their patrons park on unsuitable grass verges adjacent to the site, or on Forestry commission property, or having large, raucous, loud stag and hen parties.

The large increase in traffic that visits the Catbrook site, has been criticised by the local authority highways department for "damage to the immediate local network."

The Campaign for the Protection of Rural Wales said: "We do not support the expansion on the same site as the scale of the business is clearly better
suited to industrial units on business parks."

The planning officer commented: "Furthermore, it is not accepted that the proposal provides enough space to accommodate deliveries, accommodate operational space for staff and parking for visitors."

Then "Contrary to what is indicated in the supporting information this application site is not supported by
sustainable transport."

With regards to surface water drainage, the officer commented: "In the absence of details of the drainage of the new area an objection is maintained on the grounds that the site has increased runoff and flood risk. The proposal without this information fails to demonstrate that it complies with Policy SD4 of the LDP."

With regards to Foul drainage (Sewage): "It can be reasonably concluded that the scale and nature of the tourism use proposed, coupled with the larger production space, represents a significant increase from the six people per day which the system was designed for and has the potential to significantly exceed the numbers of staff and visitors indicated (which are shown to be at maximum capacity in the figures given). This would thereby compromise drainage capacity and lead to wider environmental problems to an unacceptable level, contrary to LDP Policy EP1. "

Additionally: "It can be reasonably concluded from this that the scale, positioning and nature of the tourism use coupled with the larger production space has the potential to surpass the estimated numbers of visitors given, compromising drainage capacity and leading to wider environmental problems to an
unacceptable level contrary to LDP Policy EP1. "

The Planning officer concludes:
"It can be concluded that the proposed mixed use accommodating tourism as a significant part of
the overall operation (as opposed to a very small ancillary arm operated as a trade counter in a
micro-distillery which was previously approved) is unacceptable and contrary to planning policy. "

If you visit the Catbrook site after todays date (05/08/22) and any of the above activities are still happening, you should know that you are supporting an establishment that has, up until now, shown a very much contemptuous attitude toward planning regulations.

I am not the person they are claiming I am in their reply and I would hope now they have the correct information, they will remove this spurious claim.

Despite the owner's kind invitation, I will not be visiting this business, as I cannot in good conscience support a business that has acted in the way that I feel they have, with regards to their expansion and subsequent (nearly 2 years later) application for retrospective planning permission.
