I am a London based portfolio landlord currently investing in the North West Greater Manchester UK.

I have worked with Simon for the past 2 years, he has arranged 8 BTL mortgages in this time for my SPV/Ltd Co and also given advice on a much larger number of prospective buy to let purchases so I feel qualified to give Simon an accurate testimonial.
Simon is incredible at what he does, anyone who gets to work with him should consider themselves very lucky. He is so much more than just a broker, as a landlord and diligent researcher of property he had been able to sense check every property before I put in an offer - both in terms of its mortgageability and also so many other factors within the deal I had not considered such as the local housing make up, as well as the basics such as yields. He isn’t scared to give you his opinion which is exactly what I look for in a broker.

I have found him to be completely honest and isn't afraid to mention any issues he finds within a purchase to enable me to make more informed decisions. He is vastly experienced in all aspects of finance such as mortgages, bridging and development finance. My purchases have generally been straight forward vanilla buy to let victorian terraced houses, but all of them seem to have had different issues through legal matters, works in surveys, etc which Simon has helped me work through.

On a personal level I am incredibly impatient and hate waiting for things, however Simon has never let me down, not even once, I never had to remind him to do anything, everything was done within a faster timeframe than I was expecting and to an excellent standard. I also felt he made the time to give me the right advice whenever I needed it.

I would have no hesitation in recommending him as a broker, however the one bit of advice I would give is to contact him before you view any properties, he will ensure you are mortgageable and this will give you far greater weight when making offers. I have recommended him to a couple of friends and have had great feedback too from them.

Simon has found several mortgages for me now. He works very fast and I have never had a problem being accepted by the lenders. He takes time to explain the options. He has also liaised with the estate agents for me. He provides an invaluable service. Highly recommended.

So on the last venture, I delayed completion of a Loan until two days before the deadline and you've guessed it there was a problem with the underwriters. I heard about this from my solicitor at 4.55pm. I wrote to Simon at around 6.30pm and by the morning the problem was fixed.

I have used Simon a few times and I have always found him very thorough and he is always happy to talk you through any questions you may have. I would happily recommend him.

Simon has an encyclopaedic knowledge of the market and gives his best personal attention to all aspects of the service. He has a good relationship with lots of lenders, understands all the key issues faced by landlords and keeps a keen eye on future trends. We were on a tight timescale and he really pushed my case through and chased at all the key moments. Whether it's a simple remortgage or something trickier, you're in very safe hands.

Simon is extremely knowledgeable of the whole of the market, and has a very clear idea of which lenders are suitable for which kinds of properties. This advice is priceless to me as it means that I can look at deals and have a good idea in advance of whether finance will be obtainable and at what cost. It also means less time wasted applying to lenders who will not be interested.

I have taken out three mortgages so far, the first one of which was a real problem property, that two separate brokers were unable to find finance for, but Simon was able to. The other two mortgages were for HMOs, which by their nature require a broker with a deep knowledge of the mortgage and property markets. I will definitely use Searchlight Finance in the future.
