Property Cashflow Institute (PCI) helps everyday Australians build a real property cashflow business, without needing to buy property first. The traditional path (save a deposit, buy, wait years for growth) is harder than ever for most people right now. We teach a different model instead: co-living headleasing, operator strategies, house hacking and deal sourcing. These approaches let students generate genuine monthly cashflow from property using other people's assets, structured properly and legally. PCI is a 12-month mentorship program. Students get structured onboarding, weekly coaching calls, hands-on deal analysis support and a community of people actually doing the work, not just talking about it. We built PCI off the back of real operating experience. We run our own co-living properties, so everything we teach has been tested in the field first, not just written up in theory. We focus on compliant, sustainable operator businesses. That means teaching students how to structure leases properly, position themselves professionally with agents and landlords, and stay on the right side of state based regulations, rather than chasing shortcuts that create risk down the track. We're based in Perth, Western Australia, and work with students across the country. Our goal is simple: help people build a property based income that gives them real time and financial freedom, for their families, not just their portfolios.

From Needing a New Home to Cashflow Positive in 2 Months

I can’t recommend Justin and the Property Cashflow Institute team highly enough!

I joined the PCI community at the end of May 2026 because I wanted to move into my own place, but financially it wasn’t something I could comfortably do on my own. PCI gave me a solution that allowed me to move into a property while also building something that could generate positive cashflow.

At the end of June Justin reached out to me about the Landsdale property opportunity and I immediately said yes. I knew it was an opportunity I wanted to take.

In August I officially got the keys and started setting everything up with the support of Justin and his team. Since then, I’ve worked through getting the house fully set up and filling the rooms.

Fast forward to today, just 1 month after getting the keys, and the house is completely full and cashflow positive! 😁🔥

What’s made the biggest difference for me has been having Justin and the PCI team there throughout the process. Having the guidance, support and knowledge from people who have already done it made it possible for me to actually take action and get the property up and running so quickly.

I’m based in Perth WA and I’m absolutely stoked with what we’ve achieved in such a short amount of time, this is only the beginning!

Seriously excited to see what comes next! 🚀

From Nervous to Confident: Ready to Take My First Step With PCI

Before starting PCI, I was a little nervous and unsure about how to properly set up and run the business. However, throughout the course, the tools, knowledge, and experiences shared have given me much more confidence to take the first step and set up my first deal. I currently work full-time in the corporate world, so having an additional source of income would be a great opportunity to help with the rising cost of living and create more financial flexibility for the future.

Amazing 1-1 support!

Having one on one support made the journey so much more achievable, every time I felt I needed to know where I was at I was able to access help which lead to my deal now pulling in $31,000/year I own this property but I wouldn’t have been able to execute the strategy without Justin and PCI. We had looked into other coaching programs and Property strategy’s but with PCI I now fully cover our mortgage and can have some breathing room in this economy and having that stress removed is such a good feeling!
