Iam living with exposed broken asbestos…

Iam living with exposed broken asbestos floor in kicthen plus they ripped out kicthen cupboards 2 months ago they decided to get rid of frontroom floor as that is asbestos they want to decamp me I said no the work will take too long & house has other issues damp mold cracking ect. So now left with exposed broken asbestos until at least wednesday until housing manager is back disgusting.

RATS! Problems covered over instead of properly fixed

I’ve been dealing with a rat infestation in my property for several years, and my experience with Phoenix Community Housing as a landlord has been extremely disappointing.
I went through Stage 1 and Stage 2 of their complaints process. While Stage 1 communication was reasonable, Stage 2 was very poor — long delays, no meaningful discussion with the investigator, missed deadlines, and key issues left unanswered. Compensation was only paid after repeated chasing, and even then it was initially not processed at all.
The main and ongoing issue is that the source of the rat ingress has never been properly investigated. This is not just my personal view. Both Lewisham Council pest control and Thames Water have indicated that an ongoing problem of this nature is likely coming from beneath the property, rather than just the loft or walls, and that the relevant pipework should be properly investigated.
Despite this, Phoenix arranged contractors who, instead of CCTV-inspecting the correct pipework under the house, concreted over the area, preventing proper inspection. This has left serious questions unanswered and does nothing to rule out cracked, leaking or damaged pipes or ongoing entry points. The root cause has still not been properly identified or fixed.
When the inspector attended to carry out the loft inspection, he did not actually inspect the loft. He briefly looked up and said there was too much insulation and that another appointment would need to be arranged for clearance before he could proceed. I am still waiting for that to be arranged. This is particularly frustrating given that pest control have previously been able to access the loft, yet a proper inspection by the landlord still hasn’t happened.
I also raised the issue of the area being concreted over, and was told that if something was found underneath the property it might mean lifting my laminate flooring. That response says everything — instead of properly investigating the cause, the focus seems to be on avoiding the work that might actually be needed.
I’ve had to deal with rats not just in the walls and loft, but inside my living spaces as well. They chewed through the wiring in my fridge, which meant I had to replace it at my own cost. I have filled some areas myself, and Phoenix have also filled some areas and even taken down and replaced part of my ceiling — but only after persistent chasing, repeated complaints, and even turning up at their office. None of this was proactive. It took months of pushing just to get basic action. Even now, this all feels like temporary patching rather than a proper solution — it’s only a matter of time before they chew back through into the living areas if the root cause isn’t properly dealt with.
Council pest control only puts down poison, which leads to rats dying in the structure and then fly infestations, so I’ve had to buy and manage my own traps to avoid making the situation worse. Even now, the issue is not truly resolved — only partially managed.
Phoenix may be good at community events and social initiatives, but as a landlord responsible for maintaining safe and habitable homes, my experience has been extremely poor. Problems have been covered over instead of properly investigated, and I’ve had to fight for basic accountability every step of the way.
This has been exhausting, stressful, and completely avoidable if the issue had been properly dealt with from the start.

Phoenix Housing endanger tenants life

I have now gone to county court with Phoenix Housing, I was suppose to be decanted in September 2025, currently none of my sons windows close, using bubble wrap on windows, there is a big gap in his window, due to ongoing subsidence. Windows in the front room sole do not close in my room window does not close. THERE ARE SUBSIDENCED CRACKS IN ALL THE ROOMS, THE SUBSIDENCE IS STILL ONGOING, YOU NEED TO MOVE US OUT, YOU ARE ENDANGERING OUR LIVES. THE FLAT IS FREEZING COLD. THE COUNTY COURT IS AWAITING YOUR REPLY.
WE COULD DIE HERE. YOU DO NOT CARE ABOUT ANY TENANT BUT THE LAW IS ON OUR SIDE, You just IGNORE All The Issues.
You Have Been downgraded by the regulator for serious issues, including allowing carbon monoxide to leak out!

After more than ten years in my apartment, a new neighbor moved in across the hall, turning life upside down. He was involved in shady activities, with visitors dropping by at odd hours and causing disturbances in the shared hallway. He owned a dog that he never walked, allowing it to relieve itself in the hallway. Things escalated when he appeared on various residents' doorbell cameras, wielding a knife and challenging people to confront him. Astonishingly, instead of removing this troublemaker, Phoenix decided to relocate those of us who were content before his arrival. Many residents, myself included, have been forced to leave due to Phoenix's inaction against this threatening behavior. This individual even had the audacity to threaten a woman living alone, banging on her door in the early morning hours.Despite having substantial evidence, including over a hundred videos, numerous emails, phone conversations, and a meeting with June, Phoenix's incompetence continues unabated. Muhidin Hasan, the Home Ownership Officer, initially seemed responsive but soon became difficult to reach, a typical pattern with Phoenix.Unfortunately, their website update prevents reviews on the original Trustpilot page, which had poor ratings. Now, my only option is to pursue legal action after enduring this situation for 2.5 years. It's critical to meticulously document all interactions, save emails, and gather CCTV footage, giving Phoenix opportunities to amend their errors before seeking guidance from the Citizens Advice Bureau and pursuing further action if necessary.

Do hourly repair times please!

So, currently repairs are given in slots (8am to 1pm,or, 12 noon to 4:30pm) as someone who irregular works (6am/8am, noon/1:30, 3pm/5pm) and can't take time off during term time (I work in a school) please, PLEASE, give us HOURLY appointment options, they work out easier and better for the residents, not all of us work from home,or are elderly or unemployed. Also the telephone operator I spoke to, and merely find out if they could find out where I was on the list of getting my boiler fixed as I had to go to work, was quite rude, I understand it was lunchtime so maybe she was hangry, but she wouldn't allow me to finish explaining why I was calling, and then, once I got to finish explaining snapped back with "its not 1 pm yet" she wasn't at all interested in my situation and tried fobbing me off, until I explained that her colleague (who I had spoken to earlier) had contacted the planners (whoever they are) and sent me on a wild goose chase sending me to OCO, who after being pasted about with them, was informed it wasnt a job being dealt with by OCO, but was actually being dealt with by phoenix! So either the original person had lied or had been lied too, either way, I had to miss a shift at work and had been made to wait 6 hours (yes, 6 HOURS) BEFORE my boiler was fixed. Phoenix need to do much, much better

Dodgy company who changed their web…

So they changed their web address from .co.uk to .org.uk so all their previous reviews are basically hidden on the site as it says "unclaimed profile"

I can't post the link but if you search for phoenixcommunityhousing co uk in the trustpilot search bar but with .co.uk you might find it.

My dealings with them have been waiting, waiting and waiting some more. They don't adhere to their own complaints procedure, they take months to reply, often without an answer and offer no solutions to the problems they have created and allowed to continue.

Excellent experience from Guy and team

Excellent experience from Guy, Carl and Camron from Phoenix community housing repairs team. I was anxious at getting works done to my home but they were brilliant. They repaired two ceilings in my property and the results were amazing. They were friendly, kept me informed at all stages and treated my property with such care and kept it clean. I really appreciate their work.

So I was living in my flat for over a…

So I was living in my flat for over a decade and they moved a new guy in opposite. He was basically dealing, having people show up late at night, early hours of the morning and having them arguing in the communal hall way. Then he got a dog that he doesn't walk so he opens his front door, waits for the dog to pee and poo in the communal hall way then goes back in. To top it all off, he was caught on the ring door bell of multiple residents with a knife, telling people come out and fight him. So guess who Phoenix move out? Not the knife welding, drug dealing animal abuser, but the people who were quite happy living there before this individual moved in. So quite a few of us have had to move out due to the incompetence of phoenix who would rather allow this dangerous individual to remain than kicking him out. He even threatened a women who lived by herself, early hours of the moaning banging on her door to let him in. It's also crazy that because their web address changed that you can no longer leave a review on the original trust pilot page which is at 2.1/5 stars from 20 reviews.

I have been dealing with Muhidin Hasan who is the Home Ownership Officer. At first they were quick to reply but like everything Phoenix they quickly stop being helpful and you have to chase them up.

The location for this violent person is Swiftsdens way br1.

I have collected all that above as evidence of the incompetence of P.C.H

My next port of call will be through the courts as I have put up with their cr*p for the past 2.5 years. They say they will do something but won't. Just collect the evidence as you go along. Every time you contact them or they contact you write this down in a diary l, save any email correspondence or letters they send you. Make sure you get CCTV so you have videographic evidence that they cannot dispute. Give them a few chances to correct the wrongs and then take your case to the citizens advice bureau and furthermore if needed.
