Poor Unprofessional Property Manager
After a bad experience with another agency who lied to me, expected me to pay for the damage the tenant had done to the property. I was looking for a new and better agent. I read the reviews & had a detailed conversation with Cindy Weller, explained the issues I had experienced. She assured me that she would deal with the matters as explained. You need to really research well to find a good property manager. I have learnt the hard way; they are few & far between.
The property manager’s primary responsibility is to protect the owner’s investment & ensure a steady flow of income by effectively managing the rental. If only that happened. Cindy Weller did not protect the investment property & allowed the tenant to do significant damage to the property & failed to follow up ensure that the damage was repaired by the tenant.
Part of the property manager’s duty includes conducting regular property inspections as well as overseeing repairs. While inspections were done Cindy failed to identify & report on a number of damaged areas in the property- blinds throughout, the ripped fly screens that the cats had done. The tenant did not have permission from the owner to have the two cats and an extra dog. Totalling 4 pets. The pets were denied under the terms of VCAT as they had already done significant damage. However, Cindy refused to act on owner’s instructions & have the pets removed. She allowed them to continue to damage the property. There were missing door stops from a number of rooms she failed to identify & report on. The significant damage done to the lawn. Damaged appliances. She refused to attend to these matters & have them rectified by the tenant who had caused the damage.
The hole in the wall done by the tenant from a previous inspection where instructions had been clearly stated for the tenant to repair and paint, had not been followed up on & attended to. The hole was just left.
A property manager receives payment from the owner to care for, follow owner’s instructions, maintain the property to a high standard, ensure that it is maintained to the standard it was provided to the tenant as well as ensuring it is returned to the condition it was provided as per the lease agreement. While Cindy took the money, she did not fulfill her obligations- ensuring lease standards were maintained, failed to follow up on instructions, failed to issue breach notices as instructed for the damage done, failed to manage routine tasks to return property to the provided standard, repeatedly ignored instructions, failed to provided information requested, failed to respond to emails. Cindy abrogated her responsibilities.
The tenant in their time had damaged two dishwashers, 2 sets of hotplates, an air conditioner due to filth, not following manufacturer’s instructions as per the lease clearly sets out. Damaged the walls, holes in walls, section of lawn destroyed, damaged blinds, ripped fly screen and left the property in a filthy state throughout. Left rubbish behind. Cindy had a meeting in the early stages with the tenant about the state of the walls with all the things she put on their which pulled the paint off, left sticky residue. Cindy informed the tenant that she was required to have it professionally painted before she exited the property. But the tenant never did. She just left it all damaged. Matters & instructions were raised repeatedly, yet Cindy would not address them & ensure that the tenant complied with the terms of the lease she had signed. A reply I got on more than one occasion was, we would not put that tenant into one of our properties. That was not helpful in addressing the concerns.
A main role of a property manager is to manage routine tasks delegated to them by the owners & to preserved the value of the properties that they manage while generating income. Cindy did not do this & her actions by failing to address the lease issues, follow instructions, see to that the necessary repairs had been done by the tenant negatively affected the care of the property & its value.
When a property manager does not do their job, it can lead to potential property devaluation due to tenant damage & increased stress for landlords. Poor communication & delayed maintenance are common signs of inadequate property management. One Agency’s mission statement is just propaganda.
