The villa is beautiful and very well equipped. It has all the comfort one may need while relaxing on this exeptionally beautiful seaside location. It is in a very quite and calm place; perfect for having a rest, reading, spending quality time with family and friends. The views are stunning - no words to describe. The swimming pool is perfect also. The sea is a 1-minute walk down the stairs. Shopping facilities are close, evrything is available. Fish market is also in short driving distance, where you can get any kind of seafood to prepare an amazing lunch or dinner. The house is very clean. A baker is coming every day at 10.30am and brings fresh bakery products. We had an amazing vacation there. The host is also very kind and is available at any time for any questions one may have.

The villa is perfect, it has a gorgeous pool and is so well equipped. We really enjoyed bbqing in the specially made smokehouse! You do need a car but there are stunning beaches within 5-20 minutes - we found a different one each day, and every evening we just got uber to Šibenik for the best meals. We had a wonderful time here and the owners were so accommodating, thank you so much

We had an amazing stay.

The villa is brilliant and well fitted out exactly as described. Everything was as we hoped.

The villa is really well located 5 mins to the nearest beech good local restaurants and only 25 mins walk to the centre of Trogir.

The host was super helpful and very responsive with questions. 5 stars all round.

Very easy booking process and any queries were picked up quickly, answered well and fully.

The villa was absolutely amazing and the local host (Melani) was first class.

We have booked our holidays in Croatia through 'My Luxoria' several times now.
It couldn't be easier! Highly recommended!
They always found the perfect accommodation for us that fully met our wishes!
Communication with the 'My Luxoria' team is very straightforward; everyone on the team is very accommodating and attentive to our specific requests!

The booking and payment system was easy. Once we were in touch with the owner of the villa, everything was completely seamless! Not only was the villa in a perfect location for us, with incredible views and an amazing space, it had everything that we needed to keep everybody of all ages entertained. The children in particular had the best time with the toys, sports equipment and layered pool. A massive shout out to the owner of the villa who was on the other side of the phone for any issue, question or recommendation. Couldn't recommend Villa 22 any more!

The location of the house is fantastic — literally on the beach. Unfortunately, the overall experience did not live up to the listing or our expectations.

The property is advertised as a “secluded house,” but it is not secluded. It is a duplex, with the two terraces directly next to each other. You can clearly hear the neighbours when sitting outside, and even inside the house you can hear noise from the adjoining property, which is very different from what we expected from a secluded beach house.

What disappointed us most was the approach to hospitality. We have been visiting different parts of Croatia for the past 10 years and have generally experienced wonderful warmth and generosity. Here, however, everything felt rather penny-pinching — from being asked on arrival to take our rubbish to the public containers at the beach rather than use the house bin, to the owners entering the property unannounced to service the septic tank, and being asked not to leave the air conditioning on when we were out.

There is Starlink Wi-Fi, but because the house is built of stone, the signal outside is poor.

It is a beautiful location, but unfortunately the experience around the house and its management overshadowed it for us. We would not return, and based on our experience, we cannot recommend it.

Beautiful house with a wonderful pool, completely private and not visible from the outside. Very private and peaceful. Just a few meters from a beautiful beach and very close to the town center. Everything was clean and well maintained. The whole process was easy and uncomplicated. We would be happy to come back!

House was well prepared for our check in, clean, even we came 2 hours earlier than official soonest check in hour. Villa was equipped with all needed emenities, very good air-conditioning, Pool was great also outsite terrace with dining corner was placed in nice garden and beautifull view on sea. First row villa was practical for swimming, also weather was great that week. The only thing that was disturbing our stay was busy traffic just behind the house, which made noise and car exhaust fumes, but except this all was great.

I must start off saying the host for my villa were amazing and very helpful. Unfortunately the agent my Luxoria were not so great. They advertised that there would be a gym, punch bag, children's playground and 2 bikes on their site but these were no longer available at the property. I massive disappointment as the activities played a huge part of me booking this place. The agents turned up at our villa being very intimidating and accusing us of having extra guests when that was not the case. My sis in law and her kids visited us for a swim during the day and had their own villa 5mins down the road.

The host was really great. He put a lot of effort into fulfilling all our wishes. We felt very comfortable, he was always available.
