I paid $5,000 to Listing Referral Group and think other agents considering the service should understand exactly what my experience has been.
The agreement I signed states an average of two “listing referrals” per week. I don't dispute that.
However, I was also specifically told in writing by an LRG representative:
“LRG will prospect on your behalf and continue setting one to two listing appointments per week until you have listed and closed 10 transactions through the program.”
That written representation was important to my understanding of the service.
What I have predominantly received instead are FSBO referrals where LRG makes an initial call, gathers information and then sends the seller to me to prospect and secure the appointment myself.
Many of the referral sheets literally instruct me to “call to set up a preview appointment.” Some state that the prospector tried to obtain an appointment but was unable to do so. I am then instructed to call, text, follow up, nurture the seller and even knock on the door if necessary.
I have absolutely no problem working for a listing. Converting an opportunity into a signed listing is my responsibility.
My issue is simple: giving me a FSBO prospect and requiring me to secure the appointment myself is materially different from LRG “setting one to two listing appointments per week.”
When I raised this discrepancy, I was told by LRG's Client Management Team that the agreement says referrals rather than appointments and that the representative who communicated with me “does not sell the service that way.”
I still have the original written communication stating exactly the opposite.
I have also had concerns about how some sellers are qualified. I have received referrals described as “Must sell,” able to close ASAP and likely to list with a Realtor if they don't sell themselves, only to receive a materially different picture when I contact the seller directly.
One seller presented as “Must sell” and able to close ASAP told me the FSBO was essentially a test, that he intended to take it down, might reconsider selling in the spring, and that he already had an agent he would use if he decided to sell.
To be fair, LRG cannot control a seller telling its prospectors one thing and subsequently telling me something different. My concern is the pattern and the difference between how some opportunities are presented and what I encounter.
LRG also recently showed me that four of the first nine FSBO sellers referred to me subsequently listed with agents. I checked that information and acknowledge that they did. That demonstrates LRG is identifying some FSBO owners who ultimately choose agent representation.
However, those sellers listing with other agents does not mean LRG secured listing appointments for me with those sellers.
I have continued working the referrals, contacting sellers, following up and providing feedback. I have now formally notified LRG in writing that I am dissatisfied with the service and the discrepancy between the written representation regarding listing appointments and what I am receiving.
If you're an agent considering paying $5,000 for this program, I would ask one very specific question before paying:
Are you purchasing FSBO referrals that you will need to prospect yourself to obtain an appointment, or is LRG actually going to set listing appointments for you?
Those are very different services.
I have retained the agreement, written representations, referral sheets and correspondence supporting my experience.
This situation is ongoing. If LRG addresses my concerns or my experience materially changes, I will update this review accordingly.
