I found LP through an online comparison site, and although my buyers wanted me to use a local law firm, the local cost was not at all competitive.
My case was allocated to Anita Williams who talked me through the process and the LP App got us off to a flying start.
There were a few bumps along the way (courtesy of Lloyd’s Bank), but Anita handled it all smoothly and very professionally, with good humour.

I looked on-line for competitively priced conveyancing solicitors and found Lambert Pugh. There support (specifically Anita) has been excellent throughout the process. In the early days when I was expected to supply all supporting documentation, Anita found the right balance between prompt and chase. Later in the process Anita was excellent at talking me through the expectations regarding timings and buyer queries. I would definitely use again - Thanks Anita and Lambert Pugh

This is the 2nd time I have used Lambert Pugh. This time only selling. Dropped 1st buyer and had to find another. Susie led me through each stage. It took exactly 6 months because of problems with 1st buyer but their invoice was exactly as I had been quoted even though there had been extra work. I have no hesitation in recommending this firm. And have already said when I sell the next property I will be using them.

I had a pleasure of using Lambert Pugh Team 5 services to sell a property and then buy a property. I am an experienced property investor and had this experience a few times before. Here is my experience:
1) Great attention to details
2) They truly work in your interests - they flagged a number of things if they were missed could have resulted loss to us e.g., lack of building control and putting in place Indemnity policy
3) Even though they work as a team, we always received a consistent service from all team members, they all got themselves up to date with notes quickly and helped
4) their customer focus has been fantastic - I have spent a great many years of life in Quality and Business Design, I was impressed with their organisation
5) We did not need to remind them a thing or chase them, they listened and acted flawlessly every time
All in all, they deserve a big applause. I don't write reviews often however I felt compelled to write one for them. People in the business who are really putting in effort for customers, need appreciation. I will happily recommend Lambert Pugh to friends and family.

Anita Williams dealt with the recent sale of my property. I was blown away by her perseverance and timeliness in handling what was a complicated chain of buyers and conveyancers (who were nigh on impossible to communicate with). Anita responded very quickly to all queries and was efficient. I have 2 other related sales and Lambert Pugh are the only conveyancers I will use!

Susie cased the other side - the communication and updates to all parties were a breath of fresh air. Together we got the sale over the line.

We had prompt efficient

First time buying a house, and couldn’t have asked for a more professional team who handled it all incredibly well and prompt and also fought our corner where the sellers solicitors were trying to over charge in areas. Very polite and felt safe with their proceedings.

Me and my partner had a good experience with Lambert Pugh, in particular with Team 9, while buying our first home. Even though we had no contact face to face, we were very happy with how prompt our questions were replied to over email. The app at the beginning for security checks was simple and easy to use. Overall, Lambert Pugh has been very supportive throughout this experience.

A friend told me that my sale would go straight to the bottom of the work pile when I told him the details of the quote Lambertpugh had given me. That could not have been true as the service from them was very good and we were ready to exchange 6 weeks before the buyers were. Anita Williams was particularly helpful and came across as very diligent.

Have used Lambert Pugh several times and so far have always been satisfied. We were allocated Team 8 on this occasion, Anita Williams was always very quick to respond to any questions and took the time to explain things thoroughly. Would recommend them.

I was impressed from my first contact with Lambert Pugh. I was advised by my estate agent due to the property market being buoyant it could take up to 5 months to complete the sale of my house. It took 7.5 weeks. I was allocated to Team 5, each email was answered promptly, each phone call responded to. They made the process very easy, were quick to respond to me and the total service provided was outstanding and all at a very reasonable cost.

I have used LP three times now (buying and selling) and was impressed at the first time. The second was less impressive but the third and final time was a total catastrophic that cost me financially and caused immense stress and anxiety. The only reason I used LP on the last occasion was they had all my details on file and mortgage was in place and had no chain. This was the most straight forward of selling. It should of taken 3 months. What could go wrong ?.....

I understand 2021 was a busy year for house buying and selling. The stamp duty holiday plus other factors put great strain on all solicitors, however I feel I was let down at every stage.

Firstly, my water and drainage searches were taking over 5-6 weeks. I called up the local water company and they put me in touch with the search admin. I was told it could be down in an hour and 24hours maximum. LP told me their search providers let them down.

I was unable to speak to anyone for several weeks as all the staff were working from home and my when I finally managed to talk to a human, I was told they had no legal knowledge or understanding of my query. All emails took 3-4 days to be answered with generic and what appears to be copy and paste sentences.

LP lost at least 2 documents signed and posted. I had to resend them in with great inconvenience getting them witnessed again. My Building Society attempted to email my mortgage offer to LP 5 times and eventually had to fax it.

Lack of communication between the seller’s solicitor was stalemate for months on end. Each side sending back the same text back and forth. The frustration in not being able to talk to someone that could help me or find a way round difficult queries was unbearable. Several times I thought we were not going to complete the sale.

6 months of sending literally hundreds and hundreds of emails and countless days speaking to inexperienced staff that could not actually help me and merely passed on my complaint to more senior members of the team that never came was able to speak to on the phone.

The final hurdle was when all queries was answered then came one last spanner in the works about the shared driveway. This came out of the blue and was added on at the last minute. This could have been raised at the start. As the next-door house to mine had been sold a week before I knew that this was an unnecessary issue. Nevertheless, Lambert insisted I take out a insurance indemnity at extra cost. The Agent confirmed to me no other house sold on that terrace had needed indemnity of this sort.

I could go on and on but these are the major issues. I have never ever dealt with such a more difficult almost robotic and “computer says no” attitude. The Agent without actually admitting it was condemning of Lambert Pugh. Reading between the lines they had battled to get the sale through and had the most terrible experience dealing with a company that never communicates or people to actually talk to that could help.

In all my 54 years I have never dealt with such an awful company. My health suffered with unnecessary stress and I was snapping at my family due to the financial loss of waiting for nobody explaining or helping me at almost 6 months of hell.

It was sheer torture and an experience I will never forget.

We have moved 3 times in the last 25 years and lambert pugh were by far the best conveyancing team we have used. At the last minute we were given very tight dead lines by the bottom of the chain and they pulled out all the stops to get both exchange and completion on the same day. We were being looked after by team 5 and they were friendly, helpful and very informative, would definitely recommend.

Team 9 at Lambert Pugh got the job done so efficiently & quickly. The app to sign all the docs at the start, the queries raised & chased up quickly. Every time I had a query they answered the phone & dealt with it. All this for an unbelievably cheap price compared to local solicitors & cheaper than others online. Can't recommend enough.
