Despit being in the early days of a process, still at the consultation stage, it gave me more clarity of what to do should things come to pass and when to inform interested parties.
I am new to house buying.
I had no idea about the subject before reading this guide, which made sense and was easy to find.
Misleading Use of Data
I used the property valuation calculator to get an idea of the value of my property. In order to get the figure, I had to provide my phone number and email address, and tick a box with the following text:
*By using our property valuation calculator, our partners at YOPA may contact you with relevant information by phone, email, or post*
The next day, I got 5 missed calls during the working day without any voicemail being left. On the sixth call I answered, and I was being called by YOPA who were “following up on my enquiry to sell my property with them”. They were trying to generate business, they weren’t contacting me with relevant information. When I challenged the caller, who insisted I’d made an enquiry, to define what he meant by an enquiry, he hung up on me. Really shoddy from HomeOwners Alliance - had I been forewarned that I’d be harassed the next working day to use YOPA to sell my house, I wouldn’t have bothered with the frankly off the mark calculator. Disingenuous to present it as a) “may contact”; and b) “with relevant information”. “YOPA will contact you incessantly with an agenda to sell your house, attributed to your use of this valuation calculator” would be fair and accurate.

Invaluable website for leasehold owners
Always really useful and up-to-date information on the website, esp on the Leasehold and Freehold Reform Act which is of particular interest to me (owner of v short lease flat) and lots of advice/options to consider. Invaluable for leasehold owners and I'm very grateful this website exists.
Reasonable framing of house price changes.
(I got a bit excited when writing version 1 of this and in light of the very professional response, if toned it down... a lot).
Please don't give any oxygen to the Rightmove index (which doesn't use sold prices at all and is just manipulative). Also, please make it easy to see, in every article, how you are calculating price falls and price rises. Feel free to remind people that falling prices have more benefits to society than rising prices.

Simply put information but more on Ground Rent Forfeiture Risk Please
Simply put information, good structure and hyperlinks. I would have welcomed a bit more information about those leaseholders whose properties built in the last 20 or so years, and therefore have long leases, but whose ground rent is already above 0.1% and or £500 outside London. How many are in this position and how are lenders going to view risk of forfeiture.
