Thank you for taking the time to share your experience. We are genuinely sorry for the disappointment and frustration caused by the outcome of X1 Manchester Waters. We appreciate how difficult this situation has been for you and the other purchasers affected by the administration.

Whilst we respect your views, we do feel it is important to provide some context regarding Fabrik's role. Fabrik acted as the introducing agent and was not the developer responsible for constructing or funding the development. Throughout the life of the project, we regularly sought updates from X1 and communicated verified information to purchasers as soon as it became available. We appreciate that, particularly in the months leading up to the administration, the lack of meaningful updates was frustrating for everyone involved, including ourselves.

Before agreeing to market Manchester Waters, we met with X1's directors and owner, visited completed developments, and spoke with other experienced businesses within the property sector that had worked with X1 over many years. At the time of your purchase, X1 had an established track record of successfully delivering numerous residential developments comprising thousands of completed apartments. Manchester Waters Tower D was the fourth tower of a five-tower development, with the first three towers having already been successfully completed and occupied. There was nothing at that time to indicate that the remaining phases would ultimately enter administration, and based on the information available, we believed we were introducing our clients to an experienced and established developer.

We are also disappointed by the suggestion that Fabrik ignored client communications. Whilst there were periods where obtaining meaningful information from the developer proved extremely difficult, we continued to chase updates, escalate client concerns and provide information whenever we were able to verify it. Unfortunately, once the developer entered administration, many matters were outside Fabrik's control.

Finally, we would like to address your comment that Fabrik "keeps selling with a smile on their face like nothing has happened." The administration of the X1 companies has been deeply disappointing for us, as well as for our clients. We have never taken these events lightly and have spent a significant amount of time supporting affected purchasers, responding to enquiries and assisting wherever possible. Every development we represent is assessed on its own individual merits, and the circumstances surrounding X1 have not changed our commitment to acting professionally, responsibly and in the best interests of our clients.

The outcome of this development has been deeply disappointing for everyone involved. Whilst many aspects of the administration process are outside our control, we will continue to support affected purchasers wherever we can and provide assistance and updates whenever possible. We wish you all the very best moving forward.

Throughout the life of the development, we consistently sought construction updates from X1 and communicated verified information to our clients as soon as it became available. Like our purchasers, we relied upon the information provided by the developer and its professional team, and we continually pressed for clarity whenever delays occurred.

Before agreeing to market the development, we met with X1's directors and owner, visited completed developments, and spoke with other experienced businesses within the property sector that had worked with X1 over many years. At the time your purchase was made, X1 had an established track record of delivering numerous residential developments comprising thousands of completed apartments, and there was nothing to indicate that this project would ultimately enter administration. Based on the information available at the time, we believed we were introducing our clients to an experienced and credible developer.

We are sorry that you felt you had to escalate your concerns to our CEO. Client concerns are always taken seriously, and where issues were raised, we did our best to obtain answers from the developer and keep purchasers informed as the situation evolved. Unfortunately, once X1 entered administration, many matters fell outside Fabrik's control.

We remain genuinely disappointed by the outcome for all purchasers and continue to assist clients wherever we can by sharing information as it becomes available. We sincerely hope the administration process provides clarity for everyone affected and wish you all the very best moving forward.

Thank you for taking the time to leave your review. We understand your frustration and disappointment regarding the current position at Neighbourhood Heights. However, we feel it is important to provide context around Fabrik Property Group's role and the due diligence undertaken before the development was introduced to you.

When Fabrik introduced Neighbourhood Heights, the circumstances were materially different. RPGL publicly stated approximately 50 years of property industry experience and around 1,000 residential apartments delivered. Its previous Birmingham developments included The Bank and South Central, both successfully completed, including properties purchased by Fabrik clients.

Before introducing Neighbourhood Heights, Fabrik Directors visited The Bank and South Central developments and met with senior members of Regal Property Group's leadership team. At the time of our assessment, the developer had an established completion history rather than a pattern of failed developments.

Specific due diligence was also undertaken on Neighbourhood Heights. The developer owned the freehold of the site, full planning permission had been granted, and Fabrik was provided with written correspondence from the developer's solicitors confirming that development funding had been procured for the scheme.

Unfortunately, the development subsequently encountered significant financial and construction challenges. Information later provided by the developer explained that further finance was required and existing investors ultimately withdrew from that funding process amid challenging economic conditions, rising construction costs and additional requirements associated with the Building Safety Act.

We acknowledge that the development has not been delivered within the timeframe originally anticipated. However, it is not accurate to suggest there was "no construction" or development activity. Works included demolition of the existing structure, site clearance and foundation works, together with further planning and design activity.

It is also important to distinguish Fabrik's role as an introducer from the contractual obligations of the independent developer. Fabrik undertakes due diligence, but no process can eliminate every future commercial, construction or funding risk associated with an off-plan development, nor does an introduction by Fabrik guarantee future performance.

These risks were explained during Fabrik's compliance process before you invested, including that property investment carries risk and returns cannot be guaranteed. You were advised to obtain independent professional advice and appointed your own independent solicitor, with time to review the contractual documentation and risks before deciding to proceed.

We therefore agree with your recommendation that investors should undertake independent legal and financial checks before entering into an off-plan property contract. This is why Fabrik recommends independent professional advice alongside its own due diligence.

We do not seek to minimise the seriousness of the current position. However, we do not believe the developer's subsequent difficulties mean that appropriate due diligence was not undertaken based on the information available at the time.

Finally, we do not believe it would be responsible to speculate that a purchaser has suffered a "total financial loss", or that recovery is guaranteed, while the ultimate position remains unresolved.

We remain available to support our clients with information and updates wherever we reasonably can.

Whilst we respect your opinion, we do feel it is important to provide some context. Fabrik acted as the introducing agent and was not the developer responsible for constructing or funding the project. Throughout your purchase, we remained heavily involved in supporting you, arranging numerous telephone calls and meetings, escalating your concerns directly with X1's senior management, requesting written construction updates, exploring alternative options, and working to negotiate a potential exit solution on your behalf.

Throughout the life of the project we consistently challenged X1 for construction updates and shared verified information with purchasers as soon as it became available. Like our clients, we relied upon information provided by the developer, its professional team and independent consultants, and we continued to press for clarity whenever delays occurred.

We also believe it is important to explain why Fabrik chose to represent X1 developments in the first place. Before agreeing to market the scheme, we undertook extensive due diligence. This included meeting with X1's directors and owner, visiting completed developments, reviewing their delivery history, and speaking with other respected businesses within the property industry that had successfully worked alongside X1 for many years. At the time your purchase was made, X1 had an established track record of delivering numerous residential developments comprising thousands of completed apartments, and there had been no previous indication that one of their schemes would ultimately enter administration. Based on the information available then, we believed we were introducing clients to a credible and experienced developer.

We also appreciate that, in your own subsequent updates to this review during 2024 and 2025, you acknowledged that communication had improved and thanked Dan and Dale for their persistence and ongoing support while we worked to find a solution. We are grateful for those comments because they reflect the commitment our team made throughout what became an extremely difficult situation.

We remain genuinely disappointed by the outcome for all purchasers. Although the administration of X1 Media City was entirely outside Fabrik's control, we have continued to support clients throughout this process and will do so wherever we are able. We sincerely wish you all the very best moving forward.
