I had a great experience staying with Evolve Property in Wigan for 10 days. The accommodation was clean, comfortable, and well-equipped with everything I needed during my stay. The location was convenient, and it made settling in much easier. Communication with the team was smooth and professional—they were always responsive and helpful whenever I had a question.

Overall, it was a hassle-free and pleasant stay, and I would definitely recommend Evolve Property to anyone looking for short-term accommodation in Wigan.

Awful experience staying with these guys.

I hate to leave bad reviews for as someone who also has short term rental properties but this was seriously below par.

The upside was during the stay they were quick to respond and the wifi was strong.

However they place was filthy upon arrival. Body fluid stains on the sofa, stain sheets, someones DNA, hair, piercings, crumbs everywhere. Cracked mirrors, distressed furniture, it was all very below par.

They said the cleaner would come at 12pm next day, I waited, they then never showed up.

I left behind a bag of high value vintage football shirts that I collect. They said the cleaner had found it and put the bag in the cupboard. Then cited it was a miscommunication and that hadn’t happened.

I requested money back as compensation through the airbnb app as suggested by support, they haven’t even acknowledged this with a message and just ignored this.

Overall, this felt totally amateur hour as a guest and as a owner I’d be furious with the lack of maintainence the apartment was in.

Josephine was really responsive and lovely. Accommodation was also clean!

We had a terrible experience with Evolve Stays and would not recommend them to anyone, especially families or elderly travellers.

We arrived at a property in Warrington in the evening and couldn’t get in due to a broken door. We contacted Evolve immediately. They told us a locksmith would arrive — but after hours of waiting, no one showed up. With six people, including elderly family members, stranded outside at night with no access to the house, this was incredibly distressing.

Evolve’s only response was to suggest we "try a local hotel", but they did not offer any practical help. Their suggestion wasn’t even available when we tried it. We had no choice but to book the only hotel we could find very late at night, which also meant all our groceries were wasted.

To make things worse, the next day a locksmith called us directly — without our consent for sharing contact details — and asked us to provide the lockbox code. This was completely inappropriate.

When we finally got into the property the next day, the condition was disappointing — the dishwasher was dirty and filled with old food, and no one from Evolve followed up until we chased them again.

We filed a formal complaint and Evolve only offered a partial reimbursement, which we find unreasonable given the circumstances. We accepted it just to end the back-and-forth. Their handling of the situation — lack of urgency, poor communication, and inadequate support — has left a lasting negative impression.

If you value reliability and proper guest care, I strongly recommend avoiding Evolve.

Stayed at an Evolve property in Otley, booked through Airbnb, wrote a one star totally honest review of a stay at a property with access issues, a leaking bathroom and hopeless communications. The company then contacted me on several occasions, finally offering to pay me to remove the one star review. I did not acknowledge or accept. What did they do, found a technicality in the review and persuaded Airbnb to remove the review. Appalling company to deal with.
