I have had a terrible experience with Collective Legal. There is no way of communicating with your own lawyer. Multiple emails go unanswered, there is no phone number for you to reach them, they don't turn up to agreed meetings. I went days calling every half hour and got no response. They are handling a very high volume of cases and do not give dedicated, personalised attention to your case. There are huge delays in routine paperwork and there is no attention to detail. My property sale and purchase now appear to be falling through as a result.

I would advise all those considering utilising this company to dig into the reviews - the huge volume of 5 star generic and effusive reviews which do not appear to have been written by actual clients, and then the second highest number of reviews are the one star reviews like mine which are full of specific details of facts which actually occurred.

I see that Collective Legal respond to the negative reviews regretting that they are unable to identify the case so sadly unable to help resolve whatever issues are being alleged. Given I've had no response to my multiple attempts to raise a complaint with the company directly, I will include my full name here (Flora Alexander) so that you can indeed identify the case and the two property transactions I am referring to - in case a public assessment of the failures of this company has more impact than my private efforts.

My complaint concerns repeated and documented failures within Collective Legal's control: prolonged non-communication; failure to return calls or answer material questions; lack of a reliable means of contacting the lawyers responsible for my files; missed scheduled meetings; inadequate progression of enquiries; inaccurate or incomplete work; lack of meaningful legal advice; and ineffective supervision and escalation despite the known urgency and financial consequences.

These failures have occurred across two interdependent transactions subject to increasingly critical deadlines. Both transactions are now at serious risk.

I had a great experience working with Theta Pod and Carlos and the team. They are very genuine, intelligent, smart highly appreciated their services. You should definitely try collective Legal

Not a great experience for those buying a property. Very slow even by UK standards, IT and app was constantly problematic and you couldn’t get a straight answer or answers were slow when you questioned a point.

This was my second property that I purchased and compared to the previous law, collective legal was really fast, responsive and very tech oriented. Carlos from theta pod was working on my case and he was intelligent, professional, and very friendly to work with. He always kept me updated, picked my calls. He explained the steps without using any jargons and I was overall very confident with my purchase of the property

The worst law firm I have ever dealt with. The whole chain was waiting 3 weeks for this solicitor firm to be ready for exchange. The communication was ridiculously bad. They agreed to a date for exchange, but were still asking questions at 5pm on the date of agreed exchange. Also the questions asked on the date of exchange they already had the documents sent to them as I was also CC'ed into the email where the information was.

Beyond a joke - Cheffins have now blacklisted them due to the inability to remain professional and complete the task in a timely manner.

AVOID. - If I could give this a 0* I would.

We had a really positive experience with the team at Collective Legal. Kiyoshi and Akila were brilliant, they kept us informed regularly and chased the other side without us even needing to ask, and the sale of our house went through in a quick and timely manner. Would definately recommend.

Absolutely shocking, 2 days I’ve spent on hold for ages to this company because Carlos does not want to answer the phone. Constantly putting the phone down or not answering at all.
Both the seller and buyer signed their documents 2 weeks ago yet still no completion date as requested. Trying to fob us off with a date as per the “buyers requests” yet we’ve spoken to the buyer and they want to move instantly.
Constantly fobbing us off and not answering calls or emails.

Great conveyancing service from collective legal

Carlos and the team at Collective Legal made the process of buying my property so stress free that it's encouraged me to continue adding property to my portfolio. Excellent experience!!!

Fast. Honest and made it a very easy sale. I would refer snigdha and Hussain. They were amazing.

Very poor sols. Just shows online don't act for their customer or others in the chain.
We were told 3 to 4 wks ago that the client was ready to exchange. There's has been 2 wks delay to securing the LISA and now we find out the week of exchange that they aren't ready and still have services to resolve.
Please stop using these firms who do not act proactively. They are cheap because they cut corner.

We are reluctant to have to post a negative review as we are still in the process of conveyancing with collective legal via their Tottenham team.

We are experiencing many of the same issues that other negative reviews here have posted, we are struggling to get any updates from them and we are no longer able to get through to them on the phone. They have ignored all emails and phone calls we have sent or made within the last two weeks. We have been requesting an update on the sale/purchase of our house, given that the last update we had was that we are likely to be completed by the first week of July at the latest... Then we're stonewalled for two weeks. During this time, we missed a core deadline that we made the aware of related to a school placement and are now in the tricky position where our daughter may not have a school placement in the area she lives. Collective legal were aware of this deadline and in their own words completely understood the importance of this deadline.

The last update we had on Thursday, was that we would have our contracts on Friday. Again, this did not happen and they did not communicate with us and have again reverted to complete silence.

The constant silence, missing key information sent to them and inability to meet their own deadlines has meant that we have lost all trust in the team to do the job that we have hired them for and are worried that the sale will fall through because of them. I'd strongly urge anyone to stay well clear of collective legal.

We instructed Collective Legal in April to handle our house purchase. The process didn't get off to the smoothest start as we experienced problems with the ID verification app. After repeatedly trying to get hold of Collective Legal to clarify the issues and resolve a login loop, we were eventually able to continue with the purchase. There was then a quiet period while our searches were being carried out, which we understood to be a normal part of the process.
Once the searches were complete, however, communication became the biggest issue.
Over the following weeks, my husband and I repeatedly experienced the same pattern: promised callbacks that never arrived, unanswered emails, telephone numbers that either didn't work or didn't reach the person handling our case, apologies, new contact numbers that still didn't resolve the communication issues, and changing explanations for why things hadn't happened.
When the purchase changed from my brother-in-law to my husband, we were assured they would Email us the forms that day, which didn't happen. Instead, the onboarding stalled. We eventually discovered through the Homey support team that a new case needed to be created from the start because we found ourselves relaying messages between Collective Legal and Homey (the software they use) instead troubleshooting with them directly.

We gave our own deadline for this to be resolved because we needed to keep our purchase moving. Collective Legal extended that deadline, then missed it as well. Unfortunately, this wasn't an isolated incident. Throughout the process we experienced repeated missed commitments and revised timescales that also weren't met.
After nearly three months, we still hadn't completed onboarding. We lost confidence and instructed another conveyancer. Within days, our new conveyancer had completed our onboarding, reviewed our searches and contract pack, and progressed our purchase much further than it had under Collective Legal.
The final straw came when we learned that communication problems appeared to extend beyond us, and that other parties involved in the chain had also struggled to get in touch with Collective Legal. At that point we no longer felt we could rely on them to progress our purchase.
After we decided to transfer our case, Collective Legal suddenly offered us completion within two weeks if we stayed as well as a direct phone number, which means there was in fact a direct line all along.
By that stage, the issue wasn't the promise itself. Months of missed callbacks, changing explanations and missed commitments had left us with no confidence that further promises would be kept.
Unfortunately, based on our experience, I can't recommend Collective Legal.

AVOID AVOID AVOID AT ALL COSTS

Your firm’s conduct throughout has been characterised by persistent delays, poor communication, and a clear lack of competence. What should have been a routine process has been unnecessarily prolonged due to repeated failures to act, to follow up matters, and to manage the transaction with any reasonable degree of professionalism.
During several calls with management who have taken on ownership to get our transaction progressed, they have all confirmed that our solicitor was left to his own devices and the incompetence was obvious to see, how has a solicitor been allowed to carry on performing duties when they do not possess the knowledge to do the job?
Furthermore, when we raised the issues directly with the solicitor as this was an extremely stressful time for us, my wife did raise her voice to get her points across was told to “chill out” and “take it easy”. This is appalling behaviour by your colleague and not the standard of communication we expected

Most notably, we have been forced to take on a substantial portion of the work ourselves. We have spent a significant number of hours liaising directly with Shropshire Council, Taylor Wimpey (the developer) and HML (the management company) , and other third parties in order to progress matters that should have been handled by your firm. This has included chasing responses, coordinating communication between parties, and resolving issues caused or left unaddressed by your team. The time and effort we have personally invested is entirely unacceptable and far beyond what any client should be expected to undertake.

It is evident that progress has frequently only been achieved as a direct result of our intervention. In effect, we have paid for a professional service that has not been delivered, while simultaneously undertaking the responsibilities ourselves.

The delays and failures on your part have caused unnecessary stress, disruption, and potential financial impact. This level of service represents a serious breach of the standards expected of a regulated legal provider.

I can’t recommend Snigdha and the Zeta team at Collective Legal highly enough. They helped get both my house sale and purchase over the line, and their professionalism and support throughout were outstanding.

The exchange of contracts was particularly stressful, but Snigdha was always there at the end of the phone when I needed reassurance or an update. Nothing was ever too much trouble, and she took the time to explain everything in plain English so I always understood what was happening. Responses were consistently prompt, which made a huge difference during such a stressful process.

Having been through the conveyancing process before, I can honestly say this is the best experience I’ve had. Snigdha and the whole Zeta team were organised, proactive, and genuinely cared about getting everything completed as smoothly as possible.

Unfortunately, the conveyancer acting for the bottom of the chain wasn’t on the ball and almost jeopardised both the sale and purchase. That really highlighted just how important it is to have an experienced, responsive team on your side. In my opinion, it’s exactly why Collective Legal, and especially the Zeta team, come so highly recommended.
