I have a property and am due to renew the contract with the tenant in June. The tenant has requested that they pay 12 months in advance as they are unable to provide work references in the UK. We also have a 12 month fixed term contract due for renewal in June. I asked if this was still possible, given the new renters legislation and was assured by the branch that it was. That was a month ago. Yesterday I pushed back and requested that they double check with their legal team and, of course it will not be legal to receive 12 months rent in advance from May 1st. If I hadn’t checked, it would have been June before I was made aware. This comes after the managing agent also instructed the tenant to open my mail when I suspected that something may have been missed by the mail forwarding service. She instructed the tenant to open my PERSONAL mail, rather than apologise to the tenants for any inconvenience and then forward it onto me as I had requested her to do. She then denied that she had done this, despite having copied me into the email chain where she did it and then offered no apology for breaking the law. All in all disgraceful, with a lax attitude to landlords and a rather fluid relationship with the law.

Whlist the property is in a lovely setting it requires a lot of work to bring it up to todays standards. It was also once part of a large country estate and there were various issues with regard to shared facilities and access rights. CJ halped guide us through the process and came up with proactive suggestions on addressing those sticking points. If their lead agent was away for any reason someone immediately stepped in and ensure progress was not interupted.

Incredibly frustrated with this company. They are discriminatory and homophobic. We found our perfect rental property and proceeded to view and submit our application. After days of chasing. Kam finally called me back. She said the asset manager rejected our application as he felt the property was too small for our family.
Now I’m not sure where this guy lives. But how on earth is a 4 double bedroom detached house with 4 extremely large reception rooms and 3 bathrooms be too small for a family of 4!!! Absolutely ridiculous! Been chasing for days via phone and email but no response!
Just now James Reynolds called me. He said it was a poor choice of wording that Kam used. He proceeded to explain. Apparently the Landlord feels we are not a ‘traditional’ family and in James’s word a man, woman and child! And that he thought we were likely to cause more wear and tear than a ‘traditional family’ he said the landlord had very specific ideas of the type of family he wanted in there and we weren’t traditional enough!
Absolutely and wholly discriminatory and homophobic! As we are a female gay couple with a son! Obviously we are not classed as a traditional family!!! Diabolical! And as for wear and tear! We are actually less likely to cause damage than a family with young children.
Update: James called again. This time he says he’s gone back to the landlord with a ‘whole’ picture of our family and they will take it under consideration for review!
3 days later. James calls. The landlord has reconsidered our application and has still declined us. No reason given this time.
Utterly disappointed and frustrated with this company. Would give 0 stars if I could. Their customer service and treatment of clients is diabolical! The only shining star in this whole debacle is Jess! Who’s been great and seems to be the only one who ever answers the phone.
We will absolutely be taking this further and seeking legal advice for being absolutely discriminatory and homophobic! You will be receiving my formal complaint!

As a buyer, I had a really positive experience working with Fred at Carter Jonas throughout the entire process and will not hesitate to go back to him/them should I sell in the future.
From the outset, it was clear that he took his responsibilities seriously, particularly in representing the seller’s interests during the offer stage and initial acceptance. He was diligent in ensuring all the necessary checks were completed, including proof of funds and identification, which gave me confidence in the professionalism of the process.
What stood out even more was his involvement after the offer was accepted. He became a key point of coordination between both parties, maintaining regular communication with the solicitors and ensuring progress was consistently being made. Whenever there were delays or next steps required, he was proactive in chasing and keeping things moving forward.
He was always available to answer questions, approachable, and highly professional, while still being personable and easy to deal with.
Overall, I would highly recommend his/their services to anyone looking for a reliable and committed estate agent.

At the completion stage, they were absolutely amazing. They went above and beyond to ensure everything ran smoothly, keeping all parties aligned and resolving last-minute issues quickly and efficiently. Their proactive approach and dedication at this crucial stage made a real difference and took a huge amount of stress off my shoulders.

Rental property managed by this company on behalf of Hs2 on moving out half my deposit kept for issues not really fair, they wanted £20 for grass seed! As the lawn had died just one petty example, trying to get repairs done is difficult, they send individuals round who haven’t a clue, bodge job fix with promises to come back then never do, then charges on the tenant for issues that wouldn’t have arisen had the repairs been completed fully. The excuse - it wasn’t reported. Well have they tried their website?? Jobs reported but not actioned for weeks, when the emails are finally read, it’s all about the money and not the customers (renters). Would strictly not rent a property managed by this company ever again. They are not there for the tenants but solely to make money and for their landlords. Rented all my life moved a few times and always got all my deposit back in full. Until now.

I've just had a terrible experience with a Surveyor from Carter Jonas. I asked for a survey for a building purchase. The surveyor said he would do a "Schedule of Condition" This came with no explanation that this was different to a building survey ( I am a layman and not a buildings expert!). When I questioned that the report didn't look like a building survey he accepted that this instruction had come from an internal email and not me. He then returned to do the actual survey and said "it will cost a bit more" and then charged me in full for both! When I questioned it, he then informed me that it was my fault because I wasn't there when he did the initial inspection. No acceptance that he or Carter Jonas was in the wrong despite acknowledging that the error had come from an internal email. I'm now out of pocket to the tune of £1500. Terrible service.
31/03/26 Edit: Carter Jonas have replied to this review asking for feedback. I have sent an email to the address given with a screenshot of the email saying that it was an internal error. The email has bounced back! So much for caring about feedback. What an absolute joke! AVOID this company!!!

Working with Carter Jonas on the sale of our home was a genuinely positive experience. Ed was exceptional from start to finish — always available to take a call, answer questions, and provide reassurance whenever needed.
Selling a home can be stressful, and I was naturally a little anxious at times, but Ed’s calm, patient and supportive approach made all the difference. He kept us well informed throughout and was consistently professional and proactive.
What really stood out was the support he offered not only with our sale, but also with our onward purchase (through another agent). That extra level of care did not go unnoticed.
We’re incredibly grateful for everything he did and wouldn’t hesitate to recommend Carter Jonas to others. In fact, I was genuinely sad to say goodbye at the end of the process — which probably says it all.
