Not sure what is going on…

I had previously had a report done by BTB in May and was very impressed with the quick turnaround and in-depth report.

I recently booked a survey for nigh £500. It was due back on the 2nd of July. I have received nothing. Chased them and eventually received an email back saying the person who was writing the report was sick. I was gracious about this and understand that people get ill… forward to today, I tried emailing Marisa and the company’s email and received a default email from google saying their addresses no longer exist. I’ve tried calling both numbers and texting - I’ve received nothing. I am very concerned this is fraudulent, especially after reading one review that said they are not even RICS registered, and have asked my bank to investigate

Update : 21st of July, I have still received nothing since payment and no offer of any discount or refund due to delay. I have asked my bank to refund the money.

Still awaiting my survey report which is over a week later than the maximum given timeframe of 7 working days post survey. Having to chase every day simply for an update with little to no response each time. Chose this company due to their agreement to act quickly. Starting to loose hope that I'll ever receive the written report now, and its now holding up my transaction. I'd avoid using and seek a more professional outfit

Fab & highly trust worthy service as usual. Highly reliable. We've used this service a few times now attempting to find a new home in the last couple of years. level 3 service is a must for us. They’ve given us a portal where we can track the status of the service. And they always tell us to allow 14 working days after inspection before the report will be completed (obviously making allowances for any bank holidays too). We have also had a quick follow up email to query a couple of things on each report. But we allow a week or so for a reply.
At this level we have also been able to obtain a rough estimate of the cost for repairs-essential works & this has been really valuable. So many homes go onto the market at top value and then there are some serious or costly essential repair works needed. It’s good to be informed about what the immediate costs may be. Furthermore the survey report is valuable when advising on separate inspections/reports needed. For example, electrical, roofer, drains, asbestos, bamboo, & trees being too near property house wall causing potential issues. There are so many things you may not see on a house viewing or of you do, then not realise a repair can be costly.
I’d advise homebuyers request a level 2 or 3 survey and we can highly recommend this company. We started out house buying with no survey (mortgage company survey only) and then level 1 but over the years we’ve come to realise a good survey enables good decision making. Then you can decide what you can financially absorb.

Kept informed hiccup cause the surveyors car broke down, the survey was carried out with a full list of problems quite informative helped us make a informed decision saved us loads of money in remedials if we decident to carry on

We had absolutely appalling service from this company, I would not recommend using them.

There website says it takes 5-9 day to send the report, which is a lot longer than most that offer 3-4. But they did not deliver even on that.

Our survey was done on the 3 June. We were told we would have the report by Fri 12th. We didn't receive it by then.

We called the mobile number on an email sent from them (with no name attached) on Mon 15th. Left a message on a generic 'Vodafone voicemail'. The message was not returned.
We tried twice on the same mobile on Tuesday 16th - again no response.
On Wednesday 17th, I tried the number advertised on their website and it wouldn't even connect. So I took the generic contact email off their website and sent a long letter of complaint outlined below:
I am writing to raise a formal complaint regarding the Level 2 survey we commissioned from BTB Surveyors for a property we are currently purchasing.

The survey inspection was carried out on 3 June, and we were advised that we would receive the completed report by 12 June. Unfortunately, that deadline has now passed and we have received neither the report nor any communication explaining the delay.

Since then, we have made several attempts to contact your company. We have called the mobile number provided and left three separate voicemail messages, none of which have been returned. We have also found that the telephone number listed on your website is not working and have submitted a message via the customer dashboard, which has likewise gone unanswered.

The lack of communication is extremely disappointing, particularly given the time-sensitive nature of a property purchase. We commissioned and paid for this service in good faith and expected both the report and a reasonable standard of customer service.

I would appreciate it if a member of your team could contact me as a matter of urgency to:

1. Confirm the status of our survey report.

2. Provide a clear timescale for when the report will be issued.

3. Explain why our repeated attempts to contact your company have not received a response.

If we do not receive a satisfactory response promptly, we will have no option but to escalate this complaint through any relevant professional or regulatory bodies.

This really is very appalling service.

We would appreciate a prompt response.

I got an automated response to this to say the email could not be delivered. At which point, I contacted my credit card company to alert them of suspected fraud.

Lo and behold, after this BTB surveyors got back to us and did eventually send the report.
There was no apology, no explanation for why the survey was late and why our enquiries were not returned.

The survey was thorough once received, that's the only positive thing to say. My experience with this company was really distressing in what is already a stressful period, when trying to buy a house.

Would not recommend if you'd want a communicative and responsive service.

I am astounded that seemingly all the reviews are 5 star after the appalling treatment I received from BTB surveyors. I have just had to pay in excess of £10.000 to have cladding replaced on the property they surveyed for me prior to purchase. After contacting BTB having purchased the property and discovering the issue, they sent the surveyor back, only for him to tell me the warped, split cladding had all occurred in the few months since his initial survey. The best they offered me was a carpenter to come and patch it up. After contacting the RICS for help, which BTB claimed to be a member of, I was told they couldn't assist because BTB were not registered with them!.
Had I been aware of this significant fault with the property I would certainly have been in a position to negotiate with the vendors. My experience of this company was totally unprofessional, arrogant and dismissive.

I am impressed with the efficiency of my survey. They were prompt and booked it quickly with the estate agent and the report was very detailed, with photos to show evidence of issues. This was really helpful when I took it to the estate agents to sort out the issues before proceeding with the sale. I would highly recommend this company. Excellent service!

This being the first time buying a home and dealing with the survey and Solicitors BTB was recommended to me via a good friend and BTB were very quick and thorough we had originally asked for a level 3 but on inspection BTB recommended only a level 2 saving myself some money in the process.

Very good . Marisa was specially helping to answer all queries in good Span of time.

I booked a Level 3 survey with BTB Surveyors and I’m extremely glad I chose them. From the outset, Marisa in the office was helpful, responsive, and highly efficient, making the whole process smooth and stress-free.
